One of a pair of renovated early Victorian Farmworkers Cottages, situated in the Waveney Valley (close to Bungay), in the small village of Ilketshall St Margaret. Peacefully set among the cornfields of our arable farm, but within easy touring distance of the Suffolk Coast - nearest beach at Southwold. The cottage has a lawned and fenced garden at the rear with patio area, flower garden, garden furniture and barbecue. There is ample parking at the front of the cottage along with a further lawned garden with flowerbed. Inside, the cottage has an entrance porch leading to the sitting room; a farmhouse style kitchen with large pantry; utility room and cloakroom/wc. Upstairs there are two bedrooms, 1 double en suite and 1 twin en suite. Oil Central heating. Sorry no smoking or pets. Sleeps 4 + 1 infant. Several inns within 5 miles, nearest 2 miles. Local town with all amenities - 3 miles. Indoor heated swimming pool with slide and gym - under 2 miles. St Peter's Hall restaurant, bar, brewery and brewery shop - 2 miles.

I'm Susan, the wife of John who is co owner of our farming company, along with his brother Richard. We have an arable farm growing wheat, barley and oilseed rape.

The best cottage!

This cottage has everything you could ever need in a holiday home! Susan thought of everything a visitor may need in this home! This was our first time staying here and we wished it was for longer. The home is far more cozier than the pictures show. We are a family of four and had plenty of room. We will for sure be back and will tell all our friends about this beautiful cottage! Shops were close by and if you like walking, there were plenty of trails nearby. Thanks Susan for a wonderful stay!

Fabulous cottage!

The cottage is a delight. It's so well furnished and equipped that it very quickly felt like home. A lovely vase of roses and a home made cake awaited us on arrival, which was a very nice touch.

We found it easy to get around by car to lots of interesting places, so it's a well situated property too. We'd give it 10/10 !

Perfection! Sophisticated country style.

A special trip with my elderly parents, who originate from very near-by, a walk down memory lane. This cottage is without doubt the best of many I have holidayed in. Sue has lovingly created a true gem of a holiday retreat with charm, comfort & individuality. Found just off a quiet lane, with plenty of parking in its own pretty garden, it is in an ideal location for the town of Bungay, & coastal favourites such as Southwold & Dunwich (Dunwich Village Museum & the Fish & Chip Cafe on the beach are a must!) With its high ceilings, traditional furnishings & wonderful rural views you will be reluctant to leave. Sue provides a warm welcome & guides you through the facilities & assets she has thoughtfully provided for your holiday needs & is happy to help with any guidance you may require .Very clean & well equipped. A lovely personal touch is left for your enjoyment in the form of delicious home baked cake & fresh flowers, little gifts that make your stay as special as Grove Farm Cottage! xxx

Tranquility and charm

Grove Farm Cottage is beautifully situated in open countryside. The cottage is very welcoming with a delicious home made cake and all the ingredients for a nice cup of tea at the end of the journey. A vase of roses on the windowsill and sunflowers on the kitchen table give that special touch. The cottage is very well appionted with both bedrooms en suite, a very comfortable and cosy living room with books, DVDs to watch if needed and an extremely well equipped kitchen. There is plenty to do and see in the area and the small town of Bungay, 2 miles away, has plenty of restaurants and individual shops. We will definitely be back. Thank you Sue. Brenda and Kate

Bungay is a delightful market town with individual shops (including antique and gift shops), local inns and restaurants, plus the historic castle, ancient Buttercross and Bungay Museum. It also has beautiful walks around the common, next to the River Waveney, where you can spot plenty of wildlife and also hire boats, bikes or play golf. For evening entertainment, the Fisher Theatre offers various plays, shows and films and on rainy days there is always the indoor swimming pool with water slide. plus an adjoining gym. I really enjoyed meeting you and very much look forward to welcoming you back in the future. Thank you also for leaving the cottage so clean and tidy on your departure, it was much appreciated. I lived the dream!

What a really beautiful cottage in a beautiful setting. I loved feeling remote and surrounded by the glorious fields yet still able to access shops in Halesworth, Bungay, Beccles and beyond. I lived the dream for two weeks and loved watching the harvesting of the oil seed rape and wheat. The pheasant family and hares were also entertaining. The cottage was extremely well equipped and spotlessly clean. The garden was lovely to relax in with a barbecue, in fact some days we just did a little shopping and stayed in the garden to relax in the lovely weather. Sue welcomed us and showed us around and had a gorgeous coffee walnut cake for us - delightful! I wish I had booked for three weeks and not just 2 weeks. We would love to return very soon I miss the solitude already!

Beautiful Cottage and Suroounding area

Fabulous cottage, probably the best we have stayed in, so clean and well equit. The views from the cottage were lovely and we enjoyed watching the tractors working in the fields. Loads to do nearby and we filled everyday. Would definitely book this Cottage cottage in the future when we visit Suffolk again.

The views from the cottage are very far reaching and you can see a great deal of wildlife and country life from the windows, including the combines and tractors - especially during harvest! Suffolk and Norfolk does offer so much for holidays, with it's beautiful coastline, the Norfolk Broads, pretty villages and tourist attractions. A lot of my guests are always amazed with how much there is to do in East Anglia. The holiday cottage is one of a pair of farm workers cottages that came with the farm when the family purchased it in 1968. We decided to renovate the cottage during 2003 and let out for holidays as it hadn't been occupied since 1976. We started in the January that year and finished all the renovations by the beginning of July - just in time for our first booking. Although we have successfully let it through Hoseasons Holidays for the past 11 years, we decided in 2013 to market the property ourselves as we have many returning guests. We were graded 4* again this year by Visit England and were pleased to receive 100% in the cleaning section for the 3rd year running! Situated in countryside, there is plenty of wildlife, including barn owls, buzzards, deer and hares with footpaths

You may like to visit Aldeburgh for shopping and the coast; Orford for its castle and Orford Ness Island - ideal for birdwatching; Thorpeness for walks along the beach and large boating lake with rowing boat/canoe hire. Gorleston has a lovely sandy beach, perfect for children along with Lowestoft and Gt. Yarmouth, where there are amusement parks, donkey rides, Punch and Judy etc

At Minsmere near Dunwich there is the RSPB reserve and further afield are the Norfolk Broads and the cathedral city of Norwich with fantastic shopping.

There are so many visitor attractions locally (please see our website for details - address near the bottom of this page) from Zoos, National Trust Houses, Gardens, Museums, Boat hire on the Broads and local River Waveney, Thetford Forest for Go Ape, bike rides etc. Pleasurewood Hills Theme Park at Lowestoft and the award winning Bewilderwood for youngsters.

The pair of cottages are just off a very minor country lane, but in a good situation for touring both Suffolk and Norfolk. It is in a very peaceful location, quite rural, but of course it has the next door cottage (not a holiday let, but occupied by a family member) and the farm house 1/2 mile down the lane, which doesn't make it feel so isolated. The small country lanes are perfect for cycling and there is a good network of footpaths leading to interesting villages and historical sites. There are several country pubs within a short drive that serve food and the Medieval moated, St Peters Hall in the neighbouring village, has a restaurant, bar and its own brewery and brewery shop. Brewery tours by arrangement.
