About the Owner

Dalyan is our second home and we love it. It's heaven. Kate and I spend as many school holidays with our two girls, India 4, and Keira 2, at the villa as we can, and would spend more time there is it wasn't for school :).

Last year we decided to make our dreams come true and bought our wonderful villa in our favourite area of Dalyan. We still can't quite believe it's ours and love sharing this little piece of paradise with our current friends, family and new friends.

We named it Villa 'Arkadas' because that translates to Villa 'Friend' in English and we look forward to growing our friends list of people who love Dalyan and the villa as much as we do.

My whole family stayed in villa Arkadas with two young grandchildren for three weeks and would highly recommended it to anyone. The villa was beautiful and well maintained to a very high standard. It is located away from main roads next to fruit fields and is very private and peaceful-perfect for relaxing around the pool, which was much bigger than it appears in the pictures. All the rooms are really clean and had everything we need to make our stay easy and comfortable.Town is just a short walk away which has loads of bars, restaurants and shops and is also where we got a taxi boat for a really low price to go to the beach and mud baths. This villa had everything me and my family needed to make our holiday enjoyable, and the view of the mountains from the balcony is breath taking first thing in the morning. Worth every penny and we will be staying there again.

Beautiful two weeks in Dalyan

Just returned from a wonderful two weeks in Villa Arkadas,cannot fault this villa, wonderfully spacious and clean. On arrival greeted by Durmus,a local man who was very helpful throughout our stay.The Villa is located a 10-15 mins stroll to town,opposite a orange grove so we wasn't overlooked,enjoyed watching the sun set over the mountains of an evening. The kitchen is very well equipped and we cooked some lovely bbq meals.The apple tv and internet was a welcome break for the children when the heat of the day got to much.The pool area is lovely and also the terrace area for those who wish to stay out of the sun. An added novelty was the Villa dog "woof" (whose name got changed to Martin on our stay!),he greeted us on our return to the villa of an evening. The villa also had a traditional kotsh (think that is how you spell it ) in the garden which was used during the day by the children and a social space by the adults of an evening. Can highly recommend this villa for a relaxing stay in Dalyan.

An absolutely stunning villa - highly recommended

This is an exceptionally beautiful and really spacious villa which is maintained to an incredibly high standard. The setting is perfect - on a quiet road with views across the hills - and it's only a short walk into town. There is a resident dog (Woof!) who is adorable and the villa manager is an absolute joy and so helpful and friendly. The place was spotless when we arrived, the gardens and pool are divine, and the villa is really well equipped with everything you'd need for a wonderful holiday. We spent most of our days lounging around by the pool and it was so relaxing!

Absolutely fantastic

Villa Arkadas is exactly what it says on the tin.....and then some.

Just a short stroll from the town centre and in a peaceful area of Dalyan, it's location is perfect. The villa itself is a credit to it's owners, well laid out bedrooms and finished to a high standard with quality fittings and furniture. As for the pool area, you couldn't ask for a more relaxing garden to chill out in. Having said all that you have the added bonus of a Durmus.........he helps you settle in to the villa, he maintains the gardens and is ever helpful for any of your needs. This was our first villa experience and has now spoiled us in the fact that hotels are a second option. Well done to the owners Toby and Kate who provided us with a luxury villa and a peaceful and enjoyable holiday.

Looking for tranquility? You've just found it.

You know that feeling you get, when you find a place to stay and it feels like home? Staying at Villa Arkadas gives just that.

It's a beautiful villa, in a peaceful part of the town, overlooking mountains and orange groves.

The villa is impeccably clean, with a lovely pool, and (if you're a little geeky like me) high speed wifi. There are 4 bedrooms, 3 bathrooms, and air conditioning throughout.

It really does feel like staying at a home (not a hotel), it's warm and welcoming with artwork, all new appliances, a mini speaker so you can play music, and a few books too.

It's about 15-17 mins walk into the centre of town. If you're feeling lazy or inebriated, it's a 10 lira (£2 ride) back at night. I enjoyed the walks in and back.

We stayed in June, which was low season, perfect weather. The locals are warm, friendly, and honest. There's a main shopping street with lovely restaurants and gift shops, and the walk along the river towards the lake is incredibly peaceful.

One last thing, the villa has a secret weapon in the shape of a man called Dormus. He looks after Toby and Kate's place, helps you check in, out, and visited regularly to see if we needed anything. And co-ordinated our rides to and from the airport and trips on boats and to Hamams. He's such a warm hearted honest man, and the experience was so much better with his assistance and presence.

I wanted to extend our stay but the villa was booked. It's a place I felt connected too as soon as I arrived. I'm lucky enough to know the owners and they are wonderful friends. Stay at Villa Arkadas, the only regret you'll have is the feeling you get when you get home (writing a review) and wishing you were back...

Perfect Villa in Dalyan

Villa Arkadas has been a wonderful home from home for us for the last ten days. Having been stung previously by a villa that turned out to be in Ocular, Arkadas is exactly where it says it is. About 4 mins from the Calbis and 12 mins from Sinan's if you know the Gulpinar end of town. The villa is lucky to look over an orange grove, not just other villas. The bedrooms are all a good size. And if you think the person who has the downstairs bedroom has drawn the short straw, wait til you realise they have the sun on their little private terrace all morning!

I can vouch that the villa is exactly as described on the site here. Other hidden bonuses are the jawbone for playing music and the water cooler which saved us lugging a lot of water bottles in from town.

