Modern flint Cottage for 6 in Burnham Market - playing field view, 3 minutes walk from shops; easy access to beaches, Golf and bird-watching

This well appointed three bedroom cottage in the sought after village of Burnham Market has excellent off-road parking for up to four cars and is perfect for short and long breaks all year round.

Change over days are Friday only during peak season; and Friday or Monday for short breaks. During off peak times alternative change over days can often be accommodated by discussion with the owner.

Built in the early 1990s in the traditional Norfolk brick and flint style, and much loved by its owners and their growing family, it is well-equipped for a fantastic home from home break, with sunny, secure garden, which is ideal for small children. To ensure the garden is kept clean for children we do NOT allow any dogs or other pets. The garden looks out over the playing field.

The cottage has three well-proportioned bedrooms and two bathrooms and comfortably sleeps six. A cot can be provided if required; a high chair and stairgate are also available. The house features a downstairs bedroom and bathroom which makes it very suitable for guests who are unable to manage stairs or steps.

The recently modernised kitchen is fully equipped, ceramic hob, electric oven and microwave, extractor fan, fan radiator. The separate utility room and larder ensure ample storage space. In particular the utility room provides direct access from the drive and, with a tiled floor, is perfect for dumping muddy boots, sandy shoes, wet coats and so on. There is a drying rack above the boiler and lots of hooks for coats, lifejackets and oilskins. There is also a small freezer and a spare fridge-freezer for keeping drinks cool in the summer.

The dining room and living area provide plenty of space for eating and relaxing, and open onto a sunny patio with table and chairs for when the weather allows. There is a small charcoal barbecue for which fuel is available from the garage (about 200 metres away).

The central heating is available - and very effective - so we find the open fireplace with a Baxi grate is very seldom used now. It is lovely and warm even when the weather is terrible outside.

Wifi is available and telephone calls within the UK are free. Bath and hand towels are provided for use within the cottage. Much as we love dogs, we do not allow them at Field Cottage, because in the past so many dog owners have left messes in the garden, and elsewhere, which are not appreciated by the guests who follow.

Field Cottage overlooks the large village playing field which has a well-equipped children's play area, hard tennis courts (available to rent) and a bowling green. The garden is bounded by a brick wall which provides excellent privacy and a secure play area for children. Pets are not permitted in order to ensure that the garden is clean and safe for them.

Access is off Creake Road into a driveway shared with two similar properties; the space outside our house allows parking for up to four cars.

The cottage is a short walk from the centre of the village, and the attractions of its many shops which are well worth a visit especially the spectacular Hat shop which attracts buyers from all over the country - any hat for a special occasion, any shape, any colour! The butcher and fishmonger along with the famous Humble Pie delicatessen, local greengrocer and small supermarket mean there is no need to leave the village if you do not want to. The celebrated Hoste Arms provides excellent cuisine within easy walking distance, and the Lord Nelson pub, which also serves food, is just across the road. An excellent fish and chip shop is two minutes' walk the other way. The villages around Burnham Market provide all sorts of different eating places to explore and enjoy.

North Norfolk is wonderfully rich in entertainment opportunities and the cottage has lots of information about the local area and its attractions. We are also happy to provide information from our own local knowledge and experience. Historic houses at Holkham, Houghton and Felbrigg are all in easy reach. The royal residence at Sandringham is also only a short drive away. The North Coast marshes and sand dunes from Blakeney to Holme next the Sea provide spectacular walks where there is plenty of interest from seals to birds, with special bird-watching facilities at Holkham and Titchwell.

The group of villages known as the Burnhams were the home of Admiral Lord Nelson whose birthplace was in Burnham Thorpe and who is celebrated in the lovely medieval church. Burnham Overy Staithe was the small port where Nelson would go as a small boy to watch the boats plying up and down the creek.

Golf courses are nearby at Brancaster (Royal West Norfolk) and at Hunstanton.

If you are prepared to travel a little further a huge number of other attractions are available.

About Tom Fremantle

The Cottage belongs to a family trust which is run by me and my wife. We have enjoyed annual family holidays with our three children and now six grandchildren in Burnham Market for the last 25 years. Our grandchildren have already enjoyed the beaches at Overy Staithe, Brancaster and Holkham and are now big enough to begin to enjoy boating and sailing. We love to visit the North Norfolk coast all year round, with wonderful walking across the marshes and beaches.

I have retired from being a divisional managing director of a multi-national engineering company and subsequently Chairman of a NHS Primary Care Trust and then a large educational charity.

Why Tom Fremantle chose Kings Lynn & West Norfolk

This is one of the few cottages in Burnham Market which has no problems with parking, but is only a short walk from the village centre. It is ideal for summer holidays and in winter the heating keeps it wonderfully warm and cosy.

We love particularly the sailing at Overy Staithe and the beach at Scolt Head although that is a long and sometimes difficult walk. Now that we have small grandchildren we find the sandy beach at Overy Staithe ideal at low tide - you must keep an eye on the tide to avoid being cut off. We have all made very good friends in the area and we are always there with our children and grandchildren in August.

We have adopted a policy of NO PETS in order to be sure the garden is clean for small children and suitable for those with allergies induced by animal hair.

From outside you can step straight into the utility room which is perfect for holidays, with a tiled floor- no problem with muddy boots, sandy shoes and wet clothes, drying rack over the boiler, lots of pegs for coats and oilskins, a big sink and washing machine and drier.

Being a modern building the house is brilliant even in winter. The central heating is very effective and it is possible to remain very warm and comfortable even in foul weather. Some of our best experiences have been in February when the air is crisp and clear and the marshes are spectacular and fascinating birds abound.

This is a great base for bird-watchers with relatively easy access all along the North Norfolk coastline.

Here you have parking for up to four cars, within five minutes' walk from the village centre.

Coast/Beach:

The harbour of Overy Staithe is about 1.5 miles with a free car park (voluntary donations to the Harbour Trust). At high tide this provides a good place to launch small sailing and motor boats(launch fee payable). Canoes can be hired from the boathouse and chandlery.

At low tide sandy beaches provide safe area for small children. Walk to the beach along the creek at low tide or along the sea wall (1.5 miles) to find a vast area of beach and sand dunes.

Also Brancaster, Holkham, Wells.

Travel:

Norwich International Airport 43 mile, 53 minutes.

Train service from London Kings Cross to Kings Lynn, 40 minute drive or use regular Coast Hopper bus service.

A car is required to make the most of the facilities - unusually in Burnham Market this cottage has ample off-road parking.

Booking Notes:
Email or telephone owner; 50% payment plus £150 deposit, secures booking; balance payable six weeks before start date; no payment, no keys. When quoting the owner will send full details of Rental Conditions and details for payment.

If the Cottage is available it may be possible to accept a three day weekend booking - please enquire of the owner; at peak periods this will only be at short notice. The price is normally 75% of the full week price.

Changeover Day:
Normally changeover is Friday to Friday (exceptions by arrangement at Christmas and New Year). Entry available from 3 pm; checkout before 10 am. Changeover days for short stays are Friday or Monday - please discuss details with the owner.

Notes on prices:
Offers are often available especially during the off-peak season - please ask.
A £150 returnable deposit is taken at the time of booking to cover breakages or additional cleaning if required at the end of the let.
Especially at off peak times 3 or 4 day lets are possible; please consult the owners.
