Restored cottage in tranquil location yet within easy reach of amenities and tourist attractions. Downstairs are a kitchen, living room and double bedroom. Upstairs has the bathroom and 2 further bedrooms – a double and a twin (double accessed through twin). there is a shed containaining 3 bikes (one with child seat) and a barbecue & paddling pool. The kitchen was replaced Easter 2014 & the bathroom updated with the addition of an over bath shower.

We live in Tunbridge Wells in England and bought the cottage 20 years ago. We have lovingly renovated it since then and have enjoyed many holidays in this beautiful area of France, cycling around the lanes, visiting chateaux or just chilling out in the garden.

Perfect family holiday!

We have just returned from a wonderful holiday at le Boulet. The house is in a gorgeous location and was so well equipped with everything we needed. Our boys 2 & 6 have loved every minute of it and they are already keen to plan a return visit. There really is so much to do and we enjoyed visiting towns, chateaus, going on bike rides and the boys highlight was going to Terra Botanica. We were amazed how peaceful the surrounding area was and it was such an easy drive from Calais too. Thanks for a great holiday!

Excellent location to explore the Loire

We arrived at the cottage for a weeks stay and were immediately charmed by the location and open countryside all around us. The cottage is very comfortable and well equipped and Arnaud and Cindy are always at the end of the lane if you need help or advice. We visited Saumur, Chinon, Amboise and Chenonceau, went to Cadre Noir horse show and the BioParc at at Doue Le Fontaine which I cannot recommend enough. We hope to be back soon.

Really Great Cottage !

We booked le Boulet at short notice to grab a few days of holiday at the end of summer. We already knew the area, having stayed several times near La Fleche, but wanted to stay somewhere new. Ciaran was very responsive and flexible in getting our booking sorted quickly; and so we were able to enjoy a full 10 days at Le Boulet - and a delightful time we had there! The cottage itself is spacious, extremely well-equipped, comfortable, and quiet. One minor drawback is that the upstairs head height was a bit low for me at 6ft 1". My fault for being tall. The cottage's location is frankly - fabulous! Just a couple of miles from Noyant (not a lot to say about Noyant, except that it has a decent sized Intermarche and a couple of boulangeries) and yet you really feel that you out in the countryside. The cottage is surrounded by fields of corn, sunflowers and apples, but it is such a quiet location! The only neighbours are Arnaud and his wife Cindy who look after the property and are delightful, friendly and helpful. We enjoyed many evenings sat on the patio area, overlooking open fields and watching the sun go down. As a location for visiting the local towns and chateaux, Le Boulet is excellent, as the road to Saumur is just a couple of hundred yards away. Ditto for heading north towards Angers, Bauge and La Fleche. We also liked being able to walk and cycle on the local network of tiny and almost deserted road - mostly flat too! So, a really great cottage which we heartily recommend!

Totally relaxed

Just had a last minute week away at this delightful cottage in the Loire valley. The nearby town of Noyant provides most amenities, a very good market on friday morning) we also found a very good outdoor swimming pool at Le-Lude, also a nice Chateaux there. This area is very good for Chateaux visits ( Saumur, Chinon, Tours etc). All in all we had a really relaxing time. Will definitely be coming back !!

Great Escape

I stayed at the property, along with my wife, early May 2014. i wanted an 'away from it all' break for a couple of weeks and this proved to be ideal. The house is in a rural location, with few neighbours, yet within easy travelling time of the delights of the loire Valley. the area can offer walking, cycling, golf, fishing etc, all close by or within a short journey. The property was clean, well looked after and well equipped, pretty much as described on the web and the helpful key holders live just down the road. We'll most probably be back.

From the Owner

We chose to buy this house for it's location set amongst apple orchards, corn & sunflower fields. We spend endless hours enjoying the 'big starry skies' and uninterrupted views across the countryside. The perfect antidote to a busy working life.

Activity and Interests


Although the house is not near a beach, there are several swimming lakes nearby at Rille, Chateau la Valliere & Chateau du Loir. There is also a manmade swimming lake at the side of the river in Saumur (follow signs for the canoeing club).


Calais is a 5 - 6 hour drive while Caen, Le Havre and Dieppe are a 3 - 4 hour drive. The village of Noyant is 5 mins in the car and Saumur is 30km away. Ryanair fly from London Stansted to Tours which is a 40 minute drive.


Most people come to the Loire Valley for the wine and the chateaux. Most of the main chateaux are within 1 hours drive and there are lots of vineyards to visit especially in the direction of Bourgeuil and Chinon. A car is essential.

Further Details:

For the kids there is a great zoo in Doue La Fontaine and also ‘Holly Park’- a mini adventure park just beyond Bauge on the road to Angers. Further afield is Futuroscope in Poitiers.

If you like fishing there are some great spots but you will need to get a licence – ask at the tourist office in Saumur and they’ll point you in the right direction.

The house is in the middle of the country so you will need to drive. The bigger towns such as Saumur, Tours and Chinon all have lots of restaurants to choose from. Locally there is the Lion D’Or in Noyant and Le Pelican in Vernantes. L’Oreille des Bois in Breille Les Pins is reputed to be the best local restaurant.

This is a rural house and what we most enjoy doing is sitting outside on a summer evening with a cold glass of wine and enjoying the tranquility. It's safe for the kids to run around and you will be unlucky to see more than 1 car per hour on the road at the top of the lane. We deliberately have no telephone, internet or TV to enjoy the peaceful countryside.

Saumur is a 30 minute drive and has many bars and restaurants. It is situated on the Loire and the chateau on top of the hill is worth a visit.

Chinon also has a chateau on the hill and is surrounded by many vineyards. On the way to Chinon, Bourgeuil is also worth a visit. The larger town of Tour has a nice medieval old town with a square full of restaurants.

Booking Notes:
A £100 non-refundable deposit is required on booking with the balance due 8 weeks prior to arrival. A £100 refundable security deposit to cover breakages is required with the balance. This will be returned within 2 weeks of leaving providing there are no major breakages.

Changeover Day:
Changeover day is Saturday during the summer but we may be able to be flexible at other times. Arrival is after 3pm and departure by 10am.

Bed linen is supplied and changed for each new guest arrival. Towels are not provided.

Notes on prices:
An additional weekly heating supplement of £25 applies between November and April.

If you require less or more than a 7 day period please enquire & we can do a pro rata price per night if the cottage is available.

A £100 deposit is required on booking. The balance is then due 8 weeks before arrival date along with the security deposit of £100.

  • Notes on accommodation: For winter rentals there are some electric convector heaters and a supply of wood for the wood burner can be arranged for your arrival. Outside: There is a garden of approximately 1000m2 in front of the cottage bordered by fields. There is parking for 2 cars to the side of the cottage and garden furniture and chairs to sit outside. The house is maintained by a French neighbour who lives nearby and speaks excellent English. Cleaning / Towels / Linen / Maid service: Bed linen is supplied and changed after each stay. Towels are not provided. The cottage is cleaned for each new guest. Other: Shed containing 2 adult bikes and 1 smaller bike (suitable for 10 year old) and barbecue. Also contains deck chairs, sun loungers and an outdoor table, chairs and parasol. Also a lean to garage containing supply of wood for the stove.
