The Saddlery is a self-catering apartment in a quiet rural position on our working farm in the lovely village of Willoughby, near Rugby. Close to major road networks on the Warwickshire / Northamponshire borders. We are within easy reach of Stratford-upon-Avon, Warwick, Leamington Spa, The Cotswolds, Althorpe and Silverstone, making The Saddlery an ideal central base within the Heart of England for business or pleasure for your self-catering (holiday let) holiday.

The Saddlery has been converted to offer a superior level of holiday accommodation, with the retention of many original features, such as wooden beams and fireplaces. It is furnished to a high standard with great attention being paid to detail and colour co-ordination. Original saddles, tack and horse equipment compliment the style.

The property is at ground level and offers:

Large beamed luxury fitted kitchen/diner, complete with washer/dryer, dishwasher, microwave, fridge/freezer, full-size electric cooker and hob, farmhouse table and chairs.

Spacious beamed lounge, with inglenook fireplace and wood burner, TV, video and Hi-fi; patio doors to courtyard. Broadband internet access is now available.

The whole property is complemented by a pleasant courtyard/garden, with hay mangers and original troughs.

Patio furniture and barbecue equipment are provided.

....The Story of Manor Farm

For centuries the village of Willoughby was owned by Magdelan College, Oxford, which included Manor Farm. In 1933 the Heckford family became tenants and subsequently purchased the farm in 1953, when the college sold all its property and land within the village.

The Farm House, which is Georgian in style, was built in stages over a period of 50 years during the late 18th century. The farm buildings were built in various stages over the same period.

The Saddlery was originally used as the ‘tack rooms’ for all the working horses on the farm.

The farm land extends to 320 acres. Originally it was all pasture land for the grazing of sheep and cattle. Since the mid-1980s some of the land has been cultivated, growing wheat, oil seed rape and oats. The main enterprises now are still cattle and sheep, running 150 beef cattle and lambing 600 ewes.

As the years passed the farm buildings became unsuitable for modern farming practices and new purpose-built buildings were constructed on a greenfield site. Between 1997-1999 the original buildings were converted into 8 dwellings, including The Saddlery.

The others are all privately owned. The Saddlery accommodation was completed in April 2001.

Activity and Interests

Special interest holidays:

Willoughby is close to Rugby, Warwickshire and also close to the Northampton Border. It is the Heart of England and have within a short distance a wide range of activities, from delightful countryside to the major cities of Coventry, Birmingham, Leamington Spa.

We also have access to the major road networks. The M45, M1, M42 and M40 are all close at hand leading to easy journeys to the local and slightly more distant attractions.

There are a variety of facilities within the village of Willoughby which you might find useful during your stay with us. The Saddlery self-catering cottage has a full list of all of these village and local area activities within the cottage.

There are also a number of Country Walks around the farm and the village which we can recommmend. A detailed map of the area can be found at Saddlery Cottage.

Horse Riding at Woodbine Stables is located in the nearby village of Grandborough Fields.


The Saddlery is located just off the A45 in the grounds of Manor Farm, on the outskirts of Willoughby, Warwickshire.

It is conveniently situated for access to and from the M1, M6, M40, M45, A45 and A14.


The Cotswolds

Area of Outstanding National Beauty, pretty villages and Cotswolds stone buildings, features and walls (35 + miles). Beautiful walks across rolling hills and sweeping valleys. Famous towns: Chipping Campden, Stow in the Wold, Broadway, Cheltenham.


With its cathedrals, motor museums and links with medieval England (13 miles)

Famous for Rugby School, Tom Brown’s Schooldays and the origins of Rugby Football - (6 miles). The Lewis Gallery - as well as providing a permanent exhibition site for the work of Rugby School students, the gallery holds regular exhibitions throughout the year. Free admission to the public. Open Monday - Friday 2-5pm.

Guided Tours and Museum, generally available Mondays, Fridays and Saturdays at 2pm.


Birthplace of William Shakespeare (22 miles). Home to the Royal Shakespeare Theatre on tthe banks of the River Avon. Visit Shakespeare's Birthplace and the Shakespeare homes, including Anne Hathaways Cottage - one of the most beautiful thatched cottages in England.

Warwick Castle

Home of the Earls of Warwick since 1088 (18 miles). One of the best castles in Europe. Open to the public with jousting and performances throughout the summer. Exhibitions include the Medieval Kingmaker and the Victorian 'Royal Weekend Party'.

Draycote Water

Sailing, Fishing (Trout), Walk araound the circumference of the lake (5 mile perimeter). Café, Picnic Areas, Birdwatching, Nature Trails and Gift Shops, Parking. (5 miles).

Braunston Marina

Braunston Marina is at the junction of the Oxford Canal and the Grand Union Canal. It is also on the border of Warwickshire and Northmptonshire. The village lies on the hill above the canal and much of its wealth derived from the canal and its traffic.

Ryton Organic Gardens

Ten acres of beautifully landscaped grounds highlight the delights of organic gardening. Entirely organic and 'The Vegetable Kingdon' - a fully interactive visitor centre: events, courses, children's trail, guided tours, organic restaurant, large shop, conference centre and more! Open all year. (10 miles)

    We will send you a copy of the Booking Form for signature, which should be returned with either a deposit of £100 for each week rented or full payment.

    Confirmation of booking will be sent by return.
