Rotonda West - Trinity Palms Villa, A Spacious, Elegant Villa With It's Own Private Pool And Large Garden

Welcome to Trinity Palms, our beautiful 2000+ sq ft vacation home situated in the deed restricted community of Rotonda West. The villa is situated on an oversized 1/3 acre quiet plot with a long rear garden that is not overlooked. Being set back from the road means no traffic noise can be heard, offering complete peace and quiet.

The villa is fully heated and air conditioned, neutrally decorated with tasteful furnishings to accommodate 6 occupants with everything you could want or imagine. Our family room offers plenty of seating to watch the TV and we have a good selection of DVDs/blue rays, as well as books and family games and puzzles. For those wishing quiet relaxation, we have a formal living area for just reading or taking a cheeky snooze on the couch! Both living rooms have large sliding doors out to the lanai. A separate master suite offers complete privacy from the rest of the house with its own access to the lanai through large pocket sliding doors. A large en-suite bathroom offers sunken tub, large walk in shower and twin marble basins. The Queen and Twin bedrooms are accessed through a small inner hallway off the family room. Both have large built in closets and share a large bathroom with bath, shower, marble topped vanity and built in closet.

There is a fully stocked kitchen, with all the utensils, pots, pans and appliances you will need...and more besides. A large laundry with washer, dryer and ironing board leads to the garage where you will find bicycles, pool toys, beach chairs and parasols.

About Tracey Compton

Hello, we are Barrie and Tracey Compton. We have 2 grown-up daughters and since they were little we have spent many years holidaying in Florida. Starting off in Orlando at the theme parks, but in recent years taking it easier on the Gulf Coast where we can kick back and relax.

It has always been our dream to have our own home in Florida, and in 2013 this dream became a reality.

After many years of renting properties in Florida, in 2013 we decided to take the plunge and invest in a property of our own.

We have come to love the Rotonda area with its beautiful, quiet beaches, parks and great dining and shopping. We have a growing family who love the area and see it as a home away from home.

We like to think we have a very comfortable, well equipped home with everything you could possible need.

What makes this villa unique

Our house is located on the deed restricted community of Rotonda West. There is a large selection of supermarkets within a very short drive, as well as beaches, restaurants and a multitude of golf courses. Both fresh and salt water fishing is available and deep sea charters can be booked.

You couldn't wish for a better location for peace and quiet, but close enough to everything for those times when you fancy something else.

We have an excellent local management company to look after our guests and make sure they are comfortable and help with any questions about local attractions and facilities.

Notes on accommodation: The rear of the villa faces in a Westerly direction for maximum sunshine and magnificent sunsets. The pool is solar heated and electric heating is available at a supplement for the cooler months. We have an outside shower and a very useful pool bathroom. Brand new items for 2014 include, all new bedding, family room furniture, pool blanket and a full plastic outdoor dinner service for 6. There are sun loungers and chairs to relax and enjoy the sunshine, with plenty of shade offered under the oversized lanai. We are situated on green belt land with views of the garden on our 1/3 acre oversized lot. Plenty of trees and shrubbery allow an abundance of birds to watch whilst enjoying the tranquillity. The excellent design of the villa offers a completely separate master suite, offering maximum privacy. The master suite has a king size bed and plenty of storage with sliding doors out to the lanai. Outside: We have a large private garden on a 1/3 acre oversized plot. An extra long driveway sets us back from the road and leads to a double garage with an electric door. We are not overlooked at the rear of the villa and only have 1 near neighbour, an area of trees and shrubs is on the right of the villa. The private pool has been converted to salt water. Don't be put off, this is much better for the hair and skin and doesn't taste salty. It is solar heated with electric heating available at a supplement for the cooler months. We have an outside shower and a pool bathroom. There is lots of outdoor furniture as well as a large dining table with 6 chairs and a gas grill for guests use. We provide 2 adult bicycles and helmets for guests to use, there are new cycle paths in the area making getting around much easier. Utility Room: The Laundry has a large capacity top loading washer and separate dryer. There is an iron and ironing board. Door leads to the garage. Cleaning / Towels / Linen / Maid service: All towels and linens are provided, renters are responsible for cleaning the villa while they are there. A cleaning service is provided according to the length of stay, (see terms and conditions) Other: Fully caged solar and electrically heated pool with large deck area for sunbathing and dining. A large dining area on the lanai has a table for 6, perfect for sunset meals. Outside shower and bathroom. We also have a gas grill and various pool toys.

Great villa in a great piece of heaven

Thank you Tracy for allowing us to rent you lovely villa. This villa was perfect for our needs. Great design with 2 lounges well apart from each other so families could do their own thing. Spacious, well equipped with everything you would need as if you were home. A swim in the heated pool was so relaxing even if the odd January day was a bit cool. Perfect location to get to everywhere you need. Englewood beach, Boca Grande, Venice, shopping at the Mall in Port Charlotte. Handy for the daily walk around the Parade Circle and park with other very friendly walkers, joggers, dog walkers etc. Rotonda is a piece of heaven and after 17 years of coming here we will continue to come. We were so happy with the villa we have booked again for next year and will book for each year thereafter.

