Hawthorn House is located down a charming country lane with wonderful views. The village of Pathhead with its family run bakery, post office, GP practice, pub and village shop is nearby and Edinburgh is 20mins away by car. Recently converted from two traditional stone cottages knocked together, Hawthorn House looks traditional from the front and modern from the back.

SHORT STAYS: Please do ask, we are very happy to do short stays of 2, 3 or 4 nights.

It has double glazing, luxurious new bathrooms, a gleaming and airy kitchen with huge folding doors onto the patio. The sitting room has a huge TV, there is wifi and a docking station for your ipod. The bookcase is full of books and there is a big bag of children's toys and picture books.

The four bedrooms have fresh linen and pretty views. There are cream carpets in the bedrooms and wooden floors in the hall and reception rooms. The garden is securely fenced and landscaped.

Outside the back door is convenient parking for 3 cars, there is a generous utility room with wheelchair access.

The house is excellently located for Edinburgh and its many attractions (approx 20mins to the centre) as well as the beaches and golf courses of East Lothian.

Fantastic

We had a very enjoyable week at the Cottage in October 2016 with friends. The cottage is beautiful and the listing is very accurate. It was great to find the cottage was as nice as it appears in the photos. It was immaculately clean, spacious and very well presented and maintained. The location was great and we travelled into Edinburgh both by car and from a local station. We enjoyed the peace and quiet the cottage provided whilst enjoyed being so close to the city. The housekeeper was lovely and easily contactable which made the whole experience very pleasant and efficient. We have stayed in many cottages throughout Scotland and I would definitely recommend this one.

Magnificent!!!!

We have had the pleasure of experiencing Hawthorn House and have enjoyed it so much that we do not want to leave!!! The house is in a wonderful peaceful location, yet a 15 min drive and you have shopping facility's and a good range of Resturant's and a Cinema. Edinburgh is easily accessed by rail at nearby Gorebridge or Eskbank straight into the city center and free parking at both Railway Stations. There is a lovely Baker shop, post office and small grocery shop in the village and the local pub has a great resturant for lunch and evening meal's. A little bit further up the road is a wonderful cafe on the Soutra Hill, a must for Home made cakes!!!!. The house is absolutely perfect for families. The open kitchen and patio area is fantastic for alfresco dining. The garden is safe for children and dog's. The bedrooms and living area are very homely and comfortable and the house is kept in spick and span condition. House keeper and Owner are very accommodating and nothing is any trouble to them. The only down fall is that you have to go home at some point!!!!. Wonderful holiday retreat!!!! Thank you for a wonderful experience xx

Wonderful stay in Hawthorn House

The house is beautiful - spacious, tastefully furnished, spotlessly clean and well equipped. It is in a superb location, surrounded by farmland and visited by a selection of wildlife, including hares, deer and a barn owl. The large kitchen has doors across the end, which fully open onto the patio; ideal for "almost open-air" dining on cooler days. A barbecue is provided. Edinburgh is an easy, and very inexpensive, park-and-ride away, and the house is a wonderfully peaceful retreat after a day in the city. I would have no hesitation in recommending this house to anyone looking for a holiday away from it all, with all the amenities of Edinburgh close by.

Family Holiday

This property is of an extremely high standard. It is clean, modern,spacious and in a lovely isolated location yet close to Edinburgh. All of our party which ranged from our two granddaughters aged 11 and 13 up to us pensioners thoroughly enjoyed our holiday here. My wife and I would love to return on our own but, of course, it would be too expensive for two. However, the price for 8 is excellent and probably good for 6.Very highly recommended.

Fabulous family getaway

We booked this holiday relatively last minute for the Easter break and 3 birthday celebrations. Lured by the picturesque and tranquil looking photos and reviews we were not to be disappointed. The owners could not have been more helpful in the booking process and called afterwards to check that we had enjoyed our stay. On arrival, we were greeted by the lovely and helpful housekeeper and a nice cup of Scottish tea!

We met with our friends from overseas and the accommodation was perfect for us (2 families with 4 children aged 5 and under). In particular, the secured gardens and quiet lanes meant that our children were able to explore and play on the lawned grass. The surrounding area is beautiful and tranquil and the friendly farmer invited us to look around his farm and play on the adjoining field.

The accommodation has all that you would need - from the aforementioned fluffy towels, to utensils, crockery, wi-if, TV & DVD, books, games, great showers and laundry room.

