Villa in Binibeca - Surrounded by sea in quiet location

Very Rare front-line seaside villa - Stunning sunsets across the sea/terrace.

Completely refurbished in May 2015 with new french doors, hardwood decks and sun-blinds for all bedrooms + Air conditioning in all bedrooms and lounge.

Villa is uniquely positioned on a corner site, which means that each bedroom has its own private sea views.

Soak up the atmosphere of the Med as you watch sailing ships gliding past the front of the villa, together with a number of kayaks, fishing boats, luxury yachts. The views at sunset are so beautiful and peaceful.

If booking in September 2016, we have the option of booking 9 days from Wednesday 14 September - Friday 23 September. So for those who like to have slightly more than 7 days this option may suit you. The price will be pro-rated based on days booked and we will consider offering a discount if less rooms are used. e.g just two people using the master bedroom attracts a discount outside of the peak summer season.


- 3 bedrooms / 2 bathroom villa - sleeps 6 people.

- Rooms arranged as 1 x King, 2 x twin rooms.

- All bedrooms have French doors opening onto decking area with full sea views.

Where to cool down/swim:

- Sea Cove - 30 metres walk to sparkling sea cove with pool ladder access. Access is over rocks with some parts being level and easy to use (as steps have been created) and a few places you need to step up (or down) about 25 cms. The rocks can be unsafe for people with limited mobility - i.e. my 95 year old father in poor fitting loose shoes!

- Binibeca Beach - 600m (5 minutes walk) along sealed roadside footpath - it's a quiet residential road with seafront views.

- Gated/fenced swimming pool - 25 metres from villa with secure key access - only for residents (very safe and often empty, as many choose not to pay for pool use). Pool has separate toddler pool plus wide and easy step access for those with limited mobility as the steps with handrail provide safe access. The entrance steps are also a great place to sit and cool down in the water. Poolside sunshades provide added shelter from the sun.


Villa has its own private driveway for 2 cars (NB It is rare for Binibeca's frontline villas to have parking near the villas .


Villa garden is open to the coast and so you can step off terrace straight into the coastal marine reserve.

About the Owner

We are a British/NZ family who have been going to Menorca since 1990's as we have Spanish family based there. We purchased the villa as it was a villa that we had rented every summer for 8 years and when the former owner decided to sell, we decided to buy it in order to secure future access to such an amazing holiday destination.

My husband and I both run our own businesses in the UK. His company is Terminex Limited, a private pest control company (so we can manage Spanish pests!) I am a NZ chartered accountant, who previously worked in the City of London, but in the last 13 years I have established two sports charities in North London which provide numerous free and low cost sports activities and events for children.

My husband and I both coach children's athletics 3 days a week at London Heathside AC.

We love meeting new people and often have visitors to stay with us at our home here in London.

We are the villa's new owners, who as former guests (over 8 consecutive years) we could not find another villa with such an incredible seafront location, and so when the villa went up for sale, we decided to buy it to guarantee at least two weeks of soothing seafront views. We were delighted to discover that over 80% of villa guests return to the villa every summer. Four families have been coming for over 15 years.

Now we can enjoy it in the off-season too, which in 2014 surprised us completely with very pleasant weather. 22 degrees and sunshine in February and 28 degrees with sunshine and warm sea in late October.

Fabulous Stay!

We had a fantastic stay for a week in September.

The villa is lovely, and was exactly as described on the website. It was well maintained, very clean, and extremely well equipped. The provision of bath towels and beach towels was a very nice touch too. It generally felt like home away from home.

Its location is ideal for walking to the shops, going out for dinner or heading to the beach. It is extremely tranquil too.

There is a small store close by for convenience and larger supermarket 5 mins down the road.

The view from all the terraces is absolutely stunning, even better than the photos. The rocks, cliffs, and endless ocean was an incredible sight to see while eating breakfast.

We spent a lot of evenings on the terrace watching the most spectacular sunsets over the ocean.

I wouldn't hesitate to recommend the property as it really was first class.

Would love to visit again in the future.

Breathtaking panoramic sea View!

