The house has 230 sq.m of living space and is on a hill overlooking the Vendicari Nature Reserve. The house has been built to a high standard with double-height ceilings, high quality fixtures and fittings throughout and features underfloor heating for the cooler months. The house has is fully self-sufficient and carbon neutral with its own water source and is fully powered by Solar Voltaic panels.

About James Isaacs

We are an Anglo/Italian family with roots in Eastern Sicily. We have three young children and have enjoyed spending our holidays in the vicinity of Noto and the wonderful Vendicari nature reserve.

Why James Isaacs chose Noto

The property is a recently built luxury villa featuring traditional Sicilian stone-work of over 230 sq m. It has four large double bedrooms and sleeps ten in comfort. There are two bathrooms - the master bedroom incorporating an ensuite bath/shower room and dressing room.

The house has been built as a place to appreciate nature. It is fully solar-powered and has its own water supply. There is a thirteen metre tiled swimming pool and an outside cooking area featuring barbecue and traditional wood oven (available to use on request).

The property is approximately one hour from Catania by car. It is situated above the Vendicari nature reserve offering panoramic sea views and is ten minutes from the wonderful UNESCO Heritage city of Noto.

What makes this villa unique

The property is four minutes from the main road and is easily accessible via a gated entrance however due to its location a car is required.

The property is designed with comfort in mind and is furnished to a very high standard. There is a fully equipped kitchen featuring dishwasher and fridge/freezer. All of the bedrooms feature plantation-style ceiling fans and are cross-ventilated with windows in two walls. For those wishing to visit in the cooler months the house features underfloor heating and offers a large traditional wood-burning stove. There is a washing machine and wifi is available throughout the house.

This unique property has double-height ceilings and there are plenty of games and books for guests to enjoy.

Notes on accommodation: This is a family house and children are welcome. The swimming pool is 1.6m deep with some steps however non-swimmers must be supervised at all times. The double bedrooms are situated on the 2 corners of the house and are cross-ventilated sharing 2 bathrooms. We recently installed a 39" television and dvd player for evenings in. There are plenty of board games and books to encourage our family and guests to make their own entertainment. There are many shaded areas and the pool area features an outside shower. The property is surrounded by open countryside, olive and almond groves, vineyards and farmland. The house is self sufficient and environmentally friendly. Outside: The house and pool are surrounded by stone terraces and stone walls and features decorative planting. It is still quite a recently built property and we are slowly landscaping and planting around the house. New for this year are the lemon trees. There is an outside table with chairs that seats 20 and numerous chairs and loungers around the pool area. There is a large outside BBQ and cooking area and outside shower. The property sits in its own 3 hectares of private land.

Wonderful villa with fantastic views

The villa is in a beautiful area with fantastic views down to the coast. The swimming pool and terrace one of the nicest we have used. The villa was very well equipped and clean, the bedrooms were all lovely. Lots of books on the shelves, DVD's which we never had to watch as the weather was so beautiful that we sat outside with a glass of wine until bedtime! Beware the mosquitoes though and take repellent.

The only slight downside was the distance the villa was from the road, about 2 km up a dirt track, if we had known we would have hired a 4 wheel drive car. As it was dry we were ok but I think a little rain would have made the track difficult to negotiate.

Overall we had a fantastic week with our 2 children and their partners. Noto and Ragusa highlights of our week. Nature reserve on the coast also worth a visit, lovely walk along the shore.

Magical stay in a beautiful and perfect house!

We spent a week in James' house And we were so sad to leave it at the end!

This house is perfect : very well organized with 4 bedrooms, very clean, toys for the kids, well-equiped kitchen And a wonderful swimming pool !

The swimming pool could be protected for the kids!

The view of the sea is a gift every morning when you wake up!

We could only recommend James'house! It is just the perfect stay to relax, chill, enjoy!

Good house, poor location, dreadful communication.

Let's start with the positives. The house is well designed and the pool and outside space is excellent. The surrounding area is wonderful.

Unfortunately there were a collection of small disappointments that affected our holiday that could have been flagged up in advance;

- the villa is "off grid" to quote the owner at a later date. The approach roads are very rough and a 4x4 is required. Sadly not suitable for road bikes (that was a waste of time and money!)

