Whether you are planning a family holiday, weekend getaway or an activity based break with friends, our self catering cottage is perfectly situated to explore the whole of the lake district, with breathtaking scenery and fascinating attractions right on the doorstep. It is suitable for couples, families and large groups.

Greycotes is the perfect holiday cottage for those looking for self-catering holiday accommodation in Ambleside. Situated in the heart of the Lake District National Park at the head of Lake Windermere, Ambleside is a year round holiday destination surrounded by beautiful lakes and mountain ranges. The scenery is ever changing with the seasons from the rich colours of Autumn to the lush green back drop of the fells in Spring. The magnificent Fairfield Horseshoe, Wansfell and Sweden Bridge are easily accessible from the property, making it ideally located for those who wish to ‘explore from the door’ with little use of the car. It is perfect for fell walking, cycling or canoeing. Greycotes is tucked away in ‘old’ Ambleside accessed by a gently sweeping driveway, sitting in its own grounds, with a mature enclosed garden which has an abundance of wildlife, it really is a private and peaceful haven. There is also a patio area with furniture and ample parking for four cars. A short walk brings you to Ambleside teaming with interesting shops and galleries. The village has a variety of restaurants with wonderful cuisine on hand to suit every palate.

About the Owner

We have owned Greycotes for the last 9 years and fell in love with the house as soon as we saw it! The high ceilings, deep skirting boards and sash windows were a joy to see and when we did work on the snug we we're amazed to find (under the layer of carpet and Lino) the original slate flooring which we restored. It is now a lovely feature of the room - along with the wood burning stove.

It is nestled away in 'Old Ambleside' in the conservation area. The peace and tranquility is incredible considering the hustle and bustle of Ambleside is only a 5 minute walk away and the views are just stunning - they probably haven't changed that much in the last 150 years.

Greycotes has been a successful holiday let for the past 6 years with many guests returning year after year.

We try to be flexible with arrival dates. Our usual change over day is Friday but we also offer long weekends and mid-week breaks outside of the peak holiday weeks. Please email or phone us with any questions you may have regarding booking a holiday at Greycotes.

Thank you for an enjoyable stay this weekend.



However I have to apologise, we did have a little accident where one plate & one champagne glass slipped off of the drainer next to the sink and smashed on the floor.



Other than that the weekend was a great success and I would definitely like to visit again.

Fabulous property

Deceptively large property all home comforts lovely and warm on arrival and throughout our weeks stay. Fabulous views from kitchen, living room and bedrooms. Couldn't have asked for anything extra and fabulous walks from the door.

We visited so often and had a genuine love of the Lake District that we decided to buy a house in Ambleside. We love period properties and as soon as we saw Greycotes it ticked all our boxes. Ambleside is so central to the rest of the Lake District it seemed the perfect location. It allowed us to stay more often and also let it out so other people had the opportunity of experiencing what this beautiful county has to offer.

Lake and mountain walks straight from the door. The house is also ideally located for sailing, fishing and biking.

Greycotes is in a fantastic location being just a 5 minute walk into the centre of the bustling village of Ambleside.

Greycotes is within walking distance of all the amenities that Ambleside has to offer; pubs, restaurants, supermarkets, independent butchers and bakers, cinema. All of this on the door step, yet is very peaceful and private. It has parking for 4 cars, has good mobile phone reception, free unlimited wifi and is dog friendly. Greycotes will give you the opportunity of staying in a period property that was once part of Belle Vue Manor and it really is only a 5 minute walk into the village.
