About the property

The property sleeps 12, with Vineyard and Olive Grove, a fabulous Infinity pool and Mountain vi

The Villa and Farmhouse will accommodate up to 12 adults, and two children, and all bedrooms have en-suite facilities.

The Villa and farmhouse have separate facilities, and lends itself to sharing families.

The Villa and farmhouse are both fully equipped for alfresco dining and both have superbly equipped kitchens. There is also an outside kitchen for alfresco dining. There is a 12m x 6m tiled Infinity pool and shower room with amazing views of the Sibillini mountains.

The kitchens in the Villa farmhouse is comprehensively equipped with dishwasher, refrigerator, double oven, hob and espresso coffee machines.

There is a housekeeper who attends five mornings a week to attend to the cleaning swimming pool and gardens. She is very happy to answer any questions you may have.

The Villa has six bedrooms all ensuite, a comfortable lounge, gorgeous dining room, and kitchen with every possible convenience, and a separate laundry room.

The Farmhouse has a lounge/dining room complete with 4 seat oak dining table and chairs.

All bedrooms have king size beds with high quality mattresses and pillows. There is a king size and two single beds on the top floor bedroom which will accommodate two adults and two children. Fans are provided in the bedrooms, but due to the thickness of the external walls the house stays reasonably cool.

Both properties open onto beautiful open air dining areas with sun loungers around the amazing infinity pool.

There is WiFi and TV with all English and Sky channels including Sky Sports, and over 1000 films, and there is also a Bose docking station for your own music, all in the main villa.

Both seated pergola dining areas have have their own BBQ, sun loungers, and table and chairs. There is a boules court and gazebo with wicker chairs, an olive grove and a vineyard.

The local village of Sant'Angelo in Pontano is less than a five minute drive and is situated within the golden triangle of Le Marche, famed for outstanding beauty.

The village has four restaurants, supermarket, three bars, bakers, pharmacy, butchers and ironmongers.

The Sibillini mountains are forty minutes drive, and the beach 30 mins with safe bathing, sun chairs and parasols. We have three local airports all served by Ryanair, the closest being Ancona which is one hour away, with Pescara and Perugia ninety minutes away. Rome and Bologna airports are approximately three hours away and are served by all major airlines.

Le Marche is Italys best kept secret, a must to visit!

WE have travelled to Italy many times but this was the best property by far. We were two families of twelve people and there was plenty of space when you needed privacy. Oriana the housekeeper was a gem, pity the villa is only available in July and August but we can understand why.

Coast/Beach:

The Adriatic coast is a 30 minute drive from the Villa/ Farmhouse, and the Mountains are a 45 minute drive away.

Travel:

Ancona is the nearest airport and is a one hour drive, and it is recommended that you have a car as the Villa/Farmhouse is in a rural location

Distances:

The nearest village is Sant Angelo in Pontana which is 5 minutes drive, and the larger town of Macerata is 25 minutes drive from the Farmhouse.

Further Details:

The local amenities include, a supermarket, bank, chemist, bakery, local restaurants, bars and coffee shops. There is a superb local theatre, and the beautiful village church is well worth a visit

Outside: There are extensive gardens at the Villa and Farmhouse with an olive grove, a vineyard, and lovely mountain views, ideal for an early morning or evening walk before dinner. There two terraces both with BBQ and outdoor dining table and chairs for outside eating and entertaining, and several sun beds for those lazy hazy days by the pool . There is a private infinity pool which is heated in the autumn and winter months and is cleaned every other day in the summer. Cleaning / Towels / Linen / Maid service: All linen and towels are provided, and a housekeeper attends for five mornings per week.

A perfect location

This property has it all. To be in the infinity pool with a backdrop of the Sibellini mountains and surrounding hilltop villages is truly outstanding. The house is extremely comfortable, and the housekeeper is adorable!

Wonderful location superb facilities

Le Marche is our favourite region of Italy and the location of this villa near Sant Angelo on Pontano is truly wonderful . To be able to sit over a glass of wine and a plate of pasta and gaze out over the mountains as the sun sets is magical . The infinity pool was put to good use even in May . The general facilities provided everything we could want to enjoy a taste of rural Italian luxury with many options for great food and wine available both in the village and within reasonable driving distance. We will be coming back!

Memories of our wedding.

Set in one of Italy's most beautiful villages the Villa, views and facilities are fantastic. We got married this year in the village Sant Angelo in Pontano which is a short journey from the village and stayed in the villa with family which was an experience we will never forget. Day after our wedding we invited all 60 guests for a barbecue where we played boule, swam in the magnificent pool to celebrated the ceremony. In the warm evening sunset we were mesmerised watching the fire fly’s in the Olive Grove and Grape vines. So Romantic this place will be in our hearts for ever.
