Lovely stone converted wine cave, beautiful location in small village. In a terrace of converted wine caves, the accommodation has two generously sized rooms, plus kitchen, bathroom and store room totalling approx 96 sq.m. Bright spacious living area with a high beamed ceiling and wood burner and great views from the window. You will love the shower room and the kitchen is completely and thoughtfully equipped. It has French charm and retains many aspects of its previous life as a wine cave but with all the modern accessories and accoutrements. It is surrounded by wonderful walks from right outside the front door into the hills for miles, it always feels like a quiet oasis after a day’s sightseeing.

About the Owner

I am retired and live in Alton, Hampshire and am lucky enough to have found the same sort of home in France as I have in England ….. by that I mean I lock it up and off I go!! Wonderfully easy living and in France I have the benefits of sitting out in my little courtyard and sampling the local wine and eating the wonderful cheeses, patés, breads and other local produce. However, having enjoyed my pied-à-terre since 2007 I know that I am not going to have the same amount of time to visit as I have had because I have just become a grandmother and so have decided to 'holiday let' until baby is a little older.

A Perfect Location.

We were very impressed with the house in Labastide en Val, it had everything we required, was very clean and all the fittings were of a high quality. The village itself was very peaceful, we enjoyed walking around the area, there are many tracks leading into the hills. All our shopping was done outside the village which was no problem as we made sure we stocked up on the local food and wine on our return from our day trips. There are so many sites to visit nearby, too many to fit into our week there. Highlights include visiting Carcassonne, Lagrasse, and Chateau De Peyrepertuse. We will definitely return to this area and would love to stay in Maggies' charming house again. Thanks for letting us stay there. Alan Taylor and Ulrike Maxrath from Scotland.

You provided so much helpful information and I have never stayed anywhere where so much was provided. Your lovely house is a perfect marriage of modern conveniences and French charm so clean, spacious and comfortable.Favourite moments,opening the shutters to watch the sun come up over the mountains each morning and listening for the cow bells. Perfect in every way!

We chose this beautiful property in La Bastide ev Val because we liked the thought of staying in a converted wine 'cave', and we were not disappointed! The house is situated at the end of the picture perfect village, and is a haven of peace and tranquillity!

The property has a large living area and wonderfully equipped kitchen upstairs, with a view over the surrounding countryside and vineyards. There is a lovely terrace with table and chairs, which is perfect for breakfast or relaxing with a glass of chilled rosé. Downstairs is a beautifully decorated bedroom and bathroom, with a large and very comfy bed! Everywhere was immaculately clean and smelt fragrant and cared for.

Maggie, the owner, could not have been more helpful! From my first enquiry about the property, she was impressive in the speed with which she responded, and was a mine of information about the village and surrounding area. Her customer service was second to none!

We would highly recommend La Bastide to anyone who wants to get to know this amazingly beautiful area, as we did. We will definitely be making a return trip, as we feel it would be hard to find a more lovely and welcoming retreat!

The sweetest little house!

Dear Maggie, from the moment we arrived at your beautiful little place we knew that we could not have made a better choice. We found everything just as we expected and more! The bottle of red wine awaiting our arrival was such a thoughtful gesture - thank you. We loved the tiny hamlet of Labastide, the perfect location to get away from it all, blissful seems the correct word to use. I could go on and on ....! All in all - perfection!

Lovely home in a beautiful area

Nice quiet holiday

We recently stayed at the property, we found the location superb for our needs, it is beautiful countryside and mountains with a gentle sound of a river flowing in front of the window and occasional church bell. The towns of Carcassonne and Trebes with their shops and supermarkets are within 30 minutes drive. The property has everything that one would need - all the mod cons, and a lot of space. A perfect place from which to explore the beautiful area of Languedoc. Our week went so quickly that we wished we had stayed longer. We would definitely come again when we improve our French.

