In the breathtaking countryside of Rome the villa is set among hills.Beautifull gardens where roses ,lavander, rosmary are surronded by olives,cherries, figs threes. In its own 12 acres of land with vineyard,orchard and gardens.it is furnished to a good standard.

On the lawn where wildlife flourishes there is a large (14x7m) outdoor salt water swimming pool with roman steps,surronded by 5000 mt roses garden, which creates a relaxing environment. From this infinity sea blue pool guests will enjoy the spectacular scenery of the hills and the peace and quiet of this beautiful rural hideaway.

There is a lovely two-acre country gardens surrounding the property with its riot of colours ( flower beds and fruit trees )and it is complete with furniture:a perfect place for an alfresco dining in the shade of a gazebo on a sunny day.

This two-storey villa provides accommodation for parties from four to eigth people. Downstairs there is a spacious living room with handmade terracotta floor and open beam ceiling, which evokes typical Italian country houses.The room boasts a marble fireplace, quality furniture and soft furnishings. French doors lead to a portico with a table seating up to eight people. Next to the living room there is a double room with en-suite shower room and toilet.The kitchen is well equipped.

A flight of marble steps lead upstairs where there are three double rooms, one bathroom and one shower room. The rooms have brightly painted walls and are furnished with family heirlooms and antiques.

Free Wi-Fi and satellite TV are provided.All the rooms of villa are provided of mosquito's nets.

The house enjoys a splendid location for exploring villages ,towns,castles,monastries and abeys set in middle Italy.The nearest village is just few minuts away with its shops which offer delicious fresh homemade local produce. Rome is 50km far away (less than one hour’s train journey). The station is at 10 minuts driving.Nearby it's found an intresting archeaologicall roman site of Ocriculum that worth the effort to visit .

About sabrina

I was born in Rome where I attended university.My working experience was as a director of documentary about food, gardenig and tipical products.My life was good but very stressed in Rome so, I decided to spend more time in reunion with the nature.I moved to the coutryside in magliano sabina and decided to set up an organic farm.I started to plant and grown my own olives,around 400 plants,wineyard, fruit trees and vegetables, that has given me great pleasure. The result of my labours is a farm house where i now rent to guest and to offer them a great time to family and groups of friends.

Why sabrina chose Rieti Province

The villa build from my family 20 year ago.An architect designed the interior.We made all the paints,and trompe l'oeil.

I love this area because even if is located in a very silent and quite place in coutryside it is in near Rome,at only 50 km,reacheable by motorway or train.This is a rural area with fantastic views. Other cities such as Orvieto, Viterbo are at only 30 minuts of car.nearby there is an archaelogical site Ocriculum that worth the effort to visit it.

It is possible to book cooking class how to make pizza, lasagne, fettucine,pasta,and others.In the basement there is a big profesional kitchen.

We were 6 family members and used Villa Surya as a base for day trips to Viterbo,Spoleto,Orvieto,Caprarola,Bomarzo,Montefiascone and Narni.We were able to make day trips to Rome with a special 7 euro ticket which also included bus transportation within Rome..so were able to visit a gallery,have lunch, and return to the peace and quiet of Magliano Sabina in the evening.Our hostess Sabrina give us tips on local eateries,and provided us with home made jams.

I spent 18 days at Villa Surya with a girlfriend and her grown son. Upon our arrival (an easy 45 minute drive into the countryside from Roma's Fiumicino Airport) we were greeting by our hostess, SabrinaVilla Surva is surrounded by olive and grape orchards, fruit.Excellent is the home-made wine, jams, preserves.The rooms are large, comfortable, and clean with private bathrooms.

Notes on accommodation:the the views from every window are spectacular.You can walk along the propierty and pick up seasonal fruits.The house is on 2 floors 4 double bedrooms, 3 bathrooms, kitchen,livingroom,porch with dinning table and sofas.Particular is the garden with different types of roses and aromatic plants, around the smimming pool, sun beds, tables and chairs offer you a place where enoy the teriffic view on the valley and umbrian hills. wi-fi ,all the rooms have a beatifull view on the garden and surronding hills in 1 bedrooms the bed can be 2 single, 2 bedrooms have the bathroom inner Outside: A big Swimming pool 14x7 mt with salt system, with Romans steps,deep 1 to 1,5 metres that is surrounded for 1 ectar by an informal garden, where old and modern roses and aromatic plants, lavender,rosemary, thyme, creates the perfect setting for relaxing below charming outdoor gazebos. All the space outside are furnished with tables chairs and amacas,there is barbecue in stone. The area is safe and the people around are friendly. Utility Room: washing machine, iron ,tub Cleaning / Towels / Linen / Maid service: towels and linen are included in the price and handed weekly.smimmingpool towels are also provided.On request daily cleaning service . The villa and the garden are really nice and quiet, everything was as in the description and on the photos. The pool was clean and nice. Views on the hills around are beautiful. Sabrina was super nice and helpful. She lives in the house next to the villa - they are connected through the wall. The pool is available only for guests. We can recommend this place.

