This stunning ancient farmhouse stands alone surrounded by beautiful countryside and without another house in sight, yet just a few minutes from 'civilisation.' It has a large, securely fenced garden with shady terraces and a huge private pool. Inside, the very spacious and airy house features enormous rooms with clean white walls and light modern furnishings contrasting with beamed ceilings and hand made 'cotto' floors. Its thick stones walls keep things cool in summer. There is plenty of space for a group of up to ten to have a great time without feeling on top of each other. Ideal for families or friends.

About Jane Lawrence

Jane & Peter both run their own businesses in England - Jane a PR consultancy in London and Peter is a garden/landscape designer and tree consultant. We live in Sussex in a house with stunning views across fields and woodland to the South Downs. After searching in Tuscany and Umbria for several years for a house to buy, this is partly why we fell in love with the ruin that was Laguscello in 2006. The lovely old farmhouse which still had stalls for animals on the ground floor stands alone in breathtakingly beautiful countryside - with vast starry skies!

Why Jane Lawrence chose Orvieto area

We love the area because it is close to all the Tuscan hotspots, to Rome and Florence which you can easily reach on a day trip and to lovely Lake Bolsena, which is like an inland sea - sunsets are fantastic. Laguscello simply took our breath away when we first saw it. It is a huge stone farmhouse hidden from the world along a secluded track, which passes through a wood and then opens out onto stunning open countryside. Laguscello stands proudly amid the fields with uninterrupted views to the west, east and south. It is completely tranquil except for occasional farm workers or walkers, yet is only a five minute drive to restaurants, bars and the nearest town. It stands on the old pilgrim's way to Rome and the best of both worlds - complete peace and privacy without isolation.

What makes this farmhouse unique

As well as its stunning views and privacy, Laguscello is also a really impressive and spacious house. It combines the best of old and new and has been carefully restored to keep its original features and features soaring wooden beamed ceilings and handmade terracotta floors. But the decoration is light, bright and modern throughout. Outside, the private garden is lovely and is centred on a huge private pool.

Notes:
Notes on accommodation: Carefully restored in 2009, Laguscello's beautiful original features have been retained, but mixed with clean, and bright modern furniture/furnishings with a sprinkling of antiques. Everywhere is BIG and there is plenty of seating, large beds and places to escape to. Each bedroom has plenty of wardrobe space and drawers. Each has a hairdryer, free standing fan and a table and chairs. All windows have flyscreens. Large double doors open directly onto the garden front and back. Books and DVDs are provided plus an information book with lots of suggestions for sightseeing locally and further afield and places to eat. A welcome pack is supplied. Attached to the farmhouse is a pretty self-contained two bedroom cottage dating from 1924 - it can be rented to provide extra accommodation by those renting the farmhouse. It is also available to rent in winter - prices given from 24 Oct to 21 May 2016 are for the Little House only and include logs for the wood burner. Outside: On arrival, double gates lead to a large gravel area which can accommodate several cars. The garden has a large lawned area, flower beds, mature trees and two terraces under shady pergolas. One next to the original pizza oven (which guests can use for pizzas - or delicious roast meat) has a huge locally handmade dining table. There is a barbeque and herb garden here for guests to use. The second terrace has a hammock and seating for after-lunch snoozing! The 12m x 8m pool is surrounded by cotto paving and has 14 loungers and 4 recliners. There are fruit trees (including delicious figs to try) as well as swathes of lavendar, wild grass areas and a small (but growing!) copse to attract wildlife. There is a resident owl who is often seen at close quarters as it perches on the trees, bats, swallows which dip in the pool, skylarks sing high above and in late summer, colourful bee-eaters visit for a few weeks to catch grasshoppers in the fields to sustain their journey to Africa Utility Room: Large fridge/freezer, washing machine, tumble dryer, second sink, microwave, coffee maker, coffee grinder, pasta maker, food mixer, larder, iron and ironing board. High chair. Cleaning / Towels / Linen / Maid service: Bathroom towels and bed linen are included and changed once a week (on Saturdays) when the property is cleaned. Pool towels are also available, but we ask guests to wash these themselves. Other: A games room has table tennis, table football, a games box with board games for all ages and a selection of toys. Beyond the utility room, a 'Boot Room' has outdoor games, pool inflatables and pump. It leads to the downstairs bathroom and to the garden.

Coast/Beach:

There are beaches on Lake Bolsena a 10 minute drive from Laguscello - or an hour's walk through lovely countryside. So large, Lake Bolsena is like a huge seaside bay and has stunning sunsets. Bikes can be hired at Bolsena. The west coast of Tuscany is around a 90 minute drive.

Travel:

Rome (Fiumicino and Ciampino) airports are approx one hour 30 minute's drive. Pisa airport is just over two hours. Perugia airport is 45 minutes. Car hire is essential.

Distances:

Castel Giorgio is 4 miles and has shops, bars, restaurants, cash machine, garage and post office. There are a choice of other restaurants even closer. Bagnoregio with its amazing eroding medieval city, reached only by a footbridge, is 10 minutes. Lake Bolsena and medieval Bolsena town with restaurants, bars and an outdoor disco for teenagers at weekends in summer is 10 minutes. Orvieto with its famous cathedral is 15 minutes and there are direct trains to Rome and Florence from here.

Further Details:

Laguscello is really well placed for sightseeing - for those who can tear themselves away! It is a 15 minute drive to the A1 motorway and so is easy for day trips to all the Tuscan 'hotspots' like Perugia, Assisi, Sansepulcro, Todi, Montepulciano, Spoleto etc. Guests often go by train for a day out in Rome or Florence and famous gardens are close by - Villa Lante is 30 minutes. The west coast is a 90-minute drive and the thermal waters of Saturnia, around 40 minutes. But for a week or two's stay, there is more than enough to see locally for those who prefer to chill!

Payments are only accepted in sterling, with non UK-based clients absorbing any bank transfer charges or exchange rate anomalies.

Changeover Day:
Bookings run from 4pm to 10am on Saturdays.

Notes on prices:
Prices are for one week's rental and include once-weekly cleaning, bed linen, towels, electricity and gas, based on occupancy of 8 people staying in the Farmhouse. An additional charge of £75 pppw is made for up to 2 extra fold-up beds, perfect for children/teenagers sharing. The self-contained Little House can also be rented exclusively by those already renting the main farmhouse from 28 April - 22 September 2018 to accommodate larger parties - it has a further two bedrooms, sleeping 4 more people, a shared bathroom, kitchen, lounge and large private terraces - please ask for details. Prices include use of the pool from 26 May -22 Sept 2018. Winter rates from 22 Sept 2018 - 29 April 2019 are for the Little House only, sleeping 4, and include electricity, but not gas, which is charged for additionally at 1.25 Euros per litre. There is a wood burning stove which also heats the radiators.
