Stunning high-end property

Stunning high-end property, like something out of Grand Designs, in beautiful surroundings with panoramic views.

As a family we relaxed very quickly into our break and with the detailed information provided on the local area, we were able to plan days out and dine at local restaurants which were of a very good standard and very reasonably priced.

We would highly recommend this villa and look forward to returning in 2016 to further explore the region.

Outstanding villa

Exceptionally spacious and well presented villa in a picturess postcard landscape setting. The pictures on owners direct do not do the villa justice. The swimming pool is large and can accommodate an small nation ! We had many plans while there but enjoyed the location so much they all went out the window. Our only negative comment would be ... We had to come home ! We will be coming back next year without a doubt.

Paradise

ALL PLANS WENT OUT THE WINDOW…prior to leaving for our first visit to the villa and Portugal, we bought all the travel guides planned our week. Lisbon was beckoning as was local places like the coast and seaside towns….but we didn’t visit any of them - not a single one!

After getting over our initial surprise at the pure size of the villa [for just the two of us] we just fell in love with the place and simply didn’t want to waste time away from it. Helen, my partner in crime, who booked the villa through Warren [after it had been recommended to her by Nick a work colleague] has never been so relaxed and chilled. Normally, we like to get to know a new area we are visiting and although we did pop out for an occasional meal in local restaurants the only place we wanted to be was relaxing at this wonderful holiday villa,

It is as it looks in photos! in beautiful and clean condition, it has everything you will need and the heated swimming pool was a pure joy. Helen doesn’t do physical, especially swimming, but by golly she did here - plodding around the pool, which has magnificent views over the villages below and beyond, not once a day but at least twice a day! Shocking!

The villa is not perfect, where is? But nothing should take away from what is a purely wonderful villa. Miguel, the original architect, who looks after the villa when Warren isn't around, is always on call and more than happy to help. Miguel tells us Warren has plans to extend the basement area to include a cinema and games room which should be in place by the beginning of 2016.

So much did we love this serene and tranquil villa that we’ve already booked for next year. The two days driving back to England through Spain and France, after ending out week at the villa, Helen was so sad as she was missing this beautiful place so much - but we’ve booked already and will be back in June to this place in our own little bit of paradise!

disappointing

This is a slightly abridged version of an email sent to the owner after our return to which we have not received a reply, some 6 weeks later......

There are some things we did not like about the villa but ultimately they are matters of taste and style and are purely subjective. This is the owners house, not a holiday let.

The pool heating should be clearly declared as extra and the cost stated up front. I also feel that the heating costs would be reduced by the use of a pool cover, the pool is too large to hold the heat efficiently and, on a sunny day, by the time it heats up the day is getting cooler and the heat is lost again. The longest session we managed was an hour, but that was because my son was too stubborn to get out. We made him get out when his teeth started chattering. That's with a wetsuit.

The hammocks were an attractive feature, shame they were mouldy and rotting. We washed them but to no avail.

There were no blackout blinds and the coverage of the curtains was odd, in some rooms there were nets and curtains, in others not.

Sattelite TV is only terrestrial UK channels and the capability of the internet should also be declared for both coverage in the villa and rules on streaming.

We had particularly bad (windy) weather and after a storm the pool heating was not working and that was the case for 2 days. When it was temporarily fixed the whole pool had to be heated again and due to it's size it never warmed properly.

The satellite TV was also out of action for the second half of the second week and was not fixed by the time we left.

As a luxury villa it was missing the luxury associated with a villa of that cost, no welcome pack, make your own beds, no beach towels and no mid stay cleaning. Apart from the actual infrastructure there is nothing luxurious about what is provided. 

At the time of the storm no one came to check everything was ok, it was left for us to report faults. A simple 'sorry about the inconvenience' for the heating, the satellite and the lack of cleaning would have gone a long way.

On a more serious note there are a lot of steps/edges/levels on the terrace and the topography is hard to spot in the sunlight. We never found a fire extinguisher, fire blanket or first aid kit. The internal door handles are lethal, my wife and I both have double cuts on our upper arms. Good job my eldest is just too short to hit his head.

