Located in the high standard and renowned Kings Palace development, the property has a private garden and is located close to the pool with sea views.

This 2 bedroom, ground floor apartment has an enviable location close to the sea in the sought after Kings Palace development, in the Tomb of the Kings area of Paphos. There are spectacular sea views from all of the rooms in the apartment and from the private well looked after garden. The garden is secluded and quiet and yet very close to the pool area and therefore very convenient for families with children and also those that dislike lugging armfuls of stuff to the poolside! The apartment has air conditioning and wi-fi throughout and is decorated to a high standard with two bedrooms and large open plan lounge, dining and kitchen area. There are numerous sun loungers, inflatables, BBQ available for use. The development is quiet, yet close to nearby restaurants and there is a supermarket within walking distance. There are also regular bus services to Kato Paphos Harbour and the town centre, which are only 5 minutes by car. If you hire a car during your stay there is covered parking to the rear of the development.

Lovely property in good location. Tastefully decorated with all the kitchen utensils you could possibly need. Very friendly and helpful owners who respond promptly to any questions emailed. Also very sufficient information about the area, beaches and restaurants in folder in apartment. Will definitely recommend.

Great apartment, great location, great holiday! Definitely recommended.

Having never used Owner's Direct or visited Paphos before, we were delighted with the quality of this apartment, its location and facilities. The complex itself is easy to find (about 30 mins from the airport) on the main Tombs of the Kings road, which has plenty of great bars and restaurants and is a pleasant 25 minute walk (or easy 10 min bus ride) to either the main harbour area (with lots more bars and restaurants) or the old town (with lots of traditional shops, bars and restaurants).

The sea view cannot be underestimated - when I looked on Google maps I feared our view might be of the side of a new Lidl which is between the complex and the main road, but actually you look straight over the top of it straight to the sea and are treated to a beautiful sunset every night. The Lidl itself also comes in very handy to top up on essential provisions! Having said that, would definitely recommend eating at any of the many local restaurants, which were all superb for portions, quality and service.

The swimming pools at the complex were clean and not overly busy. Each apartment takes its own sunbeds to the pool area, but being so close with the ground floor location you can choose whether to lounge in the garden area and take a few steps to cool off, or decamp poolside for a bit more conversation / watch the kids etc. Decent sandy beaches in and around Paphos are a little further afield, so you might want to think about hiring a car to take full advantage (if that's what you're after).

The apartment itself was immaculately presented with everything you need and plenty of instructions, suggestions and brochures etc. The aircon worked well and was essential as we visited in August and needed it. The booking process itself was really well-managed and (after a bit of payment confusion when I tried to amend the dates) the owner kept in constant contact until everything was sorted - really helpful from start to finish.

Overall, a lovely apartment that I'd happily recommend to anyone thinking of visiting Paphos.

We love the relaxed Greek style of Paphos, and particularly the Kings Palace location, which is close to the "Tomb of the Kings" just along the coast road. This area is just a short bus or 5 minute car journey to Kato Paphos harbour, and also yet has numerous shops and restaurants of its own. It has a lovely balance of having everything you need without being too busy.

Nearest Airport : Paphos at 15 Kilometres Nearest Barpub : Various at 250 Metres Nearest Golf : Tsada and Minthis Hills Golf Clubs at 15 Kilometres Nearest Motorway : Main Motorway to Limmossol and Larnaca at 10 Kilometres Nearest Restaurant : Ollivettos and others at 250 Metres Nearest Ski : Occasionally there is skiing in Troodos in Feb at 85 Kilometres Nearest Beach : Venus at 300 Metres


The nearest beach is just 300m away behind the Venus Beach hotel. Note that this is a public beach and does not belong to the hotel! Further a field are Coral Bay beach around 10 minutes by car/bus and the municipal beach in Kato Paphos around 5 minutes by car/bus.


Paphos airport is around 25 minutes by car, with direct flights to Gatwick, Bristol and other UK airports. Larnaca airport is around 90 minutes by car with more selection of direct flights to UK airports. Car hire is not strictly necessary, since the transport links near around the apartment are good, however if you fly to Larnaca, a taxi transfer is 100 Euros each way. Car hire can make more sense from Larnaca; it is relatively cheap and they drive on the right! Please ask if unsure.

From the Owner

Being on the ground floor the apartment has its own private entrance and garden. The development has the benefit of a large swimming pool and small children's pool just a few metres from the private garden. This means you can watch the family from the comfort of the private garden without having to lug all your belongings too and from the poolside! There are great sea views from the garden and from all the main rooms and the nearest beach is only around 300m away, just past the Venus Beach Hotel. Being at low altitude close to the sea means that the warm season is longer than other parts of Paphos which rises quickly into the foothills which can be noticeably colder in spring and autumn.

  • Notes on accommodation: Suitable for families, couples, elderly and children, there are no steps and good views of the pools. Smoking is allowed outside in the garden only. There is are no extra charges for air conditioning, internet wifi, travel cot or high chair. In the bedrooms are hairdryers, ipod dock music, even a printer to print your boarding pass (although it is USB connected so you will need to bring a laptop if you wish to make use of it). There is an iron and ironing board if you need and heaters for the winter. Outside: There is a private garden with patio, shaded pergula and shrubbery (lemons at the right time of year) and a large outdoor dining table with 6 chairs. There are further sun loungers and cushions for the chairs in the store room as well as a BBQ. The complex has two pools for use by the complex residents only and are therefore never too busy. There is a large shaped pool around 25m in length as well as a separate smaller children's pool around 10m long. Utility Room: The store room located by a separate external door, houses a further fridge and freezer, tumble dryer as well as all the garden furniture cushions, sun loungers, BBQ, etc. Cleaning / Towels / Linen / Maid service: Bedlinen, blankets, duvets, are included. Beach towels are not included, but can be provided as an extra. Property clean and linen change are performed weekly at changeover. Other: Dining area has a solid wood table with 6 chairs and a chilled water cooler in the corner.
