A perfectly positioned, extremely well built modern property close to the beach and the town and providing a good size living space which is clean and modern. There is a spacious Neptune Kitchen/dining room with Neptune Accessories. The folding patio doors and verandah allow guests to turn the garden into another living area. Patio doors fold back to allow for lazy days and relaxing evenings with family and friends - eating a fresh fish supper with a glass of wine!!! There is a comfortable, well furnished lounge with ample seating, 3 settees ( 3, 2 and 2 seaters) A useful cloakroom/utility houses the integrated washing machine plus a washbasin and toilet. On the first floor is a Master Bedroom with King Size bed and 2 built in double wardrobes and an En Suite shower room with single walk in shower, washbasin and toilet. Across the landing there is a single room with mirrored wardrobe, 1 smaller Single room and family bathroom consisting of a bath with shower attachment, washbasin and toilet. On the second floor there is a double bedroom with double bed as well as a substantial built in double wardrobe plus a large bathroom with bath,double shower cubicle, washbasin and toilet. Furnishings are of excellent quality and meet all the required safety standards. Under floor heating and wood burning stove (winter only) Co-ordinating decor and accessories. Secure back garden and garage. Ideal location for the beach and a 10 minute walk to The High Street or 2 minutes in the car. The house is an ideal base to explore the Suffolk coast.

About Theresa



I was born in East Anglia and have lived here all my life.

I love the Suffolk Coast and decided to buy a house there. I have two children who are rapidly growing up but still love our beautiful house by the sea.

I like to welcome guests with a home from home feeling and I try to achieve this if you book a stay. Judging by the comments I receive it looks as if I get this right, which is a great bonus.

I am a stickler for detail and try to provide in the house everything I'd look for when booking a holiday home, therefore nothing is too much trouble.

I hope to welcome you to our lovely house.

Why Theresa chose Suffolk

It's proximity to the sea ( about 200 metres from the beach)

The view from the house across the marshes and to the right of the house the sea.

The property is elevated so the view is very clear.

It's a 10 minute walk from the centre, close to all amenities and shops, restaurants etc.

We provide secure parking, which is much sought after in this small town which becomes very busy in the summer months. The house has a garage for you to park your car or if you wish you can park at the front of the house.

The house is beautifully built and finished and the developer paid great attention to detail.

The garden is private and secure and a real sun trap in the summer as you relax on the sofa in the shade.

It's a very traditional seaside town and very popular with all ages, all year round.

What makes this house unique

The property is only 9 years old but still looks very new.

We offer 4 bedrooms to cater for all ages, there are 3 bathrooms and 4 loos so you'll never have to queue!

6 guests will find the house quiet large enough to relax and accommodate them.

It's child friendly too - cot, high chair and stair gate all provided as well as a secure garden.

It has the personal touch, co-ordinating cushions and throws. Soaps and hand wash all provided as standard as is tea, coffee and sugar and other condiments. You can even do your washing before you leave. All bedlinen and towels are provided for your use during your stay too.

It's a great base to explore the Suffolk coast.

We have thoroughly enjoyed our week in this beautiful house. It's so lovely and spacious, well furnished and well equipped with modern appliances. It's in a good location too - so near to the beach and all other amenities. This is probably the best home we have rented in the UK. The welcome hamper was a great surprise. Thank you! J.D. We spent a wonderful Easter and Birthday here. It has been cosy, comfy, blissfully quiet and peaceful. We have been to 2 concerts at Snape, walks on the beach, read and played scrabble. A fantastic break - thank you Theresa, we will be back. N H April 2012

Notes on accommodation: The house is very well presented and the quality of the furniture and soft furnishings excellent. The house is accessed via front or back door ( via garage at back) There is underfloor heating to the ground floor and very efficient solar heat exchange system providing hot water and heating which is set on a timer for continuous hot water. There is one parking space in the garage and other than this it is requested that additional cars park along the road ( Church Farm Road) In designated area. This will then not encroach on our resident neighbours. There are steps and also a slope up to the front of the house, the slope being useful for wheelchair users. The house is ideally placed for the town and coast. Outside: Outside there is a dining table and chairs with a parasol. In the shaded area I provide a relaxing wicker settee with cushions and also a coffee table. There is a water feature which can be quite pleasant when operated during the summer, as you relax in the courtyard of a warm day/evening. There is a small shed for storage. Also and array of games eg Boules and quoits as well as table top football and table top snooker. Large single garage with tumble drier. A good selection of plants and foliage and some fresh herbs in the garden. Utility Room: Utility room housing boiler in cupboard, WC and washbasin. Built in washing machine, iron and ironing board. Linen basket with pegs and washing powder/fabric softener provided. Clothes drier (folding) Cleaning / Towels / Linen / Maid service: Towels and bed linen provided. Property towels and bed linen changed weekly. All linen and towels are 100% cotton. Please note that we will only supply towels and make up beds for the number of guests you quote to us when you book, to a maximum of 6 or 7. Other: Small hallway at front for hanging coats etc. Middle hallway between living room and kitchen with cupboard housing garden cushions and Hoover. Hamper with all 7 night summer bookings.

Great place for friends & family

We stayed with friends plus our 3 kids. We were well accomodated on the 1st floor with double, twin & single for our family, including en suite & family bathroom. Our friends had the spacious 2nd floor with double & large shower room to themselves.

The living areas downstairs are well set up and we lacked nothing. The each is 50m away and the town centre a pleasant 5min walk. There was no noise from neighbours and the beds were really comfy.

Perfect retreat

Our family had a lovely long weekend staying at Sabiales. It was my wife's birthday surprize and we enjoyed every minute of it. We arrived in the dark and did not appreciate the fantastic views out of the front bedroom windows until the following morning. The house is very well equipped, spotlessly clean and furnished with many nice touches. The kitchen is particularly well equipped. The lovely old town of Aldeburgh is only a short walk. Thorpeness is also a lovely old town and can be reached with a slightly longer walk. We would not hesitate to recommend Sabiales and would love to return in the near future..

Perfect place to stay

We (four adults and three children aged 7, 4 and 1) had a lovely long weekend staying at Sabiales. Theresa was incredibly quick to respond to enquiries and very friendly. The house is spotlessly clean and furnished to a really high standard. It was very cosy and warm. The kitchen is superbly well equipped. For us the location of the house was perfect, we could walk into Aldeburgh and onto the beach in a few minutes. Aldeburgh is a wonderful little town with plenty of places to eat and drink and shop, with lots of fresh fish available to buy. The beach is lovely to walk along and the children loved trying to skim the pebbles into the sea. For a longer walk it is possible to walk to Thorpeness which also seemed to have some good pubs, although we didn’t try them. We would certainly return and wouldn’t hesitate to recommend Sabiales.

Comfortable, well-furnished holiday home

Theresa's property was a luxury house to stay in, the weather was atrocious but the house was so warm with underfloor heating & very efficient wood burner. The house had everything needed to make a holiday for 5 adults perfect, it was clean, beautifully furnished & had every piece of equipment that you could need. Thank you Theresa, we will be back.

Highly recommend this property. We thoroughly enjoyed our stay at this beautiful home. There is nothing that is overlooked to make your stay here as comfortable as you need for nothing. The garden in enclosed so is perfectly safe for children and your pet. It is a perfect sun trap where we relaxed with a glass of wine. An ideal location for travelling to nearby attractions. We will book up again as we really chilled out and to stay in such beautiful home. We certainly give this 10 out of 10.
