Cottage near Tonbridge, Kent, England - Quiet hamlet location, overlooking farmland, with country lanes, public footpaths and real ale pub!

Situated 6 miles north east of Tonbridge, Kent on the outskirts of a village, this pretty 16th century detached cottage makes a tranquil retreat, whilst being only 25 miles from London, and within easy driving distance from major rail connections to London, the coast and continental Europe. The cottage sleeps 6 people in 4 bedrooms, accessed via two separate staircases, one of which is steep. There are many beams, some low. The cottage has 2 reception rooms, a kitchen and utility room downstairs, with spacious garden, south facing patio, ample parking and views of open countryside.

Feels like home

There were 6 of us on a three-generation trip. We loved the house and area! We were welcomed by the lovely housekeepers, and settled in quickly. We enjoyed working in the kitchen, with AGA, ample pantry, and utility room. The two separate stairs to bedrooms was perfect (silent at night except for the amazing 4am birdsong, which we miss!) We ate outside a couple of times and the children loved playing soccer in the garden. Out the bathroom window, we spotted foxes and bunnies in the neighbouring field. We took long walks from the front door (one to the pub in West Peckham) and spent most evenings outside at the local pub (more soccer and frisbee!) We took day trips to local castles and homes (loved seeing the filming of Antiques Roadshow at Ightham Mote and listening to the youth orchestra at Hever Castle) and the gardens at Sissinghurst. We took an easy day trip to London by train from Paddock Wood. All in all, this was a perfect place for our first week in the UK (easy 45 min journey from Gatwick via great grocery store in King's Hill) and we hope to return!

Second stay - better than ever!

Another really enjoyable stay in Bush Farm Cottage with our 8yo twins. It is in a very peaceful location and has great views out across the fields behind the house. The cottage has lots of historic character (and is great for playing hide and seek!).

The wi-fi was a very useful addition this time. The cottage is very clean and well-maintained with every item you could possibly need - definitely a real home-from-home.

A hire car is recommended and there are good village shops around a mile away, including a number of good takeaway options if you don't fancy cooking.

Main train lines into London are available at Paddock Wood (10 mins drive) or Tonbridge (15-20 mins drive), so very convenient for day trips.

A wonderful place to stay - would definitely recommend!

Lovely traditional cottage in a wonderful setting.

Bush cottage was perfect to stay in before and after our son's wedding. An idyllic setting less than 45 minutes from South East London.

A wonderful warm welcome on arrival which made us feel at home straight away. We feel the photos on the website don't do the cottage and grounds justice. Very well equipped, spotlessly clean and cosy. We loved the large sunny patio with it's views of the countryside and beautifully kept garden. The layout suited us and gives privacy if two families stay.

The local pub had excellent food and a very hospitable landlady.

In all a delightful cottage which we would love to stay in again.

Beautiful historic home the countryside!

Home away from home with the added pleasure of it being an absolutely beautiful spot and a gorgeous historic house. Gushing too much!? Well, I though it was probably not for real when I booked it, and spent the two weeks of our stay patting myself on the back because it was. Sweetly decorated, rural views, inglenook fireplaces and kitchen garden. Need I say more? Local pub in walking distance, and a local Coop. Loved it!

summer holiday 2015

we thoroughly enjoyed our stay and loved the look of the cottage, especially the beams and quirky style rooms . Everything was immaculately clean.

I was very pleased that my daughter had a proper cot instead of the travel style, which meant she slept well and was very comfortable. The garden was beautiful and the amenities in the property were excellent.

We managed to visit LEGOLAND and the harry potter exhibition in London during our stay ,There were plenty of restaurants and take aways nearby if we chose not to cook..

we will definitely be returning next year and would recommend to friends and family.

The only criticism I could make would be that the sprung mattress on bed was quite uncomfortable after a few days .As my partner has a bad back he did struggle a little. I realise this can be pricy to rectify, and overall our stay was wonderful .It would just be the icing on the cake.

