Apartment in Miramar, Theoule-sur-mer - Beautiful, Peaceful Location, Stunning Sea Views And Only 10 Mins Walk To The Beach

The apartment is a delightful south facing, open plan maisonette apartment located in a very peaceful location on the beautiful Cote d’Azur. It has a bright and well appointed kitchen overlooking the sitting room, dining room and large private terrace, with stunning, unobstructed views of the Mediterranean, La Figurette Harbour and the Esterel Hills. It is beautifully decorated and furnished to a high standard. Having been both a secondary and primary home over the past 30 years, it has a very homely feel not often found in holiday villas. It is an exceedingly relaxing place to be, with a terrace that might be difficult to leave (although the nearby beaches and swimming pool are likely to tempt you away at some point!). There is a well kept shared swimming pool, which overlooks the sea, is surrounded by lush greenery and is very privately located (not directly overlooked by any apartments). Whilst the marina, with a few bars and restaurants, and the local beach, are just at the bottom of the hill - about a 10 minute walk.

***NEW FOR 2016*** We have a lovely, newly tiled terrace, a new toilet in the bathroom, upgraded electrics, a new hot water tank and new sun-loungers!

We have owned and loved this apartment since we first saw the site in 1983 and purchased off plan. Since then it has been both a holiday home and a full time second home when we retired. We still use it as often as our busy and scattered family can make it to the Cote d'Azur, and hope that you will enjoy it as much as we do

Amazing views with huge terrace

We had a wonderful stay at this apartment and would happily return. The views couldn't be better and as the living room / kitchen and dining room overlook the large terrace you can't avoid admiring the Mediterranean and surrounding hills throughout the day.

There were no neighbouring properties overlooking so we didn't feel like we were in an apartment. There was also a quaint garden entrance to the apartment that backs onto walking trails that we hiked along in the mornings. Would definitely recommend.

Good location, but needs much work.

Good location overlooking the bay, but car essential even to get to the beach. Our expectations were raised by the cost of the rental and the photographs. Compared to similar properties we have stayed in this was not good value. The bedrooms are tiny and located overlooking a shared garden area with net curtains for privacy. The bathroom is also very small and in need of complete modernisation. The WC cistern was constantly running and a rather grubby bath mat had to be put aside. Food, drink and even toiletries from previous occupants were left in the apartment. The whole feel of this property is that you have just arrived at your favourite Aunts apartment while she has left for a few days. That may be what some are looking for but we were expecting something more professionally presented. Sorry to be so negative as the owners seem very nice people but this was an expensive holiday that did not live up to expectations.

Excellent location with a fantastic view

Property located up hill with a fantiasic view of the local bay and beach. Big terrasse evidently main attraction, but good beds and a very functional kitchen plus living room space makes this a very attrative rental.

Owners very attentive and instructions on arrival and appliances excellent.

Style a bit old fashioned but functional and we had a great time.

Very nice beach and good restaurants just down the road and easy access to Thoulr, Cannes and beyond.

We purchased this particular property primarily because of the view and because it was in an area we loved and had spent time visiting before we decided to buy. This bit of the coastline is classic Cote D'Azur, beautiful red rocks and fabulous blue sea, with the Esterel forest and national park right behind the apartment.

The nearest beach is a 10 minute walk to the bottom of the hill and there is a huge choice of beaches that you can drive to.


The nearest main airport is Nice, which is approximately 45 minutes drive away (Cannes has a small airport, but only for private jets). If you are driving, it is approximately 13 hours from Calais. You can get a train to either Nice or Cannes too, but we would recommend you hire a car for your stay.


In Miramar there is a small allimentation where you can pick up essential groceries and a port with a couple of restaurants and beach bars. If you head East, you will find yourself in Theoule-Sur-Mer (5 mins by car), a small town with a couple of lovely beaches and a port, as well as a high street with grocery stores, boulangerie-patisserie and other useful shops. There is a large ‘Casino’ supermarket in Mandelieu, approx 10 mins by car, where you will find everything you might need.

Cannes is 17kms and takes approximately 20 minutes to drive to.

Waking up in the morning and walking out of the bedroom into the main living area is a joy - it is immediately relaxing to remember where you are and to see the clear, deep blue sky and sparkling sea.

  • Outside: There is a beautiful large terrace which overlooks the sea and the Esterel hills and is one of those most wonderful aspects of this apartment. The view is the reason we bought it! It has two sun loungers, a few outdoor chairs and side tables and a dinning room table and chairs - so is fully equipped for long lazy days on the terrace. Utility Room: The Washing Machine is in the bathroom Cleaning / Towels / Linen / Maid service: Bed linens and bathroom towels can be hired for 60 Euros. Weekly cleaning service - must be paid in cash at the end of the week 60 Euros. Other: There is a private parking space available.