NOT young family friendly. No place to find shade on the terrace. Hard floors.

Owner's Response: Dear Mr Fatkin, my apologies for the slow reply but I was taken ill in Melbourne and was hospitalized, I have since returned to the UK and this is the first time that I have had to respond. 1. ..."This is the owners house, not a holiday let"... I don’t understand your statement. It is a holiday let and not my regular house so please remove the comment. 2. Pool Heating - On the owners direct website it clearly states that the “The pool can be heated (on request)”. In fact when you sent through the enquiry to book the villa on the 30th November, which I returned the same day, I clearly stated in the email before you confirmed the booking on the 3rd December that the heating of the pool is extra. I have been completely transparent in this regard so please remove the comment. Since letting the villa we have had 25 families stay of which 10 of those have had the pool heated. In that time we have had no complaints about the pool temperature even when not heated. I myself, who has a very young family, have spent countless hours in the pool day and night without an issue. 3. Hammocks - I have spoken to the agent managing the changeover at the villa and they have said that there is no evidence of mould however have confirmed that the hammocks were weathered. We have subsequently replaced these with new hammocks. 4. Curtains - There is full coverage of netting and curtains in ALL rooms. 5. Satellite TV & Internet - Yes, the satellite dish only picks up UK terrestrial channels. It is not possible legally to receive SKY. We have tried this in the past however SKY are continuously changing their frequency/coverage. With regards to the internet on the 5th December I sent you a brochure along with the short term tenancy agreement to sign. In the brochure it clearly states that the 4g internet connection does not support video streaming. I have been completely transparent in this regard so please remove the comment. I apologies for the weather and what you experienced was completely out of character for the region and the time of year. Unfortunately the satellite company could only fix the dish the day after you left due to the backlog of requests they we’re fielding. We did try to use an alternative company however when we spoke to the company that supplied the dish they stated that our guarantee would be invalidated if we proceeded down that route. In the villa there is approximately 100 dvd’s hopefully you found these.

We're coming back!

We've just returned from our second visit and we're already missing the place. We've been to a few holiday lets in the past but none come up to this standard. It's a beautiful building, open and spacious, ultra modern yet somehow very homely. We're already planning our third visit! Warren (owner) has been very helpful during both our stays and if we needed anything, Miguel (architect) has always been on hand with a friendly face and good English (useful since our Portuguese is terrible). The property location is great with wide vistas and plenty of open space overlooking hills, vineyards and quaint local strip farming with a variety of textures from the vines, olives and pear crops. Even though the location is very private and rural, the local supermarket is very close by car and it stocks everything that you will need. There's a great little take away in the town, very rustic and much in the local style. The owner greets us with a smile a wave and a handshake every time we visit which makes us feel part of the place.

Lisbon is only 45 mins or so away and on a cloudy day we've been to the Oceanarium which must be one of the best in the world with an amazing variety of sea life (and plenty of sharks!). If you want the beach, it's only a short trip to Foz which is great since it has a stunning cliff view with a savage coast and crashing waves on one side with a quiet lagoon on the other for the little one to play in.

We can't wait to come back, a year will be too long.

For the more adventures try the surf at Santa Cruz or the Super Tubes at Peniche. The city of Lisbon and the town of Caxcai are only 45 minutes away, close enough for a day trip to explore these exciting and vibrant places. The villages of Bombarral and Cadaval are a stones throw away where you can enjoy locally sourced food and wine.

The swimming pool is the main focal point of the measuring 15 (L) x 6 (W) x 1.4 (D) meters. The pool can be heated (on request). Abundance of terraces so everyone can enjoy there own space ! furnished with six sun beds and three permanent hammocks. For those who prefer to retreat from the hot sunshine, shade can be found under a large parasol accompanied with modern wicker furniture enough to seat eight people or retreat to a handful of architectural shaded areas.
