Villa Labin has a large luxurious kitchen and living room, three bedrooms, a large 50 m2 swimming pool and 2000 m2 garden. The villa is air-conditioned in all bedrooms, living room and kitchen and has free wireless Internet to ensure your home comfort. The rooms are exceptionally spacious.

The automatic watering system allows you to have an always green lawn. The pool uses salt water electrolyses, resulting in only 10% chlorine production compared to that of traditional chlorine pools. As a consequence you'll experience neither chlorine smell, nor skin nor eye irritation. The salt level is six times lower than that of sea water.

A large distance between village houses and plenty of green areas will ensure your peace and privacy. The garden and pool are positioned on the south next to the large green area with an amazing and undisturbed 180 ° view on the distant mountain Ucka, medieval city of Labin, Peninsula Ubas, Bay of Rasa and neighbouring wine and olive fields.

It is the ideal choice for a pleasant and relaxing holiday on the Istrian coast at a short distance of the main sightseeing points in Istria, Kvarner and Gorski Kotar.

Beautiful pebble beaches can be found at a short driving distance of the villa in the surrounding of the city of Rabac. Several kilometars of “Lungo mare” long paths along the sea front, the charming medieval city of Labin on the hill above Rabac and large green areas suitable for many outdoor activities, fine local wines, cuisine and restaurants will make your stay more than pleasant.

Villa Labin is an idyllic three-bedroom (max 8 persons) family retreat set away from the road and neighbouring houses with panoramic views and many of the facilities you expect to find in a luxury boutique hotel. Villa Labin exudes quality in every detail.

Outdoor facilities include a 10x5m swimming pool and lush green lawns. The position of the villa and the 2000m² garden guarantee peace and privacy.

The open-plan German design kitchen is spacious and equipped with oven, microwave, American fridge and dishwasher, all of the best brands. The large living room has a beautiful leather corner sofa next to a vast real stone open fireplace. Of course a 42" flat screen satellite television with Bose Acoustimass is not lacking. Enormous four meter wide sliding doors lead to the covered terrace. Here you will have Mediterranean meals while enjoying music out of the outside speakers.

To keep you warm in the winter and cool in the summer, Villa Labin is insulated for all seasons. Every part of the house has floor heating. All three bedrooms have air-conditioning. King size master bedrooms and beds will make your night as pleasant as your day. The bedroom on the upper floor has an en suite bathroom with a massage shower, soft close toilet and sinks. A large balcony gives you an even better 180-degree view on the rolling hills and old town Labin.

Why Adriana J. Kramar Heinhuis chose Topid

We built Villa Labin as our holiday home and a dream house. The building of house is completed in 2010.

We have been looking for a long time to find a good location for the house, an area in a relax and green surrounding, further from other houses but not too far away from facilities and beaches. We also wished to have a nice views. We are very happy with our location choice and the atmosphere of Villa Labin.

What makes this villa unique

The house really ensures privacy. From the house terrace only green areas can be seen. From the most of terraces and pool you can not see any other house except houses on far away hills. From the most pool terrace you also do not see any house or just tops of houses located further.

There is hardly any sound to hear next to nature sounds. Many different birds come in the garden to look for food in grass. Flocks of swallows daily fly over the pool water collecting insects and refreshing himself.

I am very much enjoying to sit on the house terrace and watch flowers, birds and butterflies on lavender.

The entire house is rented from Saturday to Saturday, exceptionally from Sunday. The minimum stay is one week. The owners do not live in the area of the house. The house manager, English/German/Croatian/Italian speaking, will be present at your arrival. The garden and pool maintenance is once in a week. Outside: Modern larger dining table with 8 chairs & leather thick cushions. Contemporary and comfortable large 2 sofas and 4 armchairs with thick cushions. Dog-proved fence all-around the garden 2000 m2 and pool. Mobile barbecue. 8 luxury large sunbeds with thick leather cushions. Private swimming pool 50m2 (5 x10m) with the large walking in stairs. Your privacy is ensured with threes and green fence from sides of the distant neighbouring houses and quiet village road. The pool water is deep 1.5m through the entire pool. A large area of soft grass, always green as maintained by the automatic watering system. Maintained garden plants and trees and beautiful palm next to the pool that creates a relaxing atmosphere. •Utility room with washing machine, iron, ironing board, vacuum cleaner. High quality accomodation

We spent a beautiful week of vacation in Labin.