A wonderful getaway for a family reunion.

We spent two weeks at Sabrina and Jame's glorious home in the Lazio / Umbrian hills. Three generations of family members enjoyed the sun, the pool, and the comforts of the house. The views are classic Italian. The location, near fantastic inexpensive restaurants, pizzerias, and agriturismo restaurants, but just over an hour from Rome and all of its amazing sites, makes Villa Surya the perfect place to experience Italy and Italian life without stress and worries. Sabrina and James were great, attentive hosts. On arrival there was a wonderful collection of marmalades, juices, and fresh vegetables from their organic garden. The fig trees and grape vines were weighed down with ripe fruit, there for the picking. The swimming pool was comfortable, always clean, and extremely relaxing. Evenings were spent outside on the patio, enjoying wonderful Italian wines and meals we cooked in the well-equipped kitchen, and playing games and chatting. On a couple of days there were showers in the afternoon, but the house was large enough for everyone to find a place inside to relax. Sabrina was an informative, knowledgeable host, but never interfering. I enjoyed conversations with her and found her a very interesting person. I would strongly recommend a stay at Villa Surya for anyone wanting to experience this part of Italy and to meet the very kind, considerate couple, Sabrina and James.

Wonderful relaxing family stay

Our ages ranged from two to eighty two and we all had a wonderful time at Sabrina ans James' lovely villa.

We were made very welcome and the house and gardens were beautiful. The views were to die for and the swimming pool was just perfect.

Thank you both for a lovely holiday and we so enjoyed your company on the last evening.

We would definitely go again

All lovely: lovely house and gardens/farm, lovely views, great pool, lovely weather and Sabrina and James were lovely too.

We are a family of 5 and stayed for 2 weeks at the beginning of August, punctuating lounging around reading and swimming with day trips to Rome and nearby sights.

As suggested by Sabrina, we drove to the outskirts of Rome and then used bus, tram and Metro to get into the city; a day's ticket that covers all 3 can be bought from tobacconists for 7 euros. We visited the Colosseum and the Vatican on 2 separate trips, buying tickets at the gate which worked out fine; just get there early.

We restricted ourselves to trips within an hour's drive, including Orvieto and the waterfalls at Mamore, (Cascata delle Marmore), near Terni; both worth a visit.

Most of the things you'll need are available at the MD supermarket that is 7 minutes down the road. There is a restaurant very close that has nice wood fired pizza in the evening, and at half the price in Rome etc.

The house is in the countryside but the journey from Fiumicino is very straightforward. It's nice and quiet although a Cockerel will likely let you know that the sun is up ;-)

The salt water pool is nice and big and lovely to swim in; it trades size for depth, which was perfect as far as we were concerned.

Sabrina and James get on with tending to their farm and are great hosts and very accommodating.

Basic villa with great pool in lovely grounds

Overall we had a good holiday , loved the big pool which is kept clean, and Sabina and James live next door and are are nearly always available . We had some issues - faulty fan, blocked sink and broken pool floor tile which they very quickly resolved for us. They are very friendly and able to advise on sightseeing etc.

The setting is lovely - beautiful gardens, well kept with lots of spaces to sit .

The villa is rustic and not for those looking for a high degree of comfort - some chairs decidedly unstable and not for sitting on! We found the rooms in the villa smaller than we expected from the photos , in particular the living area . The kitchen is small and not really equipped with sufficient crockery and utensils for the advertised capacity of 8, guests, we just managed with 5 in our party. We ate simply or went out so managed ok.

Wi Fi is a bit unpredictable which didn't bother us too much but might if this is really important for you.

The 3 bedrooms upstairs are under the roof space as there is no loft so they get very hot despite our best efforts of using the (noisy) fans and closing the window shutters in the day to block the sun. We stayed in late June/ early July , I imagine this wouldn't be a problem later or earlier in the season.

The other factor which prevented us getting good rest was the nightly barking of dogs - the owners have 3 and there are others in the vicinity. Their dogs are friendly and we are dog lovers and have one of our own but did find the nighttime noise and frequent visits of them into our villa and garden in the day an irritation.

Places we would recommend to visit - Tivoli, Spoleto, Rome (best by train). There are a couple of good local local restaurants nearby which we visited but if you want a town to wander around with more choice , you need to travel further afield.

Overall we had a great family holiday with the highlight having our own pool.

WOW fell in love.........

We were welcome like we were family Sabrina, James and the gorgeous puppies. We had a very stressful time getting to Rome but as soon as we saw the villa, the pool and the amazing views all the stress flew away. We had the most incredible time celebrating my husband's 40th and James and Sabrina came to celebrate with a bottle of bubbles. My 3 year old learn how to swim in the pool and ran around the beautiful acres with the dogs and fed the chickens.....and the sunsets are something else.....we completely fell in love with the place and with Sabrina and James.............we will definitely be back 100%........very highly recommended.....x