The house itself is very well maintained; clean, light, airy and comfortable. We were able to use the location as a base to explore and experience a huge range of activities from the beautiful beaches of Gullane Bents, to Edinburgh, Alnwick and the Highlands.

The only difficulty we experienced was finding somewhere to cater for our dietary needs and we were only able to eat out once in Edinburgh as our little boy has multiple food allergies. However, this was not a problem as with the use of wifi we were able to order supermarket delivery to the door which worked out brilliantly for us.

We had such a magical week in Hawthorn House, waking on Easter Sunday to see the Easter Bunny (hares) bounding in the fields opposite which set up the day for a fabulous Easter egg hunt. Beautiful weather all week made the experience all the more enjoyable. We would definitely recommend Hawthorn House as a holiday getaway and would have happily stayed for another week. All in all a fabulous experience.

peace and tranquility

Lovely property, good size, great kitchen with spacious garden. Fantastic for family get together. All amenities were modern and in good working order. We stayed hear, 3 couples and 3 children and every one had great time. It is in a tranquil and peaceful Setting, yet very close to all Edinburgh attractions. A great base to explore and enjoy Edinburgh and the surrounding area. The thing we all agreed what was most desirability aspect of the property was the privacy you get, only the farmer or his wife will pass by "we met them they were lovely, and they let my 5 year old daughter look round the farm" great for quality family time with no interruptions.

The owners of Hawthorn House have a long family history of living in Midlothian. They farm the surrounding area and have a great affection for this pretty rural area so close to Edinburgh. The property is part of the farm and has recently been lovingly transformed into a stunning new house.

There are a huge array of wonderful beaches nearby in East Lothian. Gullane beach is 20mins by car, Tyninghame is 25mins. Or further into Edinburgh, Portobello is 25mins.

Travel:

Edinburgh Airport is 20mins by car. Edinburgh Waverley train station is 20mins by car. The local village is 1mile away but hiring a car is essential for this location.

Distances:

Pathhead - 1 mile

Edinburgh - 10 miles

Haddington - 9 miles

Glenkinchie Distillery - 2 miles

Perth - 1 hour by car

Further Details:

There is a vast amount of shopping nearby! The out of town centre Fort Kinnaird is 10mins by car and has a huge M&S, Boots, Tesco home store, Mothercare and an ASDA nextdoor. Straiton Park has Costco, Ikea, M&S, Asda and TK Maxx for starters!

The local town, Dalkeith is building a new Morrisons but has a big Tesco too. Edinburgh has everything else including Harvey Nichols and Mulberry! Cook food will deliver.

There is a Post Office, Bakery, local bank and Village store in Pathhead as well as the Stair Arms pub nearby which serves very good homemade food.

Charming Haddington, 15mins away in East Lothian has an array of independent shops including a superb butcher.

The house is in a wonderfully tranquil location yet superbly located for trips into nearby Edinburgh. The Edinburgh Festival is practically on your doorstep and yet you can come back to a rural haven after a busy day out. East Lothian is a couple of miles away, the nearest village there even has a distillery! The beaches, golf courses, walks and restaurants are all within easy reach. Charming North Berwick has a Seabird Centre and even the fast food serves lobster on the pier! To the South you can take the A68 straight down to St Boswells for the award winning bookshop Main Street Trading or Melrose with its amazing Abbey. Or pretty Kelso. Or try Musselburgh with its pretty harbour and renown ice cream parlour Luca's. All this is accessible from your light and airy rural house.

Notes:

  • Outside: The garden is partly paved and partly grassed. There is a stone wall and secure fencing to enclose the garden. The garden can be accessed from the house via the kitchen and laundry room without going outside the gates. Please be aware, for yourselves and your children and pets, that farm machinery uses the lane. We have provided a good fence between the garden and the lane and hope you will enjoy seeing the friendly farmer drive past in his tractor. Utility Room: There is a spacious laundry room off the kitchen with a washing machine, ironing board and cleaning equipment including vacuum cleaner. This room also has a door with wheelchair ramp access to a paved patio and then through a gate to the parking area. Cleaning / Towels / Linen / Maid service: Towels and linen are included in the rental. Other: A travel cot and highchair can be provided if you would like. Please let us know when you book so that our housekeeping staff can arrange it for you. We are very happy to have house trained dogs but request that you keep them out of the bedrooms.
