Manor House, Atherington, Nr Barnstaple, North Devon, England - Peaceful Rural Location, 20 Minutes to The Beach, Close to The National Parks Close to Golf Courses

A lovely Old Medieval Barton Manor Farmhouse set near the top of the Devonshire Taw Valley overlooking a beautiful landscape. With 6 acres of landscaped gardens, including paddocks, wildlife ponds and a small wooded area it offers complete privacy and relaxation.

Dating back before 1066 the Medieval Manor of Boreat was once part of a much larger Manorial settlement and is full of History. It was once the Residence for the Kings Chief Tenant of Devon and has also been home to the Secretary for Lord Nelson and one or two Knights.

Sadly following a fire in 1603 much of the Formal Manor was not rebuilt and some of the buildings were used for farming. What remains today at Boreat Manor are the smaller remnants of the original Manor. The Farm buildings have been converted from Barns in to lovely homes and it all sits in a Courtyard setting. A Manor Boundary Wall has a Date Stone of 1604 A.D depicting when part of it was rebuilt. Despite a further fire in 2000 Boreat Manor has retained many of its original features and is a beautiful place to spend a relaxing Family holiday with stunning views over the Devonshire Dales whilst still close to the rugged North Devon Coast; a surfers paradise with its miles of sandy beaches.

Boreat Manor is both secluded and ideally placed for all the major attractions that North Devon has to offer. The closest beaches are a short distance away being Westward Ho!, Instow Beach and Saunton Sands Beach which all sit in a triangulation at the mouth of the Rivers Taw and Torridge. These are great for surfers as well as Croyde beach which is just around the corner from Saunton.

Westward Ho! boasts the Royal North Devon Golf Links course, the Oldest Golf Course in England and is the equivalent to the Scottish St. Andrews Golf Course. We have plenty of Golf Courses close by and Libbaton Golf Club is just 2.5 miles up the road so bring your Clubs!

Exmoor National Park is a short drive as is Dartmoor National Park so Boreat Manor is again ideally situated for walkers, ramblers and anyone wishing to access the Moors and Coast alike for adventure and sport.

The River Taw is just a couple of miles down the road and offers great Fly Fishing for Salmon, Brown Trout and Rainbow Trout. Course fishing is good on the Rivers Taw and Torridge and there are plenty of Large Lakes and Reservoirs stocked with huge fish locally.

Boreat Manor is easily accessed by road only 8 miles from the North Devon Link road and only 30 miles from the Motorway M5 at Tiverton. The City of Exeter and splendid Cathedral is only 30 miles by car but you can take the short trip down to our local Umberleigh Train Station and hop on the train to the centre of Exeter. The trains are regular and take you through the beautiful Taw Valley where you will always see Deer and other Wildlife and maybe even Otters. Rugby Fans will Love Exeter Chiefs at Sandy Park which is Host to the Rugby World Cup!

The National Trust is prominent in our area and from here you can visit many National Trust properties including Castle Drago, Arlington Court.

The Royal Horticultural Society offers Rosemoor Gardens in Torrington, Marwood Hill Gardens near Barnstaple, Arlington Court, Tapely Park at Instow and more so this is ideal for enthusiasts and all 'green fingers'.

Boreat Manor has 5 bedrooms, 2 with En-Suite, a Large Family Bathroom and further Bathroom in the Medieval Wing. There are 6 Reception rooms including a lovely Conservatory with magnificent views towards the Coast.

Underfloor heating, a Wood Burning Stove in a Gothic Stone Fireplace in the Oak Panelled Drawing room and a Villager Wood Burning Stove in the Large Original Open Fire place in the main Sitting room.

The Large Farmhouse Kitchen fitted with all integrated appliances and the Large Breakfast/Dining room with seating for up to 16 at the refectory table is perfect for the Family get together.

We are Family orientated and provide an area for children to play with a toy box and a play area in the garden with swings. A Pool Table is located in the Breakfast/Dining room also. With plenty to do outside the children can enjoy Rambling, Woods, Ducks and Ponies!

The Family Bathroom is very large and includes a Double Walk-In Shower and Free Standing Bath, a High Level WC and Two Wash Basins set in their own Gothic Iron Wash Stands. A baby changing station is provided here. This Large Bathroom sits in the older Medieval Wing and shows off the magnificent Vaulted Ceiling and Exposed Beams.

The two Front Bedrooms have En-Suites and the Master Bedroom has a Large Romantic Gothic Style Oak Four Poster Bed. Both these Bedrooms have the original Natural Wood Burning Fireplaces, though they are no longer used. The other two Bedrooms in the main part of the Manor House share the Large Family Bathroom. These Bedrooms contain beautiful Oak staircases leading down in to the rooms.

The Medieval Wing has the second Kitchen with further Integrated Appliances for you use. There is a Dining area and further Lounge area here. The 5th Bedroom is in The Gallery above with a superb Vaulted Ceiling showing the many exposed beams and has Remote Control Velux Windows. A large aspect window in the Gable Wall of the Gallery looks out towards the North Devon Coast.