We also find that the sea in Rabac is the best we have ever seen in Istria. Adriana's house is very elegant and has all the modern and efficient furniture and equipment for a pleasant stay. It is the perfect solution for a high-quality accomodation.

We appreciated very much her information for the stay and her organization of the house.

Villa Labin

Absolutely brilliant villa. We had a fantastic eight days in this villa. There was everything you needed in it and all top quality. The pool was a good size which you could have a good swim in. Very quiet area which we loved with just the sound of a distant cockerel now and again. Overlooking a vineyard and olive trees it was just perfect. You do need a car but only 5/10 minutes from a supermarket. We visited Labin, Rabac and we also went to Venice from Pula which is a must. Look out for Dolphins which we had the pleasure of seeing on our return journey. Thoroughly enjoyed ourselves and the people were so friendly. Thank you to Moreno for greeting us and to Adriana for great communication throughout our booking. Loved it.

Perfect Escape

Villa Labin is tucked away in a small hamlet about 5 mins drive from the main town of Labin where there are a number of restaurants. The villa itself is exceptional. The owner has put a great deal of effort into providing every possible amenity that you could wish for during a two week stay. All furnishings and appliances are top of the range and there is an abundance of cooking utensils, crockery etc. There is a generous sized pool which is maintained by the ever helpful "handyman" Moreno who will also give you all the information you will possibly need on the local restaurants and places to visit. As with the rest of the villa the pool furniture is top of the range and the most comfortable sun loungers you could hope for.

We have stayed in many villas around the world but this has to be one of the best equipped villas we have ever rented. If your looking for a peaceful location in 5 star luxury then villa Labin is for you, just treat it with respect as we intend to go back!

Many beaches are at 8km distance in the village Rabac, once a small fishing place, today a beautiful tourist destination with excellently preserved environment. The beaches have lifeguards and are marked with Blue flags. One of them is Maslinica, specially equipped for disabled persons with accompanying programs. Numerous restaurants along the promenade and in the centre, tennis, table tennis, mini golf, beach volleyball, diving, water sports, and games for children.

Labin and Rabac area, where the house is based, has many interesting places to see.

Taking a walk through old Labin and the Mediterranean and European history, your attention will be drawn by the Municipal Loggia and numerous palaces, mediaeval fortifications with Renaissance bastion, and the 17th century church tower – the highest point from which one can see Rabac and Kvarner bay.

Further from the coast, you will find peace and quiet in the intact nature. You can take the hiking path, Labin hiking trail or the mountain-bike trails. You can choose from numerous boat excursions such as the dolphin-safari, excursion to the island of Cres, a visit to Venice by catamaran, and so on…

If you especially enjoy the sea, you will love the sailing boat regatta or the race of the row boats. The boat rental with or without personnel is offered on many places in Rabac. Those who prefer the night life will especially enjoy Rabac. There are discos, beach bars and numerous top music events…

Moving further to the inland, make sure that you visit the Dubrova Park of sculptures, the small town of Plomin and the village of Pican.

Holiday Home is rented weekly from Saturday to Saturday. Out of the high season (June-15.September), we might accept the booking from Sunday to Sunday on a case to case basis.

Cancellation Policy:

The declarations of cancellation must be provided in writing. In the event of a cancellation by the tenant/guest, the deposit will be forfeited. If the tenant withdraws 6 weeks before the beginning of the rental period, 50% of the agreed rental sum will be withheld. If the tenant withdraws 3 weeks before the start of the rental period, he remains liable for 80% of the agreed rental sum, unless a different rental period is possible at the same conditions. We recommend arranging a travel cancellation insurance.

30% of the total price is required to pay within 5 days to secure your booking. The payment balance should be paid no later than 6 weeks prior your stay. If the booking occurs later then 6 weeks prior your stay then the total rental amount is due to pay within 5 days.