A wonderfully relaxing stay

This was our second stay at Trinity Palms and our recent visit was as enjoyable and as relaxing as the last time we visited in 2014. My wife and I chose the villa as our base for a vacation to celebrate our first wedding anniversary and our stay was all we could have wished for. Trinity Palms is extremely well appointed, having all you would wish for in your holiday home and in an excellent location for exploring this part of the Gulf coast of Florida - an area we personally love. The beaches of this part of the Gulf coast are pristine and we spent much of our time beachcombing for shells and sharks teeth on the nearby beaches of Boca Grande, Stumps Pass and Caspersen (near Venice). Further afield the coastal reserves at Lovers Key and Sanibel/Captiva are easily accessible to the South as are Sarasota, St Armands Circle and Siesta Key to the North. For those just wanting to relax by the pool the villa is perfect and we spent many a happy hour watching the resident gopher tortoise in the back garden from the lanai. In summary I wouldn't hesitate to recommend this villa to anyone wanting to visit this area and we certainly hope to return soon.

Excellent House

We thoroughly enjoyed our stay in this excellent house, the area is very peaceful and it is easy to access the local area, where there are numerous supermarkets, shops and restaurants (all within easy reach. The house itself is very well equipped with everything you could possibly need. The house has huge living space, with a brilliant open plan kitchen/family room and the master suite felt like a separate wing of the house! The pool was perfect and a great setting for our afternoon pool games, the pool area is not overlooked at all and the garden is very private, we managed to see a turtle meandering across the back lawn and an armadillo which casually strolled across the driveway one morning. We used the bikes regularly and Rotonda is very well set for bike lanes, so all very safe. The nearest beach is circa 15 minutes in the car and the large cool box and beach equipment very useful. The house feels very much like a home and that is great credit to the owners who were extremely easy to deal with. We have stayed in this area three times now and this house is our number one choice, we will definitely return at some point and thoroughly recommend this house to anyone.

Beautiful Home

This is the second time that we have had the pleasure of staying in this beautiful home. There is everything that you need , the kitchen is fully equipped and there are lots of items left in the larder to start you off. The house is very comfortably furnished and the television package is the best that we have experienced in Florida. We spend most of our time around the pool which has the added benefit a lovely view and solar heating.Tracey is a pleasure to deal with, always gets back to you quickly.

We love this villa so much that we are returning next year.

Coast/Beach:

Rotonda West is a well known vacation area. There are no big crowds here, just plenty of white sand lapped by the warm waters of the Gulf of Mexico, time to relax and get away from it all. But plenty on hand if the fancy takes you. Everything is close, generally 15 minutes by car.

Some of the local beaches throw up fossilised sharks teeth which are millions of years old, also great for fishing and manatee spotting.

Travel:

A car is essential in this part of Florida.

Driving time to airports:

Tampa – 1.5 hours

Sarasota – 45 minutes

Fort Myers – 1 hour

Orlando Parks – 3.5 hours

Distances:

Tampa – 1.5 hours

Sarasota – 45 minutes

Port Charlotte – 15 minutes

Fort Myers – 1 hour

Boca Grande Causeway – 10 minutes

Further Details:

Fishing:

There are both saltwater and fresh fishing opportunities. Fishing in Rotonda West is catch and release. Licenses are required and the fish and bait stores will advise you on these and the best locations for the time of year you are visiting.

Shopping:

There are two local supermarkets within a short drive of our home. Publix is found at the junction of 776 and 771. A Winn Dixie is the closest and located on 776 at the Sunnybrook junction. Further along the 776 you will find a huge Wal-Mart. We thoroughly recommend a trip to the Dollar Tree for all your toiletries and detergents, these items can be ridiculously expensive when totted up. They also sell a surprising amount of food and cookery items.

For retail therapy, nearby Port Charlotte is only about 15 minutes by car and boasts a large mall. Dillard’s, Macy’s, Hollister, Hallmark and J C Penny’s are a few of the shops in this mall. A must, is a trip to the Miromar Outlet Mall at Fort Myers. Sarasota has some great Malls and is a lovely place to visit, particularly the marina.

State Parks:

These are plentiful on the Cape Haze Peninsular and offer the visitor an opportunity to see and experience nature at its best. One close by is the Myakka State Park which protects one of Florida’s most diverse natural areas: 45square miles of wetlands, prairies and woodlands. Myakka is popular for hiking, fishing, camping and wildlife observation. Here you will find the canopy

walkway culminating in the Tree Top Tower. Spectacular!!

Theme Parks:

If you fancy a trip to a theme park, Busch Gardens in Tampa is the closest. It is about a 90 minute drive away but well worth the trip. You can often get deals to get a 2nd day free or even all day dining for no extra charge. Look out for offers on the Busch Gardens website. Orlando is a little further and takes about 2.5 hours, it may be worth combining it with an overnight stay to get the most out of your day.
