Cottage in East Ruston, North Norfolk, England - 5 Minutes Drive From The Sea And 7 Miles From Wroxham The Heart Of The Norfolk Broads

The cottage is modern and is often used as a holiday home by the owners, and therefore equipped and furnished to a very high standard. There are 11 cottages on the development (this is the only 3 bedroom cottage with separate kitchen/diner) private parking, full central heating ,radiators in all bedrooms hall and lounge communal laundry room, towel rails in bathroom and separate shower room, bedding and towels provided, all beds have memory foam mattresses. Delightful views over the lake, which is fine for family and recreational fishing. For serious anglers we have a licence to fish in the Carp Lake adjoining Ruston Reaches. There are a wealth of nearby restaurants and pubs including a pub in the village within walking distance where delicious meals are served in a warm and friendly atmosphere.

About Alfred Levy

We the owners are Sue and Alfred and we acquired Meadow Brown Cottage in 2005 as a holiday home for ourselves and our family. We love going to East Ruston and we find there is a large demand from holidaymakers for cottages like ours. So we decided that by letting it out to others, we can share our enjoyment of the great facilities and the local environment with others.

We are now both retired, and have enjoyed thoroughly refurbishing the cottage to our own high standards. Whilst we use our leisure time to visit many new places we always look forward to our own stays at Meadow Brown every few months as it is so relaxing.

Sue was born in Norfolk and loves returning to her old haunts there

Why Alfred Levy chose East Ruston

We bought Meadow Brown in 2005- having spent a long time searching for something suitable for ourselves. Most places we saw were pleasant but did not have a special feel about them. What attracted us, then, and still does now, is as soon as you walk in the front door and go into the lounge, the view is stunning and you immediately feel relaxed .

Car parking is right by the cottage but off the road,

The Butcher's Arms pub which serves good meals and beer is within walking distance of the cottage.

The cottage is within 15 minutes of Wroxham, Stalham, Potter Heigham, Hickling Broad, Walcott; Sea Palling and Barton Broad.

30 minutes away are the city of Norwich; Great Yarmouth; Cromer and Winterton Beach.

What makes this cottage unique

There is a fishing lake within the grounds which attracted many specialist anglers in the past. Some otters appeared recently, which has reduced the number of large fish. The management committee are constantly reviewing the situation with the intention of eventually restocking the lake. In the meantime families can still enjoy some recreational fishing, However, there is a Carp lake nearby, which still attracts the serious angler.

There are 2 blocks of cottages on the site, and Meadow Brown is on the end of one of the terraces and is the largest cottage and has 3 bedrooms and a separate kitchen.

It is extremely well equipped with all mod cons including dishwasher.

Our son and his family stay each Summer and enjoy all the local beaches and facilities.

Notes on accommodation: cottage will sleep 5 in bedrooms. Sleeping in lounge is not permitted. Pets are not permitted. All beds have memory foam mattresses. Outside: The property has its own large patio with a gate leading on to communal grounds and fishing lake. There are 2 lakes where holiday makers can enjoy fishing. The first is directly in front of the cottages and presents a relaxing and superb view with plenty of wildlife, birds and even a family of otters. The effect of the otters has been to reduce the quantity and quality of the fish stock. However, this is still ideal for all those except the experienced and serious anglers. For them, we can now offer the facilities of the Carp Lake ajoining the property which is fenced and protected fron those predators that enjoy the lakes produce. 2 Passes are available for our guests to fish there but in order to protect that environment we ask our guests to observe the rules of fishing and respect the facilities offered to us by the owners of the lake under licence. Here we ask our holiday makers to report on their catches and ensure that others fishing there can do so without disturbance. Utility Room: There is a communal washing machine- costs £2 per load on site There is an outside oil boiler on patio Cleaning / Towels / Linen / Maid service: The property is fully cleaned before and after each letting. Towels and linen all provided. Other: Outside Patio has large garden table and 6 garden chairs. Parasols and other garden furniture as well as external oil fired boiler, controlled from inside cottage, Hall connecting stairs, kitchen, shower room, and bedroom - 2 bicycles for use of guests

Relaxing, good location

Good sized little cottage, well situated for lots of days out. Utterly tranquil location, with the fishing lake in the back garden. Clean, tidy and well equipped. No WiFi or mobile connection but this was well advertised and a plus in my eyes! TV, DVD player and lots of games and jigsaws meant the internet was not missed. Agree with another reviewer that an information booklet on how to work heating would have been useful, though once we had found the temperature control it was straightforward. Also the kettle was full of limescale. But these are tiny tiny things and we thoroughly recommend the property.

We will either replace the kettle or get rid of the lime scale ,as well as prepare and leave a folder explaining how the programmer thermostat works. We are due to go on a maintenance visit in the next couple of weeks. Our aim is for our holidaymaker tenants to enjoy the property as much as we do. We regard Meadow Brown Cottage as our own second home.

Very good condition. Well furnished. Beautifully appointed

Very comfortable property in good condition. Kitchen is well equipped. Beautiful views of lake at bottom of garden. Was expecting a folder with some information on things like how to controller the boiler but couldn't find that info on site. The only criticism.

Absolutely gorgeous accommodation and area.

The cottages were first class .Beautifully laid out.Everything you needed .,well thought about for everyone's needs.

Bedrooms were spacious and fabulously decorated.

All the other living areas were big and well maintained.

The grounds were magical around the cottage.,maintained of a high standard.

Just a beautiful place and we will be booking again.Ths cottages were immaculate throughout

Lovely place, shame no wifi or signal in Moblie phone

Very quite, beautiful ponds ideal for fishing.

House had everything you need for a stay.

No wifi which was a shame as was told being looked into when rang if in EE no signal for a good 10 minute drive out

Owner's Response: We are pleased you enjoyed our holiday cottage and the surrounding area. Unfortunately we cannot control where EE places its masts. Most people get a good reception using Vodafone or O2 and I would suggest that if you are if the area again that you purchase a Vodafone sim card which is relatively inexpensive. As far as Wifi is concerned, none of the cottages have it and it is not for the lack of trying BT promised to install it and failed. It appears that all the Ruston Reaches cottages are in one of those rural areas where currently Wifi is not available. We do hope you will stay with us again.

Cosy and homely

Wonderful property with lovely views. I would of given it 5 stars if there was WiFi and also I would recommend a clock in the lounge. Otherwise it was fab and would go back.
