The apartment of 150m2 has 3 bedrooms each with private bathroom, 1 large living/dining room, 1 kitchen. The apartment is restored maintaining the typically Italian country style which is reflected in the original terra cotta tiled floors, the high chestnut beamed ceiling, the fireplace, shutters etc. Il Tello is tastefully furnished and decorated. Also the kitchen is well equipped and with modern facilities.

The living room and adjoing area with dining table and chairs is next to the country kitchen. Sofas and table in front of the old fireplace. The apartment is spacious with windows and shutters in every room.

The room has flat-screen TV, DVD, a selection of books, games, CDs, Dvds. Wi.Fi.

CASA SAN MARTINO is a charming 300 years old stone farmhouse, now converted into 2 Apartments, with a landscape garden and a large and pool with incredible views over the Niccone Valley towards the rolling hills of Tuscany. It has been fully renovated to a high standard but retains original features.The apartment "Il Tello" offers 3 bedrooms, 3 bathrooms, 1 large living/dining room and 1 kitchen. Here on the Umbrian/Tuscany border you are near some of Italys' most beautiful hill top towns, Cortona, Assisi, Perugia, Siena, Pienza and Montepulciano. You can do olive oil and wine tasting. Taste the food of the area. Play tennis nearby or just relax by the pool! The nearby villages with local shops, restaurants and bars can be easily reached by car within 5 minuts.

2 villages, Lisciano Niccone and Mercatale, are located 5-7 minuts away by car. Here you will find a minor supermarket and several local shops such as a baker, two butcher's, two grocery stores, two pharmacies, a postoffice, a policestation, some bars and restaurants etc. Umbertide can be reached within 20 minuts by car. It's a city with all necessary amenities; hospital and emergency department, train -and busstation, several supermarkets and shops etc. Perugia, the Capital of the region, is located 40 minuts away.

Prices are per week in GBP. Arrival time after 4 pm and departure by 10 am.

Apartment/cottage is cleaned before and after change over.
Extra cleaning on request (surcharge)

A beautiful Umbrian retreat

Il Tello is an absolutely lovely place to stay, very peaceful and quiet but with only a 5 min drive to a small supermarket in the village. The villa is equipped with everything you could need and beautifully renovated. Our 2 children loved having their owns bedrooms and bathrooms. The pool and barbecue areas are perfect for relaxing with gorgeous views over the hills and mountains, we were lucky enough to have the place to ourselves so felt completely at home. The owners live on the ground floor, perfect if you need them but never in the way. We visited lots of stunning towns and villages and found all the locals to be really friendly and the whole area very 'untouristy', but be prepared for some long, albeit beautiful, drives!

We swam in the nearby lake and visited a small water park nearby which were great however some might find the area slightly limited for younger children. Overall we had a lovely holiday and would have no hesitation in recommending Casa San Martino and would love to return one day.

Lovely house with great views

We had a nice stay in this lovely house, with a fantastic pool and fabulous views. Everything was very clean, well provided and the hosts are friendly. We did, from the website, however, expect air conditioning as this had come up in our Owners Direct search of facilities. It turned out that the house has only fans in rooms and no mosquito nets on the windows. This led to very hot nights with closed windows and we felt we had not quite been given the facilities advertised. I have never before seen fans in rooms counted as air conditioning, so take care with the small print before booking. Otherwise, a lovely property and a very peaceful location. We saw lots of wildlife, including deer and a wild boar mother and offspring.

The perfect holiday rental in rural Italy!

The sun shone throughout our stay until the last morning when we were dramatically awoken to a stunning thunder and lightning storm - as if to prepare us for our return to northern climes from this Mediterranean idyll.

This villa has everything it says "on the tin" and more, spacious and comfortable and generously appointed with three private bathrooms. It enjoys a glorious elevated setting with wonderful views across the valley and with plenty seated areas outside from which to enjoy it all, particularly around the fantastic pool. Our family group - five adults - had exclusive use of this which was a huge bonus.

We managed to tear ourselves away from this on occasions too to visit some of the other delights of Umbria and Tuscany, all easily accessible by car.

Thank you to our hosts who were charming and helpful and also very discreet. Excellent value!

Beautiful villa, lovely pool, stunning setting.

We arrived at night with two young children, but were welcomed very warmly by Marianne and Fleming. They are multilingual and spoke / understood English clearly. The villa is very beautiful. There are 3 good size bedrooms (2 double, 1 twin) and 3 bathrooms. The kitchen is well equipped. All rooms are very well decorated and homely. The accommodation is on the first floor, which significantly reduces the nuisance of insects. The gardens and swimming pool are beautiful, well maintained and have an amazing view across the valley. The photos provided are accurate, but could never capture how beautiful a property and area this is. These are shared with a one bedroom property - but although this was occupied during our stay, we never had to share the pool. The owners live on site - they were welcoming and we saw them when it was necessary, but it was not intrusive. The villa is in a lovely and quite area of countryside, but close to main roads to access all of Umbria. We travelled to all areas between Orvieto, Soleto, Arezzo and Gubbio.

Great Place To Be!

We are from Germany and we stayed there for one week with our 2 children and our dog. If you like a quite place this is perfect. Great view from the pool into the landscape. The property was perfectly clean and the furniture as well as all the details are very nice and from top-quality. Mrs and Mr. Kjemtrup are also very nice hosts and always helpful. We absolutely recommend to rent this appartment if you are interested in that area as in our POV this is one of the best houses we ever rent in Italy.

Beautiful Umbrian hideaway

My family and I spent a wonderful week at Marianne and Flemings restored farmhouse in August. Marianne and Fleming were wonderful hosts - very welcoming and informative of the local area. The house was very private and the area very peaceful. The farmhouse has been wonderfully restored and furnished to the highest standard. It was very well equipped - like a home from home - we didn't want for anything. The swimming pool was much enjoyed by the children and us alike. There were lots of areas on the grounds to sit and relax in the sun and in the shade. We enjoyed our stay so much we are returning in April and August 2016. We wish we could keep it our secret!
