Puffin & Avocet - 1 bedroom sleeps 2; Seagull - 2 bedrooms sleeps 2/3

Puffin and Avocet Cottages are small, one double bedroomed, well-equipped 4* bungalow, in a row of 4, set within shared enclosed mature gardens. Seagull Cottage has a double and a single bedroom and therefore the all rooms are smaller. The cottages have open-plan living area overlooking their own private patio. The bedroom has an oak-framed double bed, wardrobe, chest of drawers and chair. The kitchen area is fully-fitted with electric oven/ceramic hob, extractor hood, microwave oven, toaster, fridge/freezer compartment and breakfast bar with 2 high stools. The lounge area has a 2-seater settee, 1 armchair with footstool, flat-screen TV with DVD player, radio/CD player and dining table and chair. An iron/ironing board and hairdryer are provided. The shower room is tiled with walk in shower cubicle with seat, underfloor heating, heated towel rail, washbasin and WC. The cottages are fully carpeted and double-glazed with thermostatically-controlled electric panel heaters. Dogs allowed.

We have two family-size 2-bedroom cottages (Swallow and Dove) and three smaller cottages (Seagull, Puffin, and Avocet), ideal for couples. No stairs. Parking is close to cottage. Free Wi-Fi. Children and dogs very welcome. Safe and secure quiet site located in a small rural hamlet close to the famous Donkey Sanctuary. It is a 10 minute drive to the Regency town of Sidmouth. Great spot for walking the South West coast path and walking in general and cycling or exploring the unspoilt Jurassic coastline. Weston is close to Branscombe and Beer, and within easy reach of safe sandy beaches at Lyme Regis and Exmouth.

About David Hedges

My name is David Hedges and my yellow Labrador is called Mollie. I have been resident on site for the last 20 years. Initially as Warden and then 3 years ago also as Manager for the then owners of the site. In January 2017 I purchased my property and land on site and also the Leigh Cottages name and Website. This business provides the bookings and servicing for the now new five individual owners of the cottages who have purchased their cottages in 2017. I have lived in the Sidmouth area for the last 30 years. I found this fantastic area whilst spending four days travelling the West Country with an old school friend who wanted to buy a business and move his family to Devon. We approached the Sid valley from Honiton. As we suddenly had a view down the valley – stunned! There was a shaft of light on Sidbury church, the sea was a mirror and the green trees lined the valley – Shangri – La! - The hidden valley! Within 12 months I was here! Say no more!

Why David Hedges chose Sidmouth

This part of East Devon is truly special - it's on the Jurassic coastline and surrounded by National Trust land. Leigh Cottages are in a quiet little backwater, always peaceful even in mid- summer. You can hear the donkeys sometimes as the site is very close to the Donkey Sanctuary, and often you will see and hear the buzzards circling high above. We feed the birds too, so you can see many songbirds, woodpeckers and squirrels. We have wild rabbits living on site. At night the skies are really dark allowing great views of the stars. The cottages are really well located for touring the area, you won't run out of places to go in a week. Most places can be reached within half an hour's drive. It's also a very safe area, and great for children and dogs! There are lots of places to go out and eat and most pubs are dog friendly.

What makes this cottage unique

The cottages are located on a single level site, surrounded by well-kept gardens with tidy lawns and mature trees and shrubs. Leigh Cottages is a safe and secure site, very private, with only one entrance/exit so it's great for small children, dogs or guests who just want to relax. We often have extended family get-together's here as we can sleep up to 25. Over 60% of our guests return year after year. We take great care to ensure all our guests, families, friends and dogs, have a very warm welcome (including a courtesy tray with fresh milk) whatever time of year they come to stay!

Check availability from website, or phone us directly on 01395 516065; short breaks 2 to 5 nights available from £185 - £275 out of main season. Bookings made at short notice must be paid in full at time of confirmation of reservation according to our payment terms.

Changeover Day:
Weekly bookings Saturday to Saturday May to end of September;arrive after 3.30pm, depart by 10am. Short breaks 2-5 nights out of main season -arrival/departure times flexible. Will always try to accommodate other times when possible.

Notes on prices:
Returning Guests 5% discount on any 7-night stay or 25% last minute (two weeks of arrival).

The following (subject to availability) must be reserved at time of booking:
Extra beds are charged at £30 per stay,
Cot (own linen) £10
Highchair £5

Dogs (maximum 2 per cottage) are £25 per week each and £20 each per short break.

Notes on accommodation: Our holiday cottages are all 4* graded and we take great care in providing a friendly and welcoming stay for all our guests. We have many couples and families (and pets) who return year after year so we like to pride ourselves that we are giving our guests the standard of accommodation and facilities they expect. There is a separate information and laundry room. We have a well-stocked information area with lots of local brochures and maps. Also books and magazines, puzzles and soft ball games for outdoor activities. The laundry area has 2 washing machines and a tumble dryer, tablets and softener and operated on an 'honesty box' basis. There is also a chest freezer for guests' use. Outside: All cottages have individual private patios with table and chairs, trellis screens and mature shrubs, overlooking large shared lawn areas. Sun parasols and a gas BBQ are available for guests' use. Our 4 smaller bungalows share a separate enclosed garden. There is also a fenced grass paddock for recreation/outdoor games (dogs not allowed). Large level donkey paddocks are adjacent to our site belonging to the Donkey Sanctuary. The Walkways are ideal for dog walking, or for children to just letting off steam.

20 mins walk to Weston Beach - down steep combe to pebble beach; worth the walk if you're fit! Accessed from the Donkey Sanctuary or Weston Combe.

Alternatively you can do a circular walk via the cliff top South West Coast path without too much climb. The distance is 2.25 miles.

5 mins drive to Sidmouth beaches (sand/pebbles).

10 mins drive to Branscombe or Beer beaches (pebbles)

25 mins drive to Lyme Regis (sand and fossils on beach) or Exmouth (huge sandy beach)

899 bus service about a 5 minute walk away. Not frequent but allows one way walking alone the coast, especially to the east.

Norman Lockyer Observatory at Salcombe Hill (5 mins' drive)

Branscombe Beach - parking/cafe (4 miles)

Beer -traditional fishing village, beach (5 miles)

Exmouth -long sandy beach, marina,seaside town (10 miles)

Lyme Regis - Regency town, beach, fossils, traditional pubs (10 miles)

5 mins' drive to Sidford - Blue Ball Inn, well-stocked Spar supermarket/post office, excellent Fish/Chip takeaway (Bloaters), Waitrose, Garden Centre.

7 min's drive into Sidmouth - excellent range of independent shops, cafes, banks, pubs and seafront promenade. The nearest petrol/garage is at Woolbrook, next to Lidls.

10 min's drive to Branscombe - traditional pubs at the Fountain Head and Masons Arms, both serve excellent food and are dog/child friendly.

Honiton - old coaching town, lots of antique shops, weekly market, large Tesco, Lidls (15 mins' drive)

Generally the area is very dog friendly.
