This impressive detached house is conveniently located ten minutes' level walk to Perranporth's village and a further five minutes' to the beautiful three-mile long sandy beach. Well equipped and very spacious, Grey Roofs is an excellent base for an extended family get-together, or for two families holidaying together.

The house boasts five large bedrooms, three bathrooms, two private garages, a private driveway for parking, and a lovely large sheltered south-facing garden with stream, two patio areas and garden furniture.

Fully equipped, the kitchen provides a built-in double oven and hob, microwave, larder fridge, freezer and a dishwasher, and has recently had a new floor laid. A utility room houses the washing machine, tumble dryer, and also has a sink and drying area, handy for wetsuits and beach gear.

In the comfortable lounge is a solid fuel burner, seating for ten plus a large floor cushion, a TV, DVD and CD player. Plenty of books and board games ensure there's entertainment even on drizzly days. In the dining room a large table has chairs to accommodate ten people plus a full sized wooden toddler chair.

Also on the ground floor are two bedrooms, both with a basin and ample storage space. Bedroom one is furnished with pine bunk beds (3ft), and bedroom two has a double bed (4'6"). A bathroom on this floor is fitted with a walk-in shower, bath and basin. A separate WC and basin are in the room adjacent.

Upstairs, the master bedroom is furnished with a double bed (4'6"), seating area with garden view, and an ensuite with walk-in shower, WC and basin. Bedroom four also has lovely garden views, an ensuite bathroom (with a shower over the bath, WC and basin), and three single beds (3'). Bedrooms four and five benefit from a connecting door, as well as each having their own main door into the hallway, and bedroom five is furnished with two single beds (3'), and a TV for watching DVDs.

Grey Roofs conservatory makes a lovely morning suntrap, and has been set up as a playroom with toys, games and table football to occupy younger members of the family. Outside there are two garages for parking, or for extra storage, with additional parking on the drive for at least four cars.

The enclosed south-facing garden is a good size, providing many areas to sit out in the sun, eat alfresco or relax with a glass of wine. Garden furniture and a barbecue are available, although guests are asked to provide their own coal. The property is heated by oil central heating, has Wifi, and welcomes up to two dogs on bookings all year round.

Please note this property does not provide towels or tea towels. Towels can be hired from us at £6 per person (one bath towel and one hand towel), or feel free to bring your own.

Lifeguards are also stationed at the Perran Sands end of Perranporth beach from mid May to the end of September.

• Perranporth beach is dog friendly allowing dogs on the beach all year round. From July to September dogs must be kept on a short lead between 10am and 5pm.

• Perranporth has access to South West coast paths in both directions for walking and exploring this beautiful part of Cornwall.
