About the property

Rustic charm and modern comforts in stunning scenery, 5 bedrooms in all, 4 baths.

Please note the reviews on this website refer to a different property, I am trying to get them removed. Situated on the crest of a hill, Borgo Ospicchio enjoys the most wonderful views over stunning countryside and is not over-looked by another property. Approached by a private road, the house is a wonderful place to escape the noise and bustle of everyday life. The garden is well established and maintained; full of rosemary and lavender bushes. The swimming pool with wooden deck enjoys fantastic views as does the extensive terrace that stretches between the two houses. The two houses are only rented together in July and August, outside the months either house can be rented or the two together.

The two houses are Casa Ospicchio with 2 double bedrooms and 2 bathrooms and Villa Vetusta with 3 bedrooms and 2 bathrooms. The third bedroom at Villa Vetusta, with 2 single beds is a walk through bedroom and shares a bathroom with bedroom 2 which is a double. There is also a double sofa bed in the sitting room of Villa Vetusta. Borgo Ospicchio is ideally rented by two families or 4 couples.

The large terrace area has really beautiful views over rolling hills, dotted with stone houses, woods and olive groves. There is ample furniture for outside dining and for lounging in the sun or shade, there is also a BBQ. The terrace was only finished in November 2016 so we haven't yet got photographs of it in all its glory, these will be coming in May 2017. Below the terrace is a lawned area for ball games and a children's playground with climbing frame, swings and a slide is to one end of the terrace.

Villa Vetusta has a games room with full size snooker/pool table and a darts board.

I am Emma Cordingley, the booking agent for Borgo Ospicchio. I have lived in the area for 17 years and with my husband, Martin, run a small rentals agency that was started by my parents in the 80s. I am originally from the UK where I was a high school teacher. I have 2 teenage daughters. I like walking, gardening, cooking, films and reading. I love everything Italian. Martin has run wine tastings locally for the past 10 years or more, in January 2016 he qualified as an Italian sommelier. he has also written a book of local walks and leads walks in the countryside and some of the local towns.

Why Emma Cordingley chose Perugia area

As booking agents who live nearby we want all our guests to enjoy their stay at Borgo Ospicchio. You can book knowing that we are on hand to deal with problems that may arise during your stay, we are always available by phone, text, WhatsApp and by email. We have decided not to use Owners Direct online booking service so that we do not have to pass on their processing fee to our guests. We have also been made aware that Owners Direct can be very slow at responding to problems with payments and return of security deposits.

What makes this villa unique

The villa is pefectly placed for exploring numerous historic Umbrian towns and villages. There are fantastic restaurants in easy reach but it's also a wonderful place to relax and escape for a while.

beautiful secluded holiday retreat

This property provided quality, comfort, privacy and relaxation exactly as it says " on the tin" and better. The pool provided welcome relief in our heatwave stay and the beautiful grounds provided plenty of shade opportunities for those with fairer skin. Linda, the housekeeper and invaluable asset, was available when required to provide advice on local supermarkets, restaurants and towns to visit which were delightful and gave the opportunity of experiencing local food, wine and culture. Not speaking any Italian we were concerned how we would manage but the Italian people were perfect hosts - we're ready to book our return next year.

Lovely Villa with beautiful garden

We stayed at the villa with two young boys and my parents. It was a lovely place with beautiful gardens and pool - we enjoyed our time there very much. Linda the housekeeper was very helpful too.

Perfect for families with small children

A truly lovely home that is beautifully looked after, with the most gloriously heaven-scented gardens and olive groves you can imagine. We have two small children and had the most wonderful, relaxing holiday as there was everything we needed already there. As well as the amazing grounds and pool, there are toys and books, DVDs and games. Linda the housekeeper is so helpful, and cooked us dinner for arrival on our first night, and got in all the crucial basic bits we needed like milk and pasta, cheese and wine (!) and gave us local info for the best places to shop and eat. Travelling with small children is stressful but reaching this beautiful home in the hills was just what we needed. The bedrooms are beautiful too, with lovely bedlinen. You can tell this is a much loved home, and it is such a find. We feel lucky to have found it and we'll certainly be back!

Fantastic

Just what you always hope to find but seldom do - a family home which they happen to rent out rather than just a rental home, and it shows in all the lovely touches. Beautifully furnished and generously equipped (lots of books, DVDs, CDs, and games, quality crockery etc) and an immaculately kept English-style garden which even in late July was full of colour and greenery. Great location, too, for exploring not just Tuscany and Umbria, but also Rome 90 minutes away. A real find.

Homely and welcoming - everything you could want

Our week's stay at La Lucciola was the most blissful Umbrian holiday we could have hoped for. The villa encapsulated everything we imagined: homely, charming, stylish, superbly situated and kitted out with everything we needed.

The enormous pool was crystal clear, cleaned twice during our stay (although it barely needed it) and the housekeeper, Linda, was on hand with hardly a moment's notice if we needed anything.

The owners were prompt and thorough with replies to our questions and the deposit was dealt with professionally before and after our stay. We shall certainly be booking La Lucciola again and can't rate it more highly.

Lovely house; beautiful garden; stunning views.

La Lucciola is a beautiful, comfortable place in a marvellous location. The views from the house and garden (and from the pool!) seem to get better every day.

We felt at home, as soon as we arrived, and the house is well-equipped, so it's the perfect place to relax.

The location is a nicely balanced mixture of being away from it all, but close enough to main road and rail links (NB having a car is essential to get to and from the house) to make visiting any of the beautiful towns of Umbria and Tuscany straightforward.

The 4 of us can't imagine not returning to La Lucciola at some point in the not too distant future.

Highly recommended.
