Farmhouse in Pathhead, Nr. Edinburgh, Lothians, Scotland - Traditional Farm Cottage, 20 Mins From Central Edinburgh

Hawthorn House is located down a charming country lane with wonderful views. The village of Pathhead with its family run bakery, post office, GP practice, pub and village shop is nearby and Edinburgh is 20mins away by car. Recently converted from two traditional stone cottages knocked together, Hawthorn House looks traditional from the front and modern from the back.

SHORT STAYS: Please do ask, we are very happy to do short stays of 2, 3 or 4 nights.

It has double glazing, luxurious new bathrooms, a gleaming and airy kitchen with huge folding doors onto the patio. The sitting room has a huge TV, there is wifi and a docking station for your ipod. The bookcase is full of books and there is a big bag of children's toys and picture books.

The four bedrooms have fresh linen and pretty views. There are cream carpets in the bedrooms and wooden floors in the hall and reception rooms. The garden is securely fenced and landscaped.

Outside the back door is convenient parking for 3 cars, there is a generous utility room with wheelchair access.

The house is excellently located for Edinburgh and its many attractions (approx 20mins to the centre) as well as the beaches and golf courses of East Lothian.

The owners, David and Emma Dalrymple, live in the UK. They have owned the house for 15 years and have taken great pleasure in renting it out each year for many happy holidays. They also holiday in it themselves but it's so popular they have to go out of season!

Why DAVID DALRYMPLE chose Midlothian

The owners of Hawthorn House have a long family history of living in Midlothian. They farm the surrounding area and have a great affection for this pretty rural area so close to Edinburgh. The property is part of the farm and has recently been lovingly transformed into a stunning new house.

What makes this cottage unique

The house is in a wonderfully tranquil location yet superbly located for trips into nearby Edinburgh. The Edinburgh Festival is practically on your doorstep and yet you can come back to a rural haven after a busy day out.

East Lothian is a couple of miles away, the nearest village there even has a distillery! The beaches, golf courses, walks and restaurants are all within easy reach. Charming North Berwick has a Seabird Centre and even the fast food serves lobster on the pier!

To the South you can take the A68 straight down to St Boswells for the award winning bookshop Main Street Trading or Melrose with its amazing Abbey. Or pretty Kelso.

Or try Musselburgh with its pretty harbour and renown ice cream parlour Luca's.

All this is accessible from your light and airy rural house.

Outside: The garden is partly paved and partly grassed. There is a stone wall and secure fencing to enclose the garden. The garden can be accessed from the house via the kitchen and laundry room without going outside the gates. Please be aware, for yourselves and your children and pets, that farm machinery uses the lane. We have provided a good fence between the garden and the lane and hope you will enjoy seeing the friendly farmer drive past in his tractor. Utility Room: There is a spacious laundry room off the kitchen with a washing machine, ironing board and cleaning equipment including vacuum cleaner. This room also has a door with wheelchair ramp access to a paved patio and then through a gate to the parking area. Cleaning / Towels / Linen / Maid service: Towels and linen are included in the rental. Other: A travel cot and highchair can be provided if you would like. Please let us know when you book so that our housekeeping staff can arrange it for you. We are very happy to have house trained dogs but request that you keep them out of the bedrooms.

Highly recommendable!

We thoroughly enjoyed our stay in the Hawthorne House. The communication was very friendly and helpful. When we needed support in any way (baby bed and high chair, late check out...) the response was prompt and helpful. The house is in top condition, and the surroundings are quiet and picturesque. We slept like babies in the country quiet. However our only suggestion would be to pad the mattresses.

The kitchen is roomy and well equipped. The bathrooms are newly renovated and well designed. The internet can be a bit slow.

Renting a car is a must. The house is relatively near park and rides that are inexpensive and very convenient for day trips to Edinburgh and Glasgow.

We'd love to return again in the future and would recommend it to any group of family.

Lovely property and setting

The house is lovely and comfortable and the surroundings are beautiful. As mentioned in a previous review the beds are not the most comfortable, maybe toppers would help? Great base for the Lothians, particularly enjoyed the Kelpies. Livingston outlet was a good choice for a rainy day.

The postcode takes you to the wrong road, so make sure you follow the written instructions for the final bit.

Truly enjoyed this house

We booked Hawthorn House for a family vacation, and thoroughly enjoyed our stay. The location is ideal, just a few minutes outside Edinburgh but far enough away to have the country setting we wanted. The house has been well designed, with everything you could need or want. We were welcomed with tea and cookies on our arrival, nice touch. Having a washer/dryer and WiFi was an added bonus. The kitchen is the jewel of the home and we spent most of our time in there. The views and landscaping make it even more spectacular.

There were six of us and we had plenty of space to stretch out in the house. Everything is new and the house is well cared for, clean and bright. It's located on a beautiful country road that we enjoyed on our morning walks.

There's lots to see and do in the area, we spent a day exploring the Royal Mile and visited the Britannia Yacht (loved it). Apparently there's a great cooking school nearby and I would have loved to have taken a class or two but ran out of time. We did find some delicious treats at the local Pathead bakery however. Also enjoyed a beautiful scenic drive towards Peebles.

Housekeeper, Nicki, was very responsive to our needs and questions and the home owner was quick to look after a problem that we had with the hot water.

I would definitely recommend this house and we hope to enjoy it again some day. As someone previously mentioned, the only downside is having to leave!

Warm and inviting

Our family enjoyed our stay at this beautiful and modern bungalow. The location is secluded and peaceful providing spectacular views of the countryside as well as the adjoining farm. The accommodations were lovely! The bathrooms were very modern. The kitchen was warm and inviting and well equipped. We put this lovely kitchen and dining area to good use during our stay. The housekeeper was very nice and had tea service waiting for us upon arrival! What a pleasant surprise that was:) Our only disappointment were the beds. The mattresses were extremely uncomfortable. Hence the 4 stars instead of 5.

Modern, warm, clean and comfortable holiday house

Hawthorne house is in a lovely area, great views and not overlooked. As a group of six friends we had a comfortable stay despite the cold weather. Lovely walks from the house. We self catered and found the kitchen to be adequately equipped though would advise others to take everything they need as there is no staple provision e.g. oil, sugar and washing up liquid. The housekeeper was very helpful, friendly and responsive to our requests.

There are a huge array of wonderful beaches nearby in East Lothian. Gullane beach is 20mins by car, Tyninghame is 25mins. Or further into Edinburgh, Portobello is 25mins.


Edinburgh Airport is 20mins by car. Edinburgh Waverley train station is 20mins by car. The local village is 1mile away but hiring a car is essential for this location.

Edinburgh - 10 miles

Haddington - 9 miles

Glenkinchie Distillery - 2 miles

Perth - 1 hour by car

Further Details:

There is a vast amount of shopping nearby! The out of town centre Fort Kinnaird is 10mins by car and has a huge M&S, Boots, Tesco home store, Mothercare and an ASDA nextdoor. Straiton Park has Costco, Ikea, M&S, Asda and TK Maxx for starters!

The local town, Dalkeith is building a new Morrisons but has a big Tesco too. Edinburgh has everything else including Harvey Nichols and Mulberry! Cook food will deliver.

There is a Post Office, Bakery, local bank and Village store in Pathhead as well as the Stair Arms pub nearby which serves very good homemade food.

Charming Haddington, 15mins away in East Lothian has an array of independent shops including a superb butcher.