- it is not in Marina do Noto, in fact it's miles away!

- communication is very poor, make sure you get the elusive Giovanni's phone number in advance to save waiting around in a hot and sticky side road for an hour.

- take some headphones and heavy duty mosquito repellant (to combat the builders working on the adjacent plot and the relentless insects).

If we'd known a few of these things in advance we would have enjoyed our stay much more.

We have many satisfied customers and care a lot about providing good service so we are sorry that it didn't meet all your expectations on this occasion. Just to clarify, the house is clearly and accurately described on both the website and booking contract as 'off grid' and accessed by white road - we even go so far as to recommend guests book rental cars with a high clearance for the short track. The house is a haven for nature lovers and our guests enjoy the location very much. Had you asked about bikes beforehand we would have suggested mountain bikes for the immediate vicinity. We are genuinely surprised and disappointed by your comments - particularly as you made them sometime after you left. Your only note to us during your period of rental was a text saying 'we are in the house, really like it' so we assumed all was well. Certainly we have had no issues with noise at this property and no mention was made during your stay despite us being in contact with each other. However, I think on this occasion we have to accept that possibly the property wasn't exactly what you were looking for but as far as the house is concerned it is very accurately described and there is even a map which shows its exact position. We strive to offer our guests the very best experience possible and if on this occasion the experience wasn't perfect we aim to remedy that. Thanks again for your feedback.

Stunning villa and location

We had a wonderful 2 week holiday at this beautiful villa. The villa is very stylishly decorated and furnished and is spacious too. Outdoors there is a great BBQ and pizza oven. The view from the villa and pool is stunning. The villa is on a hill overlooking the countryside to the sea, which is only 2 kms away. It's in the middle of nowhere, yet only 15 minutes drive from the historic town of Noto which has lots of good restaurants and shops. There is so much to see culturally in the area and there are many excellent local restaurants. We would recommend this property to anyone as it's a peaceful haven to relax in but also has so many things to see and do too. Something for everyone. Very highly recommended.

Beautiful Home

As a family of 5 we were after somewhere tat would tick all the boxes, and we certainly found it here. Magically tucked away amongst the olive and almond groves, the house has all of the independence and tranquility you could ask for, whilst only being a short ride from the sea, shops or local town of Noto. The house is very well furnished, a particular delight for us was the bbq and outdoor oven so we could cook outside. The pool was very warm and the perfect size with steps for the kids to play on as well. A sea view topped off the view and the beaches of Vendicari, San Lorenzo or Noto are no more than a 15 min drive. It is worth noting that the water is some of the clearest in the med and is quite shallow so ideal for kids and the sand is clean and light in colour. Eating out in Noto, Marzamemi, Calamosche or elsewhere is great with a wide and varied choice of local and Italian food. They also cater very well for Coeliacs which was a worry for us, however the government have strict rules on being flexible with dietary requirements. Local supermarkets provide everything you need, whilst Giovanni can help with any other queries you may have.

We had the most relaxing time, our 3 kids (14, 12 and 7) slipped straight into the chilled vibe very easily. Don't forget to vista Noto Antica, Syracusa (esp the market) and Modica.

The coast and surrounding beaches are about 3 miles away and can be reached by car in 10 minutes. There is the choice of the many beaches on the nature reserve - a favourite spot for bird-watchers and walkers - or the more tourist orientated and private beaches towards San Lorenzo and Lido di Noto.


A car is essential. Catania is the nearest airport and about 1 hour by car and

Palermo is a 3 hour drive. There is a ferry service that goes from Pozzallo to Malta about 40 mins away. Siracuse is also about 40 mins away by car with regular ferries to mainland Italy


Noto is the nearest historic town and a Unesco world heritage site. It is about 15 minutes by car. Rosolini and Pacchino are both 20 -25 minutes by car and Siracuse about 40 minutes. Catania is about an hour, Modica, Ragusa, Scigli and Pollazallo also about an hour.

Further Details:

The closest supermarkets are in Rosolini and Noto. There is a very good small supermarket on the main road before Noto called Sipiu and a good selection of butchers and fishmongers in Noto, Rosolini and Pacchino. There is an amazing food market in Siracusa. There is useful info and helpful tips for local shopping in the house. We can arrange to pre stock the fridge by request.