Sa Petita! A simple villa, with stunning panoramic sea views! Ideal location for eating out, shopping, and a gentle stroll to the beach. The Villa is well equipped, and has very comfy beds, and all the things you need for a holiday in Binibeca! Although there is no pool on site, the morning dips in the sea - followed by the cooling swims in the shared pool up the road, work well. We would definitely rent again.

Star property

The owners deserve much praise for the gem of a property that they have found and subsequently improved under their recent ownership. More for those who want to relax, and with a great set up for families, though with easy access to all sorts of facilities, and nothing is really too far away on Menorca. Highly recommended.

Sa Petita

We stayed at Sa Petita with my kids in the first half of July and we liked the quiet location on the rocky cliff by the sea.

The solidly built and well insulated thermally home has WIFI and TV, it has a lounge, three double bedrooms, 2 bathrooms and kitchen.

Outside it has a wonderful terrace from which you can virtually see only the sea, which is only 40 m away from the house, and from which you can enjoy stunning sunsets. It also has a community swimming pool, about 30 meters away. Within a radius of 15 km are the best restaurants on the island.

This is a great place to relax with family or friends, away from the noisy part of the island. Once you have visited Sa Petita, you cannot forget the beautiful sunset views from the terrace of the house.

Sa Petita

I love this villa and have stayed there with various members of my family every year for the last 21 years! The position is unique - a frontline position on the sea with wonderful views down the coastline. The present owners have upgraded the villa, with new doors and windows and french doors from each bedroom opening onto decking. Although the villa does not have its own pool there is an excellent pool 2 minutes walk away which is quiet and uncrowded and swimming in the creek below the villa is an absolute delight! I can highly recommend a holiday in Sa Petita.

Location Location Location - The views are really stunning. - only 30 metres from the sea (with a fun sea cove for swimming) - Fabulous full sea views from every room. - amazing sea-horizon sunsets (see photos). - a safe gated/fenced large pool only 25 metres from our entrance (for use of community residents only with secure key access). - only 5 minute coastal walk to the relaxing and pretty Binibeca Beach. - very quiet and private location -,quick access to local shops, bars and restaurants - only 2 minutes walk away - Binibeca restaurants and bars only 5 minute walk away - Binibeca tourist train stop is only 50 metres from villa and can take you to several local beaches on south coast.

Special interest holidays:

1. Archaeologists would love the large number of ancient ruins scattered throughout the island - most are free to visit.

2. Bird Watchers would love the large amount of bird life that is protected - many located in special reserves (Menorca received special UNESCO status - as a Biosphere Reserve) that are open to the public for free.

Ancient Monuments:

Menorca seems to have a greater quantity than probably any other Mediterranean island - it could be described as one large open-air museum. Our children love to explore the nooks and crannies of these ancient monuments and seeing how people once lived thousands of years ago.

The significance of these sites in the history of human development has caused the Spanish government to apply for Menorca's monuments to be classified as a World Heritage Site. This classification will help to protect and preserve the monuments, but it may also make access harder and more expensive (most are currently free to visit); so we recommend you go and see them before they become protected.

Terminology Guide:

Taulas = massive T-shaped rock monoliths

Talyots = prehistoric watchtowers on the top of hills

Navetas = prehistoric burial chambers


The villa has a front-line sea front location with uninterrupted views of the sea. The villa is located inside the protected Marine Zone with the sea only a few metres away.

Binibeca Beach is 5 minute walk (about 800 metres). It is a quiet pretty safe beach protected by a cove - with shallow water for first 30 metres (so perfect for young children). There are also no hotels - only private villas.

Beach has it own beach bar with grass sun shades - so very tropical and pretty.


15-20 minute drive from Mahon airport

15-20 minute drive from Mahon (the capital)

10 mins drive to San Luis (local town with banks/shops)

It is very easy without a car, as the villa is at the sea already. The local tourist train (which has a stop 40 metres from the villa) can take you to several local beaches.

Car Hire is recommended if you want to fully explore the numerous beautiful beaches of Menorca, but you could have one week without car and one week with a car, or part week.


Villa is located in Binibeca - so walking distance to walk to main shops and restaurants. A local shop is only 50 metres from the villa and has virtually everything you need - it is fantastic for its size.

