Spacious, newly built 3 bed bungalow with illuminated private pool. Situated in the quiet but well facilitated village of bias, aquitaine, it lies only 5km from miles of clean, quiet sandy beaches and rolling forest. The plot is just under 1000m sq giving space and quiet and is situated on a small friendly development. Bias, is a short drive from the lively town of mimizan, famous for its festivals and entertainment. The house has a lounge/diner and well provided kitchen/utility. There are patio doors leading to a covered decked area for relaxation and bbqs. This leads nicely to the private pool with a wooden sun deck. The master bedroom has a walk-in shower en-suite and a second walk-in shower is provided in the main bathroom. Everything you need for a relaxing, fun stay is provided.

I live in Wales with my twin boys. We spend most of our holidays in Southern France, where we have made amazing friends and have really fallen in love with the country, especially the beaches and forests.

Built in 2012 from our own design, It`s a comfortable, practical home from home.

We love Bias because although quiet, it boasts some fantastic facilities nearby. There are beautiful beaches, surf, forests, activities (high ropes/horse riding/ cycling) and a great range of easily accessible bars and restaurants. There really is something for everyone here.

The area is easily accessible with Bordeaux airport just over an hour away.

A fantastic holiday home

We've stayed in a number of self-catering holiday properties over the years but this has to be one of the best. The villa is very comfortable and extremely well equipped, and located in a quiet area not far from the attractive (and not too busy) resort of Mimizan. We couldn't take advantage of the fantastic beaches nearby due to my daughter's broken arm (of all the things to happen before a holiday!) so the pool turned out to be a godsend. We had most of our meals out on the decking, taking advantage of the lovely outdoor furniture.

In the general area, we enjoyed activities on the Mimizan lake and also the zoo near Arcachon was worth a visit. Lots of nice cycling routes too in the area.

We're missing the villa already!

Fabulous house with amazing outdoors area

We spent a week in this lovely house last year & enjoyed it so much we are returning for 2 weeks this year. It's well equipped, very clean and in a peaceful resedential area, we especially liked the outdoors with a fab pool & BBQ, wifi for the teenagers a hit too!. Beaches are only a few mins drive & not over crowded even in August as they are so vast. The life guarded areas are brilliant for the kids as is the surf for body boarding. We were met by a local representative who spoke English & was really helpful with local area knowledge and any enquiries regarding the house. A day trip to the Dunes du pilat is to be recommended, there are also some lovely local markets.

Location

From the Owner

We fell in love with the area due to its beautiful, long, uncrowded beaches and plentiful surf. There are several activity centres nearby offering horse riding, paint-ball and high ropes. There are miles of beautiful forest accessible on newly built cycle tracks linking all local beaches. Bias is quiet enough to escape the crowds, but only 5km from the nearest beach and a short drive to the lively local town of Mimizan. There is an abundance of good bars and restaurants all within a short distance. Mimizan has some lively festivals and is an interesting, friendly place. The drive from Bordeaux airport takes just over an hour and is simple and stress free.

Activity and Interests

Nearest Airport : Bordeaux and Biaritz at 120 Kilometres Nearest Train : Mimizan at 10 Kilometres Car: necessary

Special interest holidays:

There are several horse riding stables in the area allowing beach, forest and lake treks and rides. There is a surf school on the local beach (5km from the house) and nearby schools in Contis and Mimizan.

As well as being accessible to te beach, there are 100's of miles of cycle trails, brilliant for walking, running or cycling.

Lots of high rope adventure outlets as in the landes forest region!

Coast/Beach:

The beach is an easy 5-10 min drive from the house on a single road leading to free parking by the dunes, where the forest meets the coast. The beaches are beautiful, clean, sandy and uncrowded. The beaches are all linked by a newly made cycle path that runs through the forest. There are surf schools and cafes on most of the local beaches including plage de l`epicier, our local beach. Walk-able from the house are local facilities including tennis and basketball courts, and play area.

Travel:

The drive time from Bordeaux airport is 1 hr 10 mins and very straight forward. A car is recommended to fully appreciate and explore the area. Parking in the region is free in all key tourist areas and towns.

Distances:

Village area and local campsite amenities all within 5-15 mins walk from the house. There is bike hire, a high rope activity centre and other amenities available. The local town Mimizan has supermarkets, shops, doctors/dentists and is the venue for numerous festivals and is 10 mins drive from the house (4.9 miles/7km). Mimizan plage with its surf school, large well facilitated beach and thriving restaurants and bars lies 15 mins drive (5.4 miles/9.6km).

Further Details:

Every kind of shop is available in Mimizan including large supermarkets, banks, home wear stores and sports stores, there are numerous riding schools and activity centres all within 5-20 mins drive from the house. There are miles of forest and cycle paths. The village of Bias has a garage, car wash, restaurants, local shops and hairdresser.

You are requested to pay 20% deposit on making the booking, then 30 days before you arrive the balance should be paid.Our agent will also ask for a damage deposit of either e300 or £250, which is returned to you at the end of the stay, providing all is in good order. Our agent will send out the contracts and handle any queries about the booking procedure.

Changeover Day:
The change over day is Saturday arriving after 15:00 hrs. The property should be vacated by 10:00 on the Saturday morning.

The house is only just over 2 years old and is cool and spacious. It has its own lit pool and a sun deck and covered terrace, where you can relax with a gas fired BBQ. There is internet, a DVD player and satellite TV within a comfortable lounge/dining area. The accommodation has 3 bedrooms with the master having its own walk in shower en-suite. The main bathroom has a walk in shower and twin sinks. There are two double beds and a bunk bed in the third bedroom. The lounge has a double sofa bed giving versatile arrangements. The kitchen has a hob, combination oven, coffee machine, fridge/freezer and dishwasher. There is also a washing machine. The house has central heating, automatic venting and even remote control heated towel rails! Everything you are likely to need is provided :)

  • Outside: Lit, private swimming pool approx 5m x 3m and up to 1.5m deep in the centre. There are steps for easy access into the pool. Outdoor loungers and chairs are provided and a large gas BBQ. There is a wooden decking covered terrace accessed by patio doors, that slide into the wall to allow the outside to flow in. There is a sun deck the pool. the garden has been newly landscaped - photos are on their way, but a good descriotion is lush green grass with a hedged border Utility Room: Samsung washing machine and storage. Cleaning / Towels / Linen / Maid service: Bath Towels, are provided and are changed per stay as washing facilities are provided in the house. There is an additonal e90 for our cleaning ladies who will deal with the proprty on the changeover day Other: Spacious hallway with storage for shoes etc.
