House in Modica, Sicily - This Quiet Location Is Close To The Centre Of Modica But With Easy Access To The Coast.

Our house is in a quiet part of Modica Bassa but with 10 minute walking access to the centre. This restored town house enjoys a quiet residential setting but with easy access to the countryside around Modica, the coastal villages and also the lively central area of Modica Bassa. The house is suitable for a family or two couples and it is suitable for groups of up to 5. It is fully equipped with all you could need including plenty of books, TV, DVDs, games & an iPod dock.

The kitchen/lounge and dining area are on the upper floor and this opens onto a large, secluded terrace overlooking the outskirts of Modica and complete with a dining table and chairs which can be adjusted for a siesta after lunch. The kitchen has a fridge/freezer, oven, hob, toaster & all cooking and dining equipment. There is a large electric frying pan & extension lead which can be used on the storage cupboard on the terrace. This upper level also benefits from an air conditioning/heating unit.

The central level is the bedroom and main bathroom area & also has a large anti room for storage and as a dressing room for the bathroom. The main bedroom on this level has a king size bed & a comfortable fold down bed. There are 2 bedside cupboards with lamps, 2 large wardrobes and a chest of drawers. There is a ceiling fan and an air conditioning/heating unit.

The twin room on the same floor has 2 single beds, a table with a bedside lamp and a storage stool. The french doors in this room open onto a balcony which has proved to be a favourite siesta spot for our grand daughters. This bedroom also has an air conditioning/heating unit.

The main bathroom which is also on the central level has a shower, toilet, bidet & a large wash basin. An electric towel rail and mirrored cupboard over the sink complete the room but it is accessed through the dressing room. The dressing room has a mirror, shelves, cupboards and hanging rail. The iron and board, hair dryer and toilet supplies are situated here.

The spacious entrance hall has an easy chair, a shoe storage cupboard, a full length mirror and a large table where there are sun hats, travel guides, maps and plenty of advice about the area, buses and house. The entrance room has access to the large utility room where there are washing and drying machines and extra fans should you need them. There is a good supply of beach chairs, umbrellas and games so please feel free to use them when you need to. The ground floor bathroom is also off the utility room and has a shower unit, toilet, large wash basin, a mirrored cupboard and a heated towel rail.

The garage is not for use as the entrance to it and to the little vico (cul de sac) where our home is are both very narrow.

Access to Wifi internet can be arranged when booking so please ask for information if you require it. But there will be a charge of 10 euros to arrange and obtain it. This is the only extra and everything else is included in the weekly cost of £400, electricity, gas, water, cleaning etc. There will be complimentary milk and bottled water in the fridge on your arrival; the cupboard always has some supplies and if you wish you can pre order some groceries for your arrival. Again please let us know when booking.

About the Owner

We first visited Sicily 15 years ago, fell in love with the country and the people; we were always getting lost but meeting with courteous helpful Sicilians who looked after us, even although we struggled with communicating in Italian! Over the years we have visited much of Sicily, frequently returning and always with delight, discovering historical sites and great food. Nine years ago we discovered Modica and bought our house the following year. Family and friends join us at different times and have always enjoyed exploring with us. We have lovely neighbours and have made many friends.

We love Modica which is a baroque city with a vibrant atmosphere that is not dependant on tourism. It has been wonderful for us, both in our 60's, to discover a new way of life; and YES our Italian is improving!

Stunning location

A stunning location and a clean and we'll equipped house. Very close to the town with an abundance of cafe's, bars and restaurants. Baroque architecture galore! The locals are very friendly and helpful especially Giorgio who was brilliant and gave us lots of tips regarding the best places to visit.

The buses were very easy and pleasant to use due to air con etc so no need to hire car. Had an amazing two week stay and would defiantly recommend for the perfect relaxing holiday. Thank you Tony and Chris for the use of your very special piece of Sicily!

Modica stay

We had a perfect 8 days in this beautifully equipped town house. The town of Modica is very interesting, with a host of extremely good restaurants to choose from. The nearby beach was sandy and good car parking. The surrounding towns and countryside would keep anyone happy for longer trip. Also the airport was only 40 minutes away. Couldn't recommend it more.

