Enjoying panoramic views, this sympathetically converted barn is outstandingly comfortable, with ornamental brick fireplace in the living room and is ideally placed for relaxing or exploring. Set in 50 acres of grounds which boast a wealth of wildlife, it is close to the owners home, enjoying its own small garden and patio. The delightful market town of Shipston on Stour (1 mile away) offers shops and an excellent choice of inns and restaurants, Shakespeare's Stratford and the village of Chipping Campden are both within 20 minutes by car. Warwick Castle, Stow-on-the-Wold and NT properties are also nearby.

About Tom Swift

My wife and I purchased Knollands Farm in 2012. We have one daughter, Alannah (aged 7). This small farm (50 acres) is our family home and we are on hand to help assist our holiday cottage guests with recommendations for inns/restaurants/days out if they desire any guidance.

The cottage has been enjoyed by guests for around 10 years. It was advertised through Hoseasons brochure for many years, however, we decided in 2012 that we could offer our clients better value for money by using owners direct.

Tom Swift purchased this cottage in 2012

Why Tom Swift chose Stratford-Upon-Avon area

The property is excellently located being close (1 mile) to the lovely market town of Shipston on Stour (which has a super range of independent shops, inns and restaurants).

The cottage is set in a private position with stunning countryside views.

The Cotswold village of Chipping Camden is also close by and Shakespeare's Stratford only 10 miles away.

What makes this cottage unique

The cottage was converted from a agricultural barn in 1995 using reclaimed brick and timber beams. It is well insulated with oil fired central heating so provides a lovely cosy environment to return home to after a day exploring the Cotswolds. The cottage is the only accommodation on the farm other than the farm house so provides guests with a quiet and private space.

Fabulous stay at a delightful cottage

We thoroughly enjoyed our stay at Pool Meadow cottage. The cottage is perfect - so spacious, spotlessly clean and well supplied with everything needed. Also the outdoor dining area is great with a lovely view over the English countryside. The location was so peaceful and yet just a short drive from the local town. Tom was lovely and helpful and the information provided in the cottage was brilliant too (details on local attractions, guidebooks etc). This was a wonderful stay and I highly recommend the cottage.

Fabulous rural location

This is a beautiful rural setting, ideal for exploring the Cotswolds. The holiday home looks out over glorious Warwickshire countryside and we could never tire of the views from the patio. The accommodation is clean and bright, all of our family needs were taken care of and the owners are helpful and welcoming. We will be back!
