La Rondinaia is set on a hillside not far from the lively Umbrian town of Pietralunga, a 15 minute drive from the house. In the town are supermarkets, restaurants and cafes, one restaurant La Locanda del Borgo, features in the prestigious Gambero Rosso guide. It is also a great area for country walks.

The house enjoys complete peace and quiet and the most beautiful views over the hills. It is totally private and not over-looked. The house is a beautifully restored old stone farmhouse with chestnut beams and terra-cotta floors throughout. The rooms are generously spacious, beautifully furnished and comfortable. The sitting room has sofas and easy chairs, TV and DVD and a large stone fireplace, it leads through to a dining room for 8 people and to the delightful country kitchen with excellent preparation and cooking areas, kitchen table and chairs and with French windows which open onto a lovely wide patio with its own outdoor dining area and sun loungers where there is a barbecue. The patio with its vine covered pergola looks over the well-maintained herb garden and steps lead down to the pool area with is paved all round and provided with large umbrellas and sun loungers. The views are wonderful. One double bedroom is downstairs with a bathroom adjacent. The other two bedrooms each with a bathroom are upstairs; one has a double bed and the other bedroom has 2 single beds. All the bathrooms have showers but not bath tubs. Downstairs there is also a utility room with washing machine. Free wifi throughout.
The Wifi is provided free and unrestricted. The larger bustling market town of Citta di Castello is a 20 minute drive and has many shops and restaurants plus a weekly market.