Highly recommended

This was our first visit to Sicily and we loved both the house and location. The house was beautifully restored, spotlessly clean and contained everything we needed to make it a real home from home. The local people were very welcoming and friendly (despite my almost total lack of Italian). The photographs and description on the website are a very good representation but we found that the property was even more attractive on arrival than we had expected. Modica is a fascinating town in its own right with a good range of restaurants and cafes and we took full advantage of the excellent bus system which allowed us to explore the surrounding towns and area without a car. The owners were very helpful in providing information prior to our stay. All in all a great property to which we hope to plan a return visit.

Good Facilities

The house is very modern and well equipped and a short walk to the town centre. It is one of the best properties we have rented and I would recommend it as a base for exploring this lovely part of Sicily

Wonderful rental in an amazing place

Beautiful house and town. We rented this place for 2 weeks and used it as our base for travelling all over the west of Sicily. The house is perfectly looked after, very homey and only minutes walk from everything without being noisy. The lady who looks after the house lives in the same street and they were so friendly and welcoming to us. The terrace is wonderful and makes the living space huge as it extends directly from the Kitchen/ lounge room. The town has everything you could need, and all in walking distance. There are a great choice of restaurants and coffee bars with in a 5 minute walk in the centre of the small town. The beaches are only 15 minutes drive away. There are lots of great towns around you for day trips like beautiful Syracuse, Ragusa and Noto. The amazing greek ruins of Agragento is only 3 hours away and well worth a 2 day visit. There is so much to see and do here. We loved it so much we are returning this year and staying right here in this same house. We can't wait to return.

Autumn Holiday

A lovely relaxing house to holiday in spacious and airy The town of Modica has something for everyone. It is not a tourist area but there is plenty going on during the day and is buzzing in the evening. Food and wine delicious. Transport is fantastic, regular bus services to neighbouring towns and beaches. Weather glorious in October.

From the Owner

Having spent holidays in many parts of Sicily, we decided that it was not out of the question to think of buying a holiday home there. So bearing this idea in mind we saw towns and countryside venues with fresh eyes. Both in our 60's we felt certain criteria were important. Public transport, a theatre, a cinema, cafes, bars, music, restaurants, accessible shops were all on our "must have" list. We also felt that we needed to have reasonably easy access to the countryside and coast. We also felt that we would be happier in a location that was not particularly "touristy" but had a wealth of older architecture. When we found Modica we realised that it ticked all the boxes as well as having some of the most friendliest, welcoming inhabitants one could wish to meet. It is a city in which we felt immediately comfortable and at ease. Now, eight years later, we are part of the community and have never regretted buying our Casa. It is a friendly, tranquil, interesting city and has good access to the whole of the S.E area where there are many historical sites, beautiful beaches and a mild climate during the winter. This is the region where the BBC4's series of Montalbano is filmed. The filming normally takes place in spring and autumn when the weather is reliable, not too hot and the towns and villages are quiet. Punta Secca is where his"house" is situated, Donnalucata is used extensively, Scicli is used for churches & the "police station". Different parts of Modica can be seen in various episodes. Modica is easily accessed by 2 airports, Catania which has a direct bus service to Modica or car hire available; and the recently opened small airport of Comiso, served by Ryanair from Stansted. Car hire is available here or a taxi can be arranged.

Special interest holidays:

A !0 minute walk takes you into the town centre with numerous bars, restaurants & independent shops. In the hall you will find suggestions & recommendations but all the food & wine in the area is fantastic & not expensive. There is plenty of musical entertainment; at Hemingway's bar and often in Piazza Matteoti. Also concerts in the theatre which is a restored 19th Century gem; well worth a peep even if you don't catch a show. Throughout the year one can see various processions, musical and gastronomic events.

The focus for Easter Sunday, March 27th this year, is the midday meeting of Christ & the Virgin Mary; a flock of white doves are released as Mary approaches the War Memorial in Corso Umberto where they meet. Then join the locals at one of the traditional restaurants.

Celebrate the festival of St Giorgio, Modica's patron saint, on the weekend of 22-24 April. Processions, marching bands, street markets, local food stalls & culminating at midnight on the Sunday with a spectacular firework display.

The festival of Saint Peter is celebrated over the last weekend in June with a huge street market with local food & beverages.

The last Sunday of every month there is an open air antiques market.

Every week there is a Thursday morning market in Modica; one week in Modica Alta and the other in Modica Sorda.