The Conservatory off the Medieval Wing Lounge is comfortable and offers lovely panoramic views.

The Main Sitting room/Lounge has comfortable seating arranged around the Large Inglenook Fireplace with a Villager Wood Burning Stove and a Large Leaded Window with enormous Oak Wooden Window Shelf. You can relax and enjoy watching Sky television and look at the Natural Stone in the Large Fireplace pondering their Age and History. The Original Metal Fire Surround and Grate date back Centuries but be careful though as they weigh a Ton!!!

The Oak Wood Panelled Drawing Room with Chesterfield Sofa’s and a Gothic Style Stone Fireplace with Wood Burning Stove offers plenty of peace and time to relax and read one of the many books from the Oak Shelved Library. You are always drawn to play Chess in here though some do play 'Cluedo' and the search begins! The Large Leaded Window has a large Oak Wooden Window Shelf.

The Study provides a further area for peace and a time to catch up on emails and all things 'Office' if you have to. You can use the Study for information about exploring the Local area. The Study has been restored with Oak Shelving and Cabinets and a lovely Oak desk top work-space. The Study boasts an exposed ‘Ships Beam’ with the exposed Oak ceiling joists that date back hundreds of years. These were carefully rescued and restored following the recent fire.

The Main Manor Hall contains the original Flagstones quarried in Delabole, Cornwall which have been cleaned and not lacquered so you can see and feel their real authentic age and wear of Hundreds of years of foot fall. They are grouted with Natural Limestone to bring out the lovely Blue/Grey colour of the Delabole Flagstone. The Flagstones continue in to the Medieval Wing Side Hall. At the Eastern end of the Main Hall a very large heavy Oak Door with glass window above that leads to the Eastern Entrance Porch that is accessed via the original Manorial Courtyard.

The Main Kitchen boasts the Original Manor Cooking Chimney and a Bread Oven that was added in the Age of Iron. The Original ‘Iron’ for hanging Utensils is still in place and visible. The rear of the Bread Oven is currently exposed and as it was damaged years ago but we do have most of the original pieces of Clay and this will be restored in time once we can figure out the ‘Jigsaw’.

Again in the Main Kitchen is a large exposed ‘Central Beam’ with the exposed Oak ceiling joists that date back hundreds of years. These were carefully rescued and restored following the recent fire.

The Main Kitchen leads through to the large Breakfast/Dining room which is also home to the Pool Table and the Main table area for eating with seating for 16+ people. There are French Doors leading out to the original enclosed Courtyard that looks on to the grounds of Boreat Manor and the North Devon Coast. This room was rebuilt but at single storey level however, originally this is where there was an external Cobbled Courtyard with Archway Building over that adjoined the Converted Stone Barn next door. This was the Original South Wing of the Old Manorial Building.

The Main Staircase in the Manor is an exact replica of the original 16th Century Oak staircase that was partially damaged in the recent fire. The Oak has been waxed in the House to darken it to the colour it was from the 16th Century. The Handrail and Spindles on the Gallery in the Medieval Wing are some of the Original main Staircase of the Manor and the colour depicts years of oxidization, smoke, waxing and general ageing.

Both the rear Bedrooms has an Oak Wooden Staircase leading down off the Main Landing in the same style as the Main Staircase. There is space under these two staircases which are often good hiding places for the children when playing ‘Hide and Seek’ though, we Adults use them too. Both Bedrooms have a beautiful exposed Natural Stone Wall and one has an exposed Vaulted Ceiling showing the Natural Timbers.

Most Chandeliers and Wall Lighting in the Manor House were Made by Hand in England & designed after research in to Medieval Lighting to make it as authentic as possible.

Most Doors in the Manor House were carefully designed and Made by Hand from Solid English Oak by local Craftsman.

Boreat Manor is accessed by its own Private 300 Meter long Drive and offers ample Privacy for all Guests. The Private Gated Car Park is vast and there is also parking on the grounds for Horse Boxes.

About Sally-Anne Allen

We moved to Boreat Barton from Winchester in Hampshire 12 years ago with our daughter Georgina and live in a converted barn next to Boreat Manor. We made the decision last year to renovate the property and to let this lovely old farmhouse on a self catering basis to large family groups as we could not bring ourselves to part with it . We love it here each season bring its own special beauty to the landscape and we would not want to live anywhere else. In Spring the fields surrounding Boreat are full of new born lambs, the summer air is filled with the scent of fresh hay and there is an abundance of wild flowers. In Autumn the landscape takes on a colourful hew to be followed by the crisps frost and a sprinkling of snow in Winter.

We are open 365 days a year offering self catering family holidays for large groups, short-breaks weekend an mid-week breaks and room only accommodation (off peak only). We also offer celebration packages and in-house and fine dining with your own private chef.

