The cottage sits in half an acre of pretty gardens and is directly opposite moorland leading down the hill to the Squabmoor Reservoir for permit fishing. Situated in an area of outstanding natural beauty it has been completely modernised and refurbished to a high standard offering luxury accommodation for 6 people seeking a holiday of country pursuits with the ability to visit towns, villages and even the Cathedral City of Exeter which is just 9 miles away. Dartmoor, too, is not much further away. Yards from the cottage is a high calibre riding school, further down the road a vineyard offering tours and wine tasting. The highly regarded East Devon Golf Club is a short drive away and Budleigh Salterton, which is nearby offers a wide range of amenities and a beautiful pebble beach, not to mention the wonderful River Otter estuary and its position on the Jurassic Coast. Although there is plenty to do out and about the cottage has it's own Games Room equipped with a pool table and Ipod dock.

About the Owner

My husband and I live in Dorset and seem to be attracted to counties with names beginning with "D"! Both holiday properties being close to reservoirs is another strange coincidence.

We have always loved Devon. My husband spent much of his formative years in Devon and I was regularly visiting relatives who lived in county. We became fond of Derbyshire more recently and decided to buy a holiday home there. The apartment could not be better - arriving there always fills us with a deep feeling of relaxation. We have two daughters who both learned to ride at the riding school close to the Devon cottage. We love wildlife and the natural surroundings of both properties with the huge bonus of being able to walk out direct from the door across miles of beautiful Devon or Derbyshire countryside.

Coast/Beach:

The lovely Budleigh Salterton beach is just 2.5 miles from the cottage. It is pebbled and parking (charges apply) is available directly alongside the beach. The estuary of the River Otter which is a nature reserve is at one end of the beach and is a wonderful place for children to play and naturalists to explore.

Travel:

Exeter Airport is 10 miles from the cottage with a driving time of about 20 minutes. A car is recommended.

Distances:

The village of East Budleigh is 2.5 miles away and has a village store and 2 pubs. The town of Budleigh Salterton is 2.5 miles in the opposite direction. Exmouth is 4.5 miles distant and Exeter is about 10 miles away. There are close at hand numerous other towns and villages such as Otterton and Topsham. Bicton Park's botanical gardens are just 3.5 miles away and access to Dartmoor for wonderful walks is gained in under an hour by car. Several National Trust properties are within a short drive

Further Details:

Budleigh Salterton has a large range of small shops selling local produce. It also has a Sports Club offering a range of sporting activities such as tennis, bowls and croquet. There are many good pubs in the area, the closest one being at the bottom of the lane on which the cottage is situated (moderate walking distance). Restaurants are also in abundance with Exeter being close enough for a meal out at one of the country's top restaurants for a possible treat!

There are many properties to visit nearby with the National Trust's A La Ronde being closest at hand. Otterton Mill offers the chance to see a working mill in action and has a lovely craft shop and delicatessen.

Four exciting festivals are taking place in Budleigh Salterton in 2015 : the Food and Drink Festival in March, Jazz Festival in April, the Music Festival in July and the Literary Festival in September. All of these offer great entertainment for the whole family.

Refundable Damage Deposit £250

Booking Notes:
Bookings should preferably be made by e-mail and supported by a non refundable deposit of 50% (minimum £200 deposit) with the balance payable 6 weeks prior to the first date of the reservation. Payment can be made either by cheque to the owner or direct credit to the owner's account. A security deposit of £250 is payable by cheque which will not be banked unless needed.

Changeover Day:
Changeover is on Fridays (Fridays/Mondays for short breaks in low season). Arrival from 4pm. Departure by 10am.

Notes on prices:
Short breaks in low season are either from Friday - Sunday night (3 nights) or Monday - Thursday night (4 nights).

50% of the rental is due to secure the booking with the balance of 50% being due by 6 weeks prior to arrival. The security deposit is payable by cheque which will not be banked unless needed. Upon receipt of the security deposit (which please send a month in advance) directions and access details are issued.

Notes:

  • Notes on accommodation: The cottage is recently refurbished with brand new fixtures, fittings, appliances and furniture. The garden is well bordered with fences, hedges and a double 5 bar gate. There is ample secure off road parking for a number of vehicles. Outside: The cottage stands in half an acre of semi cultivated gardens. There is a wildlife pond with a grill cover for safety. There are two patios - one for sitting and enjoying the midday sun outside the Long Room (lounge/diner) and the other which catches the evening sun at the back of the kitchen and has been designed specifically as the eating area. There is a covered car port where bikes can be stored and the front of the property is gated so that children can safely play in the garden. The road is however quiet with much of the passing traffic being horses from the neighbouring riding school. There is a small glass summer house at the top of the garden and there is a plentiful supply of wooden garden furniture placed in various parts of the garden. Utility Room: Washing machine and separate tumble dryer. Cleaning / Towels / Linen / Maid service: Bed linen and towels are included. Cleaning and linen change take place on each changeover. Other: Games room with comfortable seating, pool table, games and ipod dock.
