Cottage in Rock, Cornwall, England - Parking for 2 cars and enclosed sunny garden

Denis View is a traditional Cornish stone cottage in Rock offering small but well designed accommodation, ideal for couples or families with young children. It is around 190 years old so has flagstone floors, beamed ceilings and sash windows- all beautifully restored. The cottage is in a fantastic location, just a few minutes walk from the beach, pubs, restaurants and golf course in one direction and shops in the other. You can park your car when you arrive, with no need to use it again until you leave. Despite being small, it is well furnished and fully equipped with everything you need, including plenty of storage space and a separate second wet room toilet/ shower adjoining the garden. The outside space is fantastic with an enclosed, sunny garden and space to park 2 cars. A path runs from outside the front door to the closest beach at Porthilly. The cottage was redecorated and furnished in 2013.

We bought Denis View because we wanted a small holiday property with character. For us the main consideration was location- being close to the water and at the same time near the centre of the village, but in a very quiet spot. Rock is really a fantastic place for family holidays- everything you need is nearby and we particularly like how little we use a car when we are there.

Activity and Interests

Coast/Beach:

The closest beach, at Porthiily is 5 minutes walk down a public footpath, with the main Rock beach about 10 minutes walk down the hill. From there the beach stretches to Daymer Bay, with the coast path taking you on to Greenaway and Polzeath beyond. Polzeath, a lively surf beach is about 10 minutes away by car and the area offers many other spectacular beaches and beautiful coastal walks.

Travel:

Newquay Airport is a 35 minute drive. Bodmin Parkway Station is about 25 minutes.

Distances:

The shops at Rock are about 10 minutes walk away. Padstow is across the Estuary by ferry, which goes from the beach about 10 minutes walk from the cottage. Wadebridge is about 15 minutes drive away.

Further Details:

The local area offers everything you need for fantastic family holidays. Boat parking for dinghies is available at Rock beach where there is also a watersport centre offering RYA sailing lessons, waterskiing, stand up paddleboarding etc. At nearby Polzeath there are surf schools and a number of operators offer coasteering and coastal tours.

There are excellent local shops including bakery, butcher, fish monger, deli, small supermarket, newsagent and post office. You will also find clothes shops such as Crew, White stuff and Jack Wills as well as art galleries.

A good range of pubs and restaurants are within walking distance of the cottage with many more in padstow or in surrounding villages.

Booking Notes:
We are happy to consider short stays, especially away from peak times. 4 nights 75%, 5 nights 83%, 6 nights 90% of the above weekly prices. Please enquire stating number of nights required in message.

We ask for 25% deposit to secure a booking, with the balance to be paid 8 weeks before the start of your stay. Plus a £150 refundable damage deposit to be paid at the same time as the balance.

Please note that we cannot accept bookings less than 10 days before arrival. This is to allow sufficient time for us to send you a key and arrange the cleaner etc.


Changeover Day:
We can be flexible with changeover days, although this may be more difficult at peak times. Please contact us to discuss.

Check in from 4 pm, check out by 10 am.

Notes on prices:
Electricity is not included and is paid by £1 coin meter which is set at 16p per unit (an average price between day and economy 7). Depending on time of year and your usage, this should cost between £1.50 and £3 per day. There will be credit when you arrive- just top it up for your usage.

Linen and Towels are not included- please bring your own.

Notes:

  • Notes on accommodation: Please note that the second bedroom is very small, best suited to children, although the bottom bunk is queen size so can accommodate adults for shorts stays. Heating is by night storage heater/ convector heaters with a heated towel rail in the bathroom. It's easy to keep the cottage warm, thanks to thick stone walls. Please see the note below about local payment for electricity. The Cornish Range is a lovely traditional feature, but not yet functional. The front part of the linhay building (garage) is not accessible to guests. Please note that we don't accept pets or smokers. Outside: Outside the porch there is a slate paved area from which a path leads to the beach. (This is a public right of way but is not heavily used). There is a bench which is great for enjoying a coffee or glass of wine in the sun. The garden gate is immediately opposite the front door, up 2 steps. The garden is surrounded by traditional cornish hedges (slate walls with plants) and so is very private and fully enclosed, with many mature trees and shrubs. Part of the garden is in the sun all day, but also has some shady areas. There is a large picnic table with parasol and a barbecue. The parking area with space for 2 cars is between the garden and "linhay" building, to the rear of which the laundry area and wet room are located. There is a washing line and an outside tap. Utility Room: Small laundry area accessed from parking area with washing machine and tumble dryer. Cleaning / Towels / Linen / Maid service: Towels and linen not included- please bring your own. Duvets and pillows are provided. We expect you to clean the property on departure, it will have been cleaned prior to your arrival. Other: There is a porch for coats and boots with additional storage space. The laundry area/ wet room in the "linhay" building are ideal for coming in from the beach, sailing, surfing or muddy walks.