Durmus looks after the villa for Toby and Kate and is truly helpful. If we ever buy a villa here ourselves it will be close to this location and we will engage Durmus' services!

We hope to be back in 2015.

Villa Arkadas and Dalyan offer everything a family holiday should - relaxing location, sunshine, fabulous food, lovely people and lots to do if you wish. Our kids love it and it's so safe for them to play and explore. We almost want to keep this place quiet because it's so beautiful and untouched and at the same time want to share it with everyone.

Special interest holidays:

Great area for cycling and walking, scuba and snorkelling. horse riding, boating, canoeing, white water rafting etc. The ancient city of Caunos (3000 yrs BC) is a 15-20 min walk away from Dalyan and has only recently begun to be excavated. A plethora of excellent river-side restaurants often provide views of the famous Lycian rock tombs, a fabulous setting for an evening meal. They are an inspiration to all who see them.


Dalyan remains relatively undiscovered and retains lots of its traditional Turkish hospitality and charm. It stands on the banks of the river which runs from the beautiful Koycegiz lake, past the rock tombs and through the reeds to the Iztuzu beach and the Mediterranean Sea. The beach is approx 12km away and can be reached by car or by taking one of the many local river boats this in its self is a great experience and is what most holiday makers do and end up doing it more than once.


Dalaman airport is just 25 minutes drive away from Villa Arkadas.

We can arrange to have you picked up from the airport and dropped back off for around £60 total and we always organise a 'meet and greet' service for you free of charge.

Car hire isn't recommended as taxi rides are very inexpensive. Many restaurants offer a free pick up and drop off service too from the villa.


Villa Arkadas is located just 7 minutes stroll from the riverside at Dalyan, in a quiet rural community. There are a few other villas around but these are interspersed by small holdings and local houses, so it is very quiet but with a real sense of security.

Further Details:

Dalyan is in an area of outstanding natural beauty, and the river delta is a national conservation site. There are many historic sites in and around Dalyan. The harbour offers rare and varied bird and animal life attracted by the reed beds. You can enjoy the Aegean coast which is the most beautiful coastline of Turkey, with pine clad mountains dropping into the clear blue waters. The weather is generally very good all the way through from April to October and can get very hot in the middle of Summer. There tends to be a gentle breeze which is welcome either in off the sea or from the mountains.

Turtle beach is well known for the Caretta caretta (Loggerhead sea turtle), an endangered species that has existed for about 45 million years.

The Rock Tombs overlooking Dalyan were built to house the dead Kings from the ancient City of Kaunos and offer an impressive sight that inspires all that see them. During your holiday you will see them almost every day and at each glance you'll wonder at just how the ancient people of Kaunos carved such features with just the most basic of tools. When illuminated at night the splendour is amplified with the orange glow.

For some good (and dirty) fun, head for the Sultaniye Hot Springs, on the southeast shore of Lake Köycegiz, which are accessible from both Köycegiz and Dalyan. These bubbling hot mud pools (temperatures can reach 39°C) contain mildly radioactive mineral waters that are rich in chloride, sodium, hydrogen sulphide and bromide; drinking and bathing in the water is said to have a relaxing and beneficial effect on sufferers of rheumatism, skin disorders and bronchitis. At the smaller baths just before the Dalyan River joins the lake, pamper yourself with a restorative body-pack of mud in a steaming sulphur pool.

We get lost in relaxation and love a nice cold Gin and Tonic while we watch the sun going down next to the pool. We have made a home from Villa Arkadas, not just a villa let, and make sure everyone feels comfortable at home when they visit. Sometimes its easier to rely on what others say. Guests have previously commented on these features: *speaker system (Jambox that plays off bluetooth so you can enjoy your own music * apple tv (we leave all the log in information for things like Netflix) * the water cooler in the kitchen (to save you carrying water from the shops), * the friendly dog 'Woof' that sits in the garden * our Turkish mobile for making local calls * our friend and villa and garden manager Durmus who knows about everything about the villa and local area (he genuinely knows the villa better than us!).

  • Notes on accommodation: A private villa in a quiet location, a short distance outside the beautiful village of Dalyan. The villa is a fantastic base from which to explore the Dalyan delta conservation area and stunning coastline. Dalyan itself has a very traditional feel to it and its riverside location overlooked by the Lycean tombs gives it a timeless feel. There are many wonderful restaurants and bars to catering for all tastes. The famous Turtle beach is fantastic and can be reached easily from Dalyan via a water taxi or by road (car/minibus). The beach has the usual beds and umbrellas available and there are a good beach bars. The villa is located just 7 mins walk from the riverside at Dalyan, in a quiet community set in an beautiful surrounding. We look onto an orange orchard and are surrounded by pomegranate fields looking out onto the stunning backdrop of the mountains. If you want peace and quiet but with the option for good food and entertainment close by then our villa is perfect. Outside: The covered outside terrace and dining area (very large and safe for kids outside space) lead out to a stone built barbecue and food preparation area in the beautiful gardens overlooking the orange grove. Outside you will also find a traditional Turkish kosh (a wooden gazebo with cushions) to relax in. [Large private pool 35sq.mtrs, depth 1.4mtrs tapering to 1.6mtr.] [8 sun loungers stored in outside garden room.] Utility Room: An Iron, Ironing Board, Clothes hanger and everything you need is at the villa. Cleaning / Towels / Linen / Maid service: Bed linen and towels are provided, and cleaning is included in the rental price.
