Key features: Two good sized bedrooms with fitted cupboards - one twin and one double. Lovely living room (lounge/diner) with feature ceiling to 15 foot for airiness. Two bathrooms (one with shower, one with bath both with toilet and handbasin.

Large balcony with sea view to take sun-lounger and table + 4 chairs. Second small balcony with inland views. Large swimming pool and paddling pool in the complex. Suitable for wheelchair access (has been used before). TV, cinema stereo and DVD/CD player. Lounge has good quality settee and armchairs. Dining room table seats six.

About Richard Wilson

I bought this flat to retire to Cyprus and the location reflects my desire for a simple beach-combing lifestyle with everything I need within walking distance or a reasonable bus ride away. Unfortunately an addiction to work and a growing number of grandchildren took me back to a life in the UK with occasional forays to the flat and my friends in Paphos.

I hope you like my flat - most people find it meets their needs to have a break and come away happy.

Why Richard Wilson chose Paphos

I bought the property as a retirement home - my original short list was Algarve, Lake Balaton and Paphos.

I have associations with all these areas and they are all good for year-round living and have an influx of tourists to help infrastructure quality.

Paphos won because of the long history of the island - Phoenician, early Christian, Richard Coeur de Lion, Venetians etc. It is full of history and warmth.

What makes this apartment unique

The property is in one of the best located complexes in Paphos and Kings Palace has a name for quality. The location is in my view unsurpassed to see and do all that Paphos has to offer whilst not being in an over developed part of town.

The property also does not suffer from the noise of the pool area and the sunsets are splendid. The high ceiling in the lounge and the balconies give a very open feeling.

Coast/Beach - The nearest sandy beach is less than 5 minutes walk from the flat to the sand. This is a medium-sized cove. There are further beaches which can be reached by walking and others that are a 5-10 minute distance by bus or car.

Cycling - The nearest purpose-built cycle path is just across the road. This gives is a lovely 5 km safe route - partly along the sea shore - to the harbour and promenade. Lovely for anyone moderately active - stop at a beach for a swim on the way and eat at the harbour.

Travel - The nearest airport is Paphos. There is an economic bus service from the airport to Paphos harbour (20 minutes) and a bus (5 minutes) from there to the flat. Taxi to the flat from the airport can be arranged and takes 15 minutes). Car hire is not essential since there is a regular and direct bus (10 minute intervals) from outside the complex to both Paphos harbour and beaches and to the Coral Bay beach areas. There is a large Lidl supermarket 2 minutes from the flat.


Tombs of the Kings is 10 minutes walk down the road

The NEW Kings Avenue shopping Mall is 20 minute walk or 5 minute drive

Old Paphos (on the hill) - fruit market, souk - 10 minute drive, two busses or 30 minutes uphill.

Paphos main Roman ruins are 5 minute bus ride

Paphos harbour is walkable along the coast (40 minutes) or a 5 minute bus ride

Coral Bay is a 10 minute bus ride

Latchi harbour (north coast) is an hour drive by car

Limassol shopping, promenade etc is an hour drive by car

Further Details:

Supermarkets - new Lidl supermarket is just next door to the complex and will meet most shopping needs, Carrefor (French Tesco) at the Mall and AlphaMega (which stocks many Tesco products) is about 25 minutes away by car.

Visit "Tea for Two" and other bars and restaurants on Tomb of the Kings Road or in the harbour area - you need go no further but there are books in the flat to guide you.

Bus costs €1.50 for one journey but a day ticket can be got from the driver. Monthly bus ticket from the bus station near the harbour gives a big saving - these busses and can be used to get to local villages and also the airport.

There are plenty of watersports facilities local to Paphos.

For more land adventure, takes a beach buggy safari to the Acamas wilderness.

Paphos harbour caters for sea trips - pirate ship, glass-bottomed boats etc. as well as sea fishing trips.

Paphos itself is a World Heritage site with both the Tombs of the Kings and the Archeological Area near the harbour well worth a visit.

There is a Zoo and a two WaterPark facilities.

Coral Bay is another beach and resort area a short distance up the coast well worth visiting.

Notes on accommodation: The flat itself is rented as a non-smoking flat but there is a large balcony where smoking is permitted. We would encourage any smokers to take care with their cigarettes, cigars etc. since in the summer in particular there is a significant fire risk from embers. Outside: The complex has its own gardens. The shared swimming poll is about 15 meters from end to end (it is kidney-shaped) with steps at one end and is about 3 meters deep at the deep-end. The separate children's pool is about 4 meters in diameter. Both pools are unheated. The sunbathing area round the pools has some communal sun-loungers. Cleaning / Towels / Linen / Maid service: Towels and bed-linen are included. The property is cleaned just before a booking and towels/bed-linen are changed weekly. A local contact is provided for any issues - this is not a 24 hour service except in real emergency.

Everything you need

With plenty of kitchen appliances and utensils, a television and stereos, fast internet, and a washing machine this apartment had everything you need for an extended stay. The balcony allows you to enjoy the beautiful Cyprus weather and there is parking available. A grocery store is just a few steps away for buying whatever you need for meals.

Fantastic apartment.......

Just returned from our 3 week stay at this great apartment , perfect location with unobstructed views of the sea and beautiful sunsets , the apartment is extremely spacious and very comfortable with all the faciities you could wish for.

Just a two minute stroll to the closest beach and a lovely walk along the coastline to the harbour.

Within easy walking distance to plenty of bars and restaurants and also up to the old town which should be lovely when it's finished !!!

We definitely plan to return in the near future. Thank you Richard for all

your help.

This is our favorite place next to our home.

The 2 bed apartment belonging to Richard is first class, it has pretty much everything you need for you holiday you could stay in every night & cook your food plenty of plates cups no need to wash up every time you eat. Lidl is only 30 seconds away. The bus stop is not much further it will take you up or down the coast & very cheap.

We have stayed in this apartment for the past 4 years 1 month in May/June & 2 Weeks in September. Cant wait until May 17 Thankyou Richard Regards Steve & Mary Brooks Cwmbran South Wales

Superb holiday

We stayed in this fantastic two bedrom Flat in Kings Palace complex for 9 nights. We enjoyed the morning breakfasts on the terrace with sea view every morning. Flat is furnished with comfortable sofas and beds, wardrobes in bedrooms with lots of space, fully fitted kitchen, got two batrooms (one with bath and the other with shower). For those who cant stay away from facebook or instagram there is very good wi-fi internet :) Air-conditioning is in every room operated by remote controls. Big plus to this is the swimming pool which is private for residents of the complex.

Lidl grocery shop is also just 2 minutes walk from the aparment where we bought fresh pastries and all the food we needed. Also close to the complex (5minute walk) are few restaurants with great service and delicious selection of food and wine, and public transport (airconditioned bus) that will take you everywhere you want to got, for example the port (we walked there the first day by the sea, beatiful) or close-by sandy beach (15min). We felt like home, only on great holiday.

Overall, everything was fantastic and exceeded our expectations. We definitely want to return and 110% recommend this apartment holiday.

This was so much fun :-)

The apartment was great for us three working girls. The sun and sea were just what we needed and there are lots of bars, restaurants and clubs nearby. Having two bathrooms was a definite plus. The big balcony was great - we had a long enjoyable breakfast there every day looking out to the blue, blue sea. Paphos is really great and the local buses, which stop just outside, are regular, cheap and have air-conditioning. You must go to Coral Bay for swimming and Potima Bay for the fish. Fabulous !!!