However I was sorry to hear that Murray was uncomfortable on the mattress. I'm not sure which of the 2 doubles you slept in, but presume since the cot was in bedroom 4 you must have slept next door in bedroom 3. Thank you for your comments about that mattress, which is a new one and I've been told is quite comfortable. (I guess some people like a softer mattress.) The mattress in bedroom 1, however, is much firmer, and I think it would be better for Murray should you decide to come again. A perfect place to unwind

Bush Cottage was the perfect place to unwind before and after a family wedding. The quirky arrangement of rooms took a bit of getting used to but added to the charm and it was warm, comfortable and cosy. The nearby pub [3 minutes] was excellent and meant that we didn't do much cooking though we couldn't find quite enough wooden spoons etc. when we did so.

The view from the cottage over the fields was lovely and in the summer the garden would be a tremendous bonus for a young family.

All in all a very lucky find!

So is the cooking utensil tray I think, as we do have an abundance of various items as I am a keen cook myself, and we do have an assortment of wooden spoons hidden in the drawer to the right of the cooker. Location

From the Owner

We fell in love with the house the moment we saw it. The area suits us because all my family live nearby and we love the village because the people are so friendly. Our children went to the local school and have very happy memories of playing in the garden. In fact, our daughter was recently married in the local church. All the family still love coming back 'home'.

Activity and Interests

Car: necessary

Travel:

A car is essential in this rural location but cycling and walking can be very enjoyable, making the most of the country lanes which generally tend to be fairly flat in this part of Kent. Gatwick, Heathrow and Stanstead airports are within 1 to two hours drive.

Distances:

The cottage is only 5 minutes walk to the nearest pub and restaurant. Village shops for all basic provisions, are just over a mile away. Good shopping can be found at Bluewater Shopping Centre, at Maidstone and Royal Tunbridge Wells, which are all within a convenient drive. We are only 40 miles door-to-door to Folkestone Eurostar for continental trips!

Further Details:

Hops were grown in this part of Kent, you can still oast houses used for drying them from the kitchen window. Some hops are still grown along the lane but apples are the main crop. Local attractions include Ightham Moat, a 14th-Century moated manor house owned by the National Trust - well worth a visit. Children may enjoy The Hop Farm family park at Paddock Wood, and slightly further afield at Sandling near Maidstone, you can have a day out at Kent Life rural heritage experience.

Changeover Day:
Changeover day is Friday preferably, but this may be flexible. Arrival 4pm, departure 10am.

Notes on prices:
The property sleeps six comfortably, but we can accommodate an extra adult on a single portable bed. We also have a large cot and high chair for a baby, plus stair gates and fire guards which are all available should your party need them. Extra charges for setting-up in these circumstances will apply.

Inglenook fireplaces are a joy to behold! If you wish to have more than one log fire, or extra coal for the lounge coal stove, logs and coal can be ordered for your visit at an extra cost.

  • Notes on accommodation: This is a non-smoking property. Please note that the property was formerly two cottages dating from different periods and has a unique L-shaped arrangement. Bedrooms are accessible from 2 separate staircases, one leading from the dining room, the other from the living room - the two sides are not connected upstairs. The configuration gives complete privacy with one double room and one single room on each 'wing' but please take this into consideration if you have young children. Gardening takes place on week days, weather permitting, once or twice weekly, from February to November. We ask our guests to kindly permit access for grass cutting. Outside: A spacious, secluded garden with York stoned patio with table and chairs and an outside toilet. There is also a small Wendy house and guests may let their children use this at their own discretion. The garage and greenhouse are for the owner's use but our visitors are encouraged to enjoy the garden which borders farmland with some marked public footpaths. During the seasons, tractors may be seen and heard working in the fields, especially during planting and harvest, depending on weather conditions. Utility Room: The utility room has sink unit, freezer, washing machine and dishwasher, iron and ironing board, window overlooking open fields. Door to walled vegetable garden. Cleaning / Towels / Linen / Maid service: Clean bed linen and towels can be found in the cottage on your arrival. Should you wish to extend your holiday beyond one week, then bed linen and towels are replaced weekly, with a light clean in between. Other: Dining room has beams, inglenook fireplace with brick surround, wood floor, extending dining room table and dresser. Stairs to bedrooms 3 and 4, with a child's stair gate. A bundle of firewood and basket of logs will be provided to light the inglenook.
