Atmospheric and beautiful: Toad Hall lies in the countryside near Swilland village in Suffolk Coastal District. You can book this property direct with the owner by clicking the 'enquire now' button to communicate with the owner. Payment is by bank transfer. Please enquire if you want other than a Friday to Friday or Friday to Monday stay. This is a truly rural area with lots of farming and little traffic on narrow lanes. The nearby ancient town of Woodbridge on the River Deben has super antique and book shops as well as swimming pool and bowling alley and the river Deben for boating or walking beside. (Weeks mostly Friday to Friday or weekends Friday to Monday in term time or enquire for other periods and possible late booking/under-occupancy reduction. Our cancellation policy does include refunds in certain circumstances - Please see our full Glencarron & Toad hall Ts and Cs). The area is full of villages with good pubs, sites of interest (we particularly enjoyed Sutton Hoo and the Mechanical Music Museum) and riding, golf, fishing etc and the nearest beaches at Aldeburgh and Hollesley are just 30 minutes drive, with others all along the coast from Frinton to Walberswick and Southwold. In 2 acres of gardens, this very spacious Grade II listed C16 timber framed house, complete with inglenook fireplace, accommodates 11 comfortably in 6 bedrooms for weeks or short breaks. The house is well-equipped with all modern conveniences among a wealth of exposed timbers. There is an extra original back staircase which is quaint. An excellent good food pub with outside seating is within 15 minutes walking distance. A very good riding stable is just along the lane. Children and well-behaved dog (on ground floor only please) welcome! The house is centrally heated and also has a log burning stove in one of the sitting rooms. You should be warned that it is an old house and the staircases, whilst delightful for most, are possibly steeper than you may be used to and may not be suitable for someone with a disability. However, one of the double bedrooms is on the ground floor opposite the shower room (with WC) across the large sitting hallway.

Toad Hall is privately owned. We used to go a lot with out young children and still do with our grown up children so we know what a wonderful house it is to get away to.

Outside: There are 2 acres of lovely gardens with a patio and large dining table in the 'secret' side garden and the summer house has the garden furniture. Utility Room: Large fridge, washing machine and tumble dryer plus outdoor play equipment. Cleaning / Towels / Linen / Maid service: Bed linen is included but we do not usually supply towels unless you are coming from abroad and then we make a small laundry charge. The house is cleaned weekly but we can arrange extra help if you want it. Other: The games room is very large and has a table tennis table and lots of games and other equipment.

The station at Ipswich is about a 20 minute taxi ride. Westerfield and Woodbridge are nearer railway stations on the branch line. You can fly to any London airport but Stansted, Luton and Southend are the nearest. Toad Hall is about 2 hours North East of London by car.

Distances:

The Village of Swilland is a 20 minutes walk - less across footpaths through the fields. Grundisburgh village is under 10 minutes car ride and Woodbridge 15 minutes by car.

Your booking will be accepted only on condition that you agree to the full ‘Glencarron Toad Hall’ terms and conditions, which are available on our own website and are uploaded on the OD site.

Bookings Friday to Friday and for weekends, Friday to Monday, in school term time may be accepted online. If you want another changeover day or longer period enquire with the owner first.

The number of persons occupying the property, day or night, must not exceed that number agreed in advance with the owner. The property is not let for functions.

To this self-catering property you must bring all food and other consumables excluding fuel. You must also bring cot duvet and cot linen. Towels, bedding, bed linen and wifi are included in the rental price at all properties, except towels are not provided at Toad Hall and there is no wifi at Glenuaig Lodge. At Glencarron Lodge only, electricity is metered and charged at cost price. This may be between £50 and £450 depending on the weather, number occupying Glencarron Lodge and how you like to use it. It is low in summer.

We clean and maintain the properties carefully. If you find any problems or the property is not as described, you must please inform the housekeeper as soon as this is apparent.

Toad Hall is a C16 house so it has some potential hazards. Eg the staircases are steep and may not suit the elderly but there is a ground floor bedroom & facilities. The pond is fun but you should not leave kids near it unattended.

Cancellation Policy: If the property is re-let on the same terms, all rental monies will be refunded less a £100 admin. fee. Otherwise, the 25% booking deposit is non-refundable and the balance, which must be paid by 8 weeks before your stay to secure the property, is not refundable within that 8 weeks. OD Service fees not refundable. You should take out your own cancellation insurance.

Circumstances beyond owner’s control – See Full Glencarron and Toad Hall Ts & Cs, particularly for Glenuaig Lodge.

We require a 25% booking payment with the balance and the security deposit 8 weeks before your stay. Payment must be made by bank transfer to account details sent when your online booking is accepted. You must pay all foreign exchange & bank costs.
The security deposit will be returned normally a few days after your stay providing no damage is done on you send a damage report & bank details.