There is open air cinema and concerts during the summer months.

Food festivals & a huge chocolate fair take place in the autumn & winter months.

Noto, a 40 minute drive from Modica, holds an internationally famous festival, May 12-15 this year. Not to be missed so check it out on the internet. Noto Infiorata 2016. You can get to Noto by bus if you prefer.

Giorgio, our genial manager speaks fluent english and will take good care of you. He will meet you on your arrival to introduce you to the house. He will be available 24/7 for any enquiries or emergencies. He can also take you around to local wine and oil producers, arrange a farm brunch with freshly made ricotta, maybe even take you to his favourite fish restaurant. If this sounds like a tourist trail it is definitely not! Our favourite is the ricotta farm where you sit in the kitchen & watch Maria making the ricotta and the table is groaning with wine & food, all home made. One does not need to eat again that day and it only costs about 20 euros per person. The countryside is beautiful & you even meet the cattle!

Half an hour's drive takes you to the coast and several Blue Flag beaches. The cream coloured sands and azure seas are a delight at any time of the year for swimming or walking. It is comfortable to swim from May until October and the shores are shallow which makes it perfect for children. The buses go to several beach areas & are excellent; all the info on the bus routes is in the folder on the hall table.

Beach chairs, umbrellas & beach games are stored in the garage.

In town the Baroque architecture surrounds you with delightful old palaces, churches & meandering lanes. Walk up to Modica Alta to the Cathedral of St Giorgio. Enjoy coffe or wine at the Bar Duomo while you get your breath back! Then continue up to the church of St Giovanni & then look for a sign to the Pizzo ( or just ask) a short walk takes you up to breathtaking views across Modica and a light lunch in the bar there.

The Cava d'Ispica, a countryside Neolithic site with caves, is fantastic but you will need a car or taxi to visit


Catania Airport is 60 miles distance;1 hour and half by car, 2 hours by direct bus. Car hire available at Catania Airport.

Comiso Airport is 25 miles, 35 minutes by car. As yet no direct bus but car hire available at Airport. We could book our local taxi for you.

There is a direct bus from Palermo City to Modica, about 4 and half hours.

Local buses are good so a car is not essential but car hire is available in Modica for a few days if you wish to explore further afield.

Banks are open in the mornings & for a short time late afternon. but ATM's are open 24/7 and there are several in Modica Bassa.

Most shops close between 1 and 5 pm. Wednesday is an early closing day for many shops and Sundays all shops are closed apart from a few patisserie and paper shops in the morning. Bars and restaurants take it in turns to close. The pizzeria, Contea, which makes wonderful pizzas is also a restaurant run by a friendly welcoming family. It opens every day but only in the evenings. This is a general rule for pizzerias.

We enjoy peaceful meals on our spacious,secluded terrace throughout most of the year. The 2 bedrooms and bathroom on the central level are light, airy & cool in summer. Although the house is in a quiet residential area it is only a few minutes walk to our friendly local shops. A 10 minute walk takes you to the town centre with numerous bars, restaurants and specialist shops. There is plenty of musical entertainment and during the year each church celebrates it's patron Saint 's Day with street processions and firework displays. The Easter procession and San Giorgio, at the end of April, are the most spectacular.

Both bedrooms and the lounge/kitchen have air conditioning/heating and the terrace overlooks the outskirts of Modica. It is a 10 minute walk to the historical, Baroque centre of Modica Bassa which has much to offer - excellent restaurants, friendly bars and well stocked shops. The local produce and wines are not to be missed. Our local supermarket, butcher and pharmacy are only 3-4 minutes walk from the house. There are plenty of books and DVD's for you to use and there are local maps, guide books and bus time tables with information on bus stops etc in the hall. Internet access is available by arrangement with Giorgio. But please - no smoking! Outside: Large tiled, private terrace on third level, access from living room/ kitchen. Table, 5 chairs, outside lighting. Cuboard for gas storage bottles. Utility Room: Utility room, bedroom level, ironing board, iron, clothes rack, storage, towels Ground level, Washing machine, dryer, butler sink, marble worktop, extendable airer, mops, brushes etc. All cleaning materials & washing powders etc supplied Cleaning / Towels / Linen / Maid service: All towels, beach towels and bedding supplied.
