Barn in Upottery near Honiton, South Devon, England - Set In An Area Of Outstanding Natural Beauty In Unspoiled Countryside Only A 20 Min Drive To Coast

Tiphayes is an original Thatched Devon Longhouse dating from the 15th century, is set in traditional dairy farmland of small pasture enclosures with ancient hedges still intact. The property is adjacent to a large woodland and the whole area is a haven for a wonderfully wide variety of wildlife. The position of the property, well away from other farms and overlooking the beautiful Otter Valley, makes this an incredibly tranquil and relaxing setting for your holiday. The house has a Barn attached which is suspected to be even older than the house, perhaps the original dwelling on the site. This Barn has been carefully and tastefully converted to provide a very comfortable and self-contained, open-plan accommodation which is now available as a cosy holiday let for the first time. There is a huge log burning stove as well as central heating which creates a lovely warm atmosphere. If cuddling up on a massive comfy sofa in front of an open fire is your thing, this is the place. There is an enclosed heated swimming pool just across the garden, the pool is heated between May and September. Well behaved dogs are welcome (up to two) and there are miles of wonderful walks in the area full details provided with a "Pooch Pack" on arrival. WIFI Broadband is also available free of charge.We prefer weekly lettings but will consider shorter lets out of season, minimum of three nights.

Having arriving here with two kids and a dog (who was made more than welcome) I thought it was too remote for us but on the contrary it was a pleasant surprise. Roger (the owner) made met us at the car and showed us the lovely barn which included the swimming. The pool was a bit chilly to start with but once your in and playing with the kids you won't notice. Roger was a superb host, never bothered us or whinged about the kids playing. Would definitely recommend to any family looking to book the barn or the newly built Shepards hut. I have seen that yet as was only talking about building it when we was there but if the rest of the barn is anything to go by I am sure you will not be disappointed. Not too much in the way of restaurants in the area. You have a pub in one direction in the village and a convenience store which is open if they have staff that day. 😂. Was never closed when we tried it. Hope you have a wonderful stay whether it's business or pleasure I am sure roger will accommodate.

Happy New Year!

This is a wonderful small barn conversion on one level, with a mezzanine bedroom/balcony overlooking the main area. It is situated in the countryside at the top of a hill with beautiful views over the valley. The sun rises at the front and sets at the back. It is surrounded by fields and if you own dogs you can safely let them run from the front door, there are no busy roads close by. The property is clean, with a modern kitchen and bathroom, which has a fabulous deluge shower over the bath. The water is always piping hot!! The property is also very well equipped. The local village of Upottery is a 20 minute walk down hill, and a 30 minute walk back up from the local pub The Sidmouth Arms, where they are extremely welcoming and the food is excellent. At The Barn we saw wild deer in the fields, and all sorts of unusual birds feeding on the feeders around the property. The owner Roger Muddit was very friendly and helpful. We would definitely recommend this property for a romantic break for 2, or for a family of 3 as there is a put you up in the lounge area. It is a short drive from Lyme Regis, Beer, Sidmouth, Seaton etc and there are supermarkets in Honiton, and also great shops.

The only thing I'm not so pleased about is that you took your beautiful cocker pup Myrtle home with you!

A slice of Devon heaven

We stayed for a week and wished we could have stayed longer but the "rat race' unfortunately still required our participation but those of you with the time looking for a slightly off the beaten track retreat look no further than 'Tiphayes'. Fantastic location for those of us that like scenery, wildlife and the country life. The property is excellent, comfortable, clean and appointed to a high standard and a credit to it's owner, Roger. Roger was the perfect host, friendly, informative and on hand when required and the property is a credit to his hard work.

I/we would certainly return at some point in the future although I have a feeling we would need to book well in advance because even though the property is in it's first few months of being let the word is getting out there!!

Great location in Devon

Tiphayes Barn is a lovely sympathetically restored conversion of an ancient flint walled barn. The original roof beams are still preserved under a new roof which provides a lofty and light interior with plenty of space to enjoy in the open plan layout. This is cleverly fitted in to the space available on the ground floor with a large first floor mezzanine providing the sleeping space from which on a clear night a multitude of stars are visible through the over bed velux window.

An enormous wood burner provides extra heating if you need it – we didn’t and found the place cosy and warm the free wifi worked well. Everything was very clean and tidy with all the equipment needed for our weeks stay. The barn adjoins an ancient thatched farmhouse and is situated in an elevated position overlooking an area of great natural beauty with many walks and panoramic views across the otter valley. Helpful and friendly hosts are on hand if needed, and the covered swimming pool is really great we found it to be a good size and always warm. Many local pubs cater for drinkers and eaters alike, The Sidmouth Arms in Upottery (about 1 mile) was very good value and the food excellent. I and my wife really enjoyed our week in the barn and readily recommend it to others – it is very likely we will make another visit soon.

Fabulous place to stay

Tiphayes Barn is a fabulous place to stay. The Barn is light, spacious, nicely furnished and very clean. It is also very well equipped and has wi fi if needed. The location is rural, but just a short distance in the car to Honiton and to shops for food. The view from the garden is stunning, beautiful Devon countryside. It is so peaceful. Roger and his wife are wonderful hosts and were always friendly and extremely helpful. We arrived late, they had left food in the barn for us, also when my 8 year old asked for a bacon sandwich, Roger kindly arrived with some bacon ! Thank-you so much for a very enjoyable and relaxing stay, we look forward to returning to Tiphayes Barn!

A Wonderful Stay

Modern, well equipped, barn with a contemporary feel. Perfect for a relaxing break and for exploring local beaches and embarking on wonderful walks. Peaceful and private yet near to village pubs and accessible to a host of other places. Just wished we'd had more time! Really lovely touch with the pet welcome pack. We will definitely be returning!

My favourites Beer and Branscombe are about a twenty five minute drive away.

Both are pretty unspoiled fishing villages with good pubs and Beer has a range of restaurants, galleries and shops.

There is a stunning walk along the cliffs of the Jurassic Coast between the two villages and great pubs in both for lunch!


Honiton (7miles) is the nearest Railway Station and Exeter (19 miles) the nearest Airport.

A car is essential to access the area as very rural and buses non existent.


Upottery is the nearest village and just over a mile and a half away. Honiton is the nearest town and is 7 miles, Taunton 12 miles, Exeter 20miles.

  • Notes on accommodation: Tiphayes Farm is an ideal location for further exploring the Devonshire countryside and coast. There are numerous walks and bridleways in the area and its a great place for dogs and their owners alike. Outside: The lovely private garden has a patio area with hardwood table and chairs and a couple of sun loungers. The pool house leads off the garden and is the ideal sheltered place to sit when too cold to be fully outside. The pool is heated between May and the end of September. There is also a wildlife pond in the garden so great care must be taken with young children. The Barn is set in twelve acres of fields mostly with the ancient hedgerows still intact and is a haven for a wide variety of wildlife including, deer, foxes, bats, badgers and a huge variety of birdlife with Peregine Falcons just starting to nest in the area over the last few years. Utility Room: Utility room with washing machine available next door to the Barn Cleaning / Towels / Linen / Maid service: Towels and bed linen are included for the double bed in the price and are changed weekly. Guests should bring sleeping bag or duvet/sheet for the sofabed.
