This beautiful property, situated at one end of the farmhouse, is built in a traditional rustic style with terracotta tiled floors, exposed stone walls and beamed ceilings.The gite is on two floors (126m2) – a spacious lounge offers two comfy sofas with Satellite TV (offering free to view channels) DVD player with selection of movies and a CD/Radio player.The separate kitchen/diner is bright, modern and equipped with all the appliances you need in a ‘home from home’ including cooker, fridge, freezer, dishwasher, washing machine, toaster etc. The door at the back of the kitchen leads out to a small terrace and the rear garden. In the dining area is a large tiled top table with six chairs.The two spacious bedrooms are reached by a wooden spiral staircase from the lounge area on to a large landing. Bedrooms are furnished with built in wardrobes and offer one king sized double bedroom overlooking the front garden and chestnut trees, the second bedroom can be configured as required

About the property


Le Domaine Gabachou, an eighteenth century former farmhouse that houses 4 beautiful gîtes, is uniquely situated on the tree-lined banks of the famous Canal du Midi. Le Gabachou's gîtes benefit from: Heated pool, shared, usual temp 28C. Sun loungers and shaded pool house. Canal-side location. Use of our private canal boat. 3 acres of gardens. Outdoor eating areas. Close to Carcassonne and Cathar castle country. Modern bikes. BBQs and charcoal provided. Set in landscaped gardens that lead down to the tow path, there are plenty of quiet corners to enjoy a quick snooze in the sunshine or a glass of the local wine. Alternatively sit by the pool from where you can hear the gentle ‘whoosh’ as the canal boats glide by or take cover under the shade of the ancient chestnut trees at the front of the house. Rolling fields and acres of vineyards punctuate the surrounding countryside, in the heart of the Languedoc, – and yet the property is just a 20 minute drive from the unique walled ‘cite’ of Carcassonne. Explore Cathar Castles, La Montagne Noire, medieval towns and colourful markets, all within easy reach. The gîtes, La Maison D’Olives, Le Tournesol and Le Gabachou offer peace and tranquility, coupled with all the comforts you would expect in a real ‘home from home’.Each gîte has its own private seating area, but guests are of course free to enjoy the 3 acre/1 hectare garden and swimming pool. Included in the rental are: BBQ s and charcoal, Table tennis, Fishing rods, Modern bikes, Golf clubs, Tennis and badminton rackets. Our own private canal boat is easily handled and moored on the canal just at the end of the garden.

About Ian Cross

I grew up in Surrey, worked in Germany and travelled extensively in my 20s and 30s, finished up owning the largest oil recycling company in the UK. Sold it in 2006, staying on for 2 years retiring in 2008.

Unfortunately my wife died very suddenly on the day I retired which was a double whammy and i was a complete zombie for a year

I moved to the property in 2009, I needed a change of scenery and an interest.

I have 3 grown up children with families who are able to visit regularly as we are so close to the airports of Carcassonne and Toulouse both well served by flights from UK.

I had no experience of the hospitality industry other than having used it quite a lot over the years and paid one heck of a lot.

I live on site but separated from the gites, a lot of guests can be put off by this I know, but I try to be unobtrusive and with 4 separate apartments and 3 acres of grounds plus a decent sized pool I feel i need to be around to keep on top of things.

I have an excellent house-keeper who really does everything, she has been with me for 5 years now and has everything pretty well under control.

I also have an excellent handyman who keeps all the buildings and services up to scratch and I mainly concentrate on the garden

Why Ian Cross chose Bram

It is attractive in itself, very peaceful and no passing traffic apart from the boats on the canal at the bottom of the garden.

To be honest I had never been to the area before and did not realise the full implications of buying a property with gites,

There were just 2 fairly run-down gites when I bought it - I improved them and enjoyed the first year so much with wonderful guests I renovated other parts of the building and now have 4 gites plus my own quite large accommodation all on the one site.

I sorted out the barn and now have space for my 6 old cars.

The good and the bad thing about the place is that there is always something to do.

The temperate climate allows me to spend so much time out of doors.

I just love living here.

What makes this apartment unique

A beautiful property and grounds.

Tranquil but not isolated.

The town is just 4km away and has all shops and services including doctors' surgeries, supermarkets, bakers and butchers etc

The lovely cities of Carcassonne and Mirepoix are just a short drive from here, then of course there is the lovely "Cathar Country" on the doorstep.

The Midi is an hour away as are the Pyrenees.

Then of course the Canal du Midi is at the bottom of the garden. I could not live so close to the canal and not have a boat so I bought a canal boat for guests to use as well!

Changeover Day:
May to October minimum 7 night stays with Saturday as the normal changeover day
Guests with Friday or Sunday flights can usually stay in the owners house, 2 en-suite rooms available there for €50.00 the night.

Discounted rates for 1 month or more October to May inclusive.

Notes on accommodation: The owner , who lives on site, has 4 cars that guests can experience the pleasure of open-top driving on beautiful traffic-free roads for a modest fee. Final cleaning is included in the rental Just a great place to stay! Outside: 3 acres of grounds, lots of seating areas, several BBQs in grounds, charcoal and tools provided, Easily managed canal boat moored at bottom of garden for use by guests. Instruction given. Shared use of heated pool (6m x 4m), table-tennis/football and other games equipment around, and fishing rods.

Truly amazing place to stay

Just come home from a fantastic holiday staying in La Maison d'Olives - full of character and everything you need. Ian was the perfect host (and very nice 'chap') and couldn't do enough, always on hand to help or give advice - we borrowed bikes to cycle along the wonderful Canal d Midi after we used the boat which was a great day out. Our accommodation was the best we've stayed in - spacious, clean and very comfy beds. Our son loved the swimming pool - and we enjoyed lounging at the poolside in a perfect setting. Plenty to do in the area - Lastours was great as was Mirepoix. Ian can recommend restaurants although we chose to 'come home' each evening and eat in. Thank you again for a wonderful holiday - I certainly recommend it.