Location

From the Owner

I was looking for a typical old stone property in a quiet rural location to revive me after the stresses of traffic etc. in and around London, but it needed to be near a choice of airports and with good motorway links; I found Labastide-en-Val completely by chance and feel incredibly lucky to have come across this little haven of peace and tranquillity. The village is so pretty, it is very small; I believe the latest count of inhabitants is 70. Everyone is very friendly; if you acknowledge them with a bonjour or bonsoir you will be greeted with the same and a smile. It's just lovely. The medieval city of Carcassonne is a fascinating and a vibrant place to wander around and is just half an hour away. The region enjoys fine weather most of the year, so I feel I've chosen well.

Activity and Interests

Coast/Beach:

Labastide-en-Val is an hour from beaches near Narbonne and Gruissan and lovely little gems like Bages, Peyriac de Mer and La Franqui- Plage.

Barcelona is just 3 hours away – 299kms.

There are swimming holes in the nearby stream all within walking distance and very popular in the summer months with locals.

Travel:

Carcassonne airport is approx 30minutes (34kms) away by car and Toulouse, Blagnac Airport and Montpellier are approx 90 minutes away. A car is essential in this area, and all car hire companies are represented.

Driving down from Calais is a good 10/12 hours journey and a stopover is highly recommended.

Distances:

Carcassonne, Medieval Cité is 30 minutes/30kms

Lagrasse, 14 minutes/15kms. The village is famed for its Abbey, Medieval houses and streets, book and pottery fairs over the summer months, and a lovely 12th century hump backed bridge. It's a good place to explore anytime of the year and has a number of good restaurants

Serviès en Val, only 4 minutes, 4.7 kilometres has a small corner shop and cash machine.

Trèbes – 20 minutes, 13 kilometres is a small town with a Super U supermarket.

Things to do in the area.

Visit pretty villages, go wine-tasting in the many local caves, take a stroll or a bike ride along the Canal du Midi, wander round the sun-drenched historic towns of Carcassonne, with its medieval Cité, Narbonne and Béziers, or spend a day lazing on the endless miles of golden sandy beaches. Beautiful walks in an area that is so peaceful, no fear of hearing a motorway here!

The village of Labastide-en-Val is totally unspoilt; however the bread van comes each morning, so fresh bread is available every day except Wednesdays and various grocery vans visit during the week.

There are beautiful hidden swimming holes within easy walking distance of the house and several swimming lakes nearby; also Carcassonne has a lovely lake with supervised swimming areas and good facilities. There are so many activities to experience and interesting historical Cathar places to explore. The countryside of the Languedoc is incredibly diverse with breathtaking views from the mountains and dramatic waterfalls and then of course the beautiful Mediterranean vegetation of vines, olive trees and thin cypress trees.

There are hiking, cycling and horse riding possibilities nearby and canoeing not far away too.

  • Notes on accommodation: I have said maximum sleeping capacity as 2, however there is the facility to accommodate up to 6. Ideal for a family or close friends. The bedroom, being on the ground floor, is cool in summer, as the house is built into a slope, and is cosy in winter with the help of a wood burning stove and three electric/oil heaters. In the bathroom the heated towel rails are available all year for drying towels plus under floor heating for colder weather. The house has home comforts, books and films which are available for guests to use. We regret that this accommodation is not suitable for toddlers or people with mobility problems. We request that guests do not smoke inside the house. Ideally suited to couples. Outside: Double doors from living room leads out onto small courtyard. There’s a little bistro table with 2 chairs for enjoying breakfasts, lunches and romantic dinners. Small BBQ. Foldaway washing line. There are sun loungers available in the store room. Utility Room: Store Room: Fridge/Freezer, ironing board, clothes dryer, loungers for use on terrace, vacuum cleaner, extra crockery, Magimix food processor, all sorts of extras. Cleaning / Towels / Linen / Maid service: Towels and linen are included and changed weekly. Property will be cleaned at changeover. We do hope that our guests will leave the property as they found it and pay for any breakages or replace.