10 mins drive to San Luis - to see local fiestas, with 60 horse-riders on stunning stallions and fireworks.

10 mins drive to Punta Prima beach and shops

15 min drive to Alcarfar Beach - a long narrow fishing cave with pretty villas clinging to the rocks.

We recommend

- Visiting Mahon on Tuesday evening, when the whole town is alive with free music and the locals are all out walking the streets.

- Dinner at Fornells (a town in the north) is a fabulous night venue - as restaurants line a palm tree boulevard.

- Closer to home is Cales Fonts, a very pretty fishing cove with sea front restaurants (no cars) which is only 15 minutes by car and close to Mahon city centre.

Notes on prices:
Pricing is based upon 6 guests.
Note: The villa only has bedroom space for 6 guests, although there is a sofa-bed if you have a temporary guest during your stay. Please advise if extra guests are staying, as extra fees are payable for additional guests.

Changeover Day:
Changeover Day - In 2016 we have a Friday changeover during June - July and a Monday changeover during August (as flights are much cheaper on Monday during August).
We can be more flexible in non-peak periods - so from October - May. But as June to September tend to be fully booked it is not so easy to change the changeover day unless bookings either side are happy to change too.
Arrival Time - from 3:30pm onwards
Departure Time - 10am

Air Conditioning: Due to the possible risk of misuse, by leaving the air conditioning on 24/7 with all doors and windows open (it can cost up to £400 extra per week). We therefore require a £200 security deposit, which will be returned at the end of your stay if air conditioning usage is not excessive. NB - we allow up to 400kWh per week which is the equivalent of 4 times normal weekly electricity usage (without air conditioning). So our allowance is very generous and so we would be very surprised for anyone to exceed our usage allowance - unless they were very careless. If you do exceed 400kWh (per week) then we will deduct 25p for every kWh that usage is above 400kWh.

Off Peak:
We may be able to offer some pricing flexibility during non-peak seasons - if not fully booked close to the dates you want. We may also be able to offer discounts if you do not require all three bedrooms during off-peak periods, as our costs can be affected by the amount of bedding/linen that is used. But cost is also affected by the number of hours required to clean the villa after guests depart.

From the Owner

This property's SEASIDE location is SPECTACULAR and is actually located so close to the sea that it is inside the "protected marine zone" - so no-one can ever block the stunning 180 degree views of the sea. From the terrace, you feel like you are on board a ship, as all you can see is the sea and pleasure boats and ships passing by on their way between Mahon, Menorca and Palma, Majorca. The sea cove (50 metres from the villa) has its own sea cave which you can swim inside, and exit from a hole at the rear to access the rocks above - from there you can jump back into the cove below. The colourful fish swimming in the cove are very tame, allowing you to get within inches of them, creating an idyllic feeling of being at one with nature. Our local shop is only 60 metres from the villa entrance.

  • Notes on accommodation: As former guests of the villa over 8 years (and now owners), we loved the personal touches of the former owner, and have worked to provide an even higher service to guests to ensure their stay is truly relaxing and trouble free. We have maintained most of the traditional Spanish villa decor, which includes beautiful Spanish painted plates decorating kitchen walls and Spanish trinkets. We have updated some of the furniture, including a new spacious sofa (which our children love) and which can convert into a spare double bed. We also added a new King Size mattress in the Master bedroom (formerly a twin room). All electrics have also replaced to provide heated towel rails (for cooler months) and also added extra electrical sockets for all your gadgets. We also installed a new oven and new fridge/freezer. Outside: Terrace has: - Direct access to the sea - no fencing to restrict the incredible open views of the sea. - Rectangular tiled (fixed location) outdoor table (seats 6 - 8 people) under open roof - for full views of sea. - Additional white outdoor table with sun umbrella and 4 chairs - 6 x sun loungers - BBQ (that you can locate to suit your preference or wind direction) - Outside entrance to villa has a outdoor shower + cupboard for swimming equipment. Utility Room: Washing Machine Cleaning / Towels / Linen / Maid service: All linen is provided and changed weekly.