Our Staff - Caraline and Samatha our are part-time housekeepers. On occasions they will be at the property to greet you when you arrive and you will see them in the grounds from time to time. Please feel free to have a chat with them about Boreat Manor and the local area and amenities. They will be only too please to answer any questions you have.

Mike is our maintenance man and is on hand to carry out any minor repairs and you will also see him giving a helping hand in the garden.

Nick is our gardener and you are sure to see him during your stay mowing the grass or tending the borders.

Mary looks after the horses and other animals as well as helping out with housekeeping duties.

Income from Boreat Manor is being invested in the property and the grounds and we are currently reinstating the woodland ponds and creating pathways and seating areas for our guests to enjoy the stunning scenery.

Boreat Manor is a lovely Medieval Manor and Barton Farmhouse with 10 acres of land and most amazing views. There is no light pollution here and the sky at night is beautifully filled with stars. There are awesome sunsets over the stunning Devonshire Dales. A long Private drive ensures seclusion with no traffic. Boreat Manor may not suitable for wheel chair users as there are steps in the property itself in keeping with an old farmhouse and in the grounds giving access to the property, garden and patio. Barnstaple is just 10 miles. The City of Exeter is only 30 miles with its Cathedral, Shops and Restaurants including Michael Caines. Exmoor is 12 miles, ideal for walkers and Lorna Doone Valley. Dartmoor is close by and includes Okehampton, the Dart Valley and Tavistock. Beaches galore include Westward Ho!, Saunton Sands, Croyde, Woolacombe all great for surfing whilst Golfers will love the 'Links' at Westward Ho! and Saunton, Libbaton is just 2 miles. It's PERFECT!

What makes this farmhouse unique

Peace and tranquillity, the sound of the sheep in the fields and our Dartmoor Pony's, the birds singing, stunning sunsets, fantastic views. Roe Deer are often in the paddocks, the resident Barn Owl hunting at dawn and dusk, you also see the Little Owls! Buzzards, Kestrels, Sparrow Hawks and plenty of Robins, Wrens and tits.The occasional fox in the woods can be seen on Walks. Quiet country lanes and tracks with wooded valleys where you are never far from the crystal clear waters of the rivers, streams and babbling brooks of the Devonshire Dales and Tarka Trail. Boreat Manor is Medieval over 1000 years old and is part of the former Manorial site. Boreat was also used as a Farmhouse and is now restored. It has a magical feel all of its own and children love to explore the rambling house .

We are Pet Friendly and dogs may be accepted by prior arrangement. We do have Stabling and Paddocks for Horse Lovers and this can be arranged prior to booking. The Manor House is spacious and very comfortable and very light. The Manor House renovation retains many original features and restoration has been done sympathetically so there is plenty to see inside. Beds and Mattresses are very comfortable to ensure you get a good nights sleep. The Main Kitchen includes a Central Island with Granite worktop, ideal for chats. The Medieval Wing Kitchen is also fully equiped. Rural Location but close to town and City. Ample Parking for many cars. Parking also available for Horse Boxes. We do not accept single sex groups, a group where the majority is under 21. Outside: The Manor House itself is private and has large private grounds that you can enjoy plus wildlife ponds, one with the resident Ducks. The Gardens and Grounds are ideal for walks and lazing in the Sun. We have Paddocks for Horses including our Dartmoor Ponies and Stabling. There are several cosy patio areas and places for barbecues. There is large Patio area for larger groups and seating is all round. Parking is Private and Gated and close to the House so it's easy to unload etc. A children's play area is on the upper lawn with swings and climbing frame. You can enjoy walks down to the Wooded area where there are 2 larger ponds. We keep things as natural as possible and encourage wild flower. There is enough slope for Winter Snow runs on sledges gaining plenty of speed safely.There are other residents in the surrounding courtyard as the Manor House was once used as a Farmhouse and the Barn buildings have all been converted. Guests are asked to respect the privacy of the other residents. Utility Room: Washing machine/tumble dryer, clothes drying rail Cleaning / Towels / Linen / Maid service: The property is fully cleaned before you arrive, linen and towels are provided free of charge. There is an extra charge for beach towels. Excellent building. Real character and much better than we expected.

A superb holiday place for a large group. The house is tastefully decorated and maintained with some superb period features alongside new extensions. Over 5 acres of land to enjoy too with a duck pond and chicken shed with free range eggs every day! Highly recommended.

We have just spent the best weekend at Boreat Manor! The house and grounds are so much bigger and more beautiful than the photos give the impression of. Absolutely stunning location! The house and rooms are huge with all needs catered for! The little touches that the owners left like flowers and a cake made the weekend so special for everyone! It couldn't have been any better! Furthermore any queries I had in the run up to the weekend the owners were incredibly quick to respond to. Absolutely wonderful!

Booking Notes:
The main Manor House can sleep up to 13.The Medieval Wing can sleep up to 4 people.
£25.00 booking fee on booking. 50% deposit to secure booking, balance due 8 weeks prior to arrival. Refundable damage deposit due with final balance. If booking less than 8 weeks away the full amount including booking fee and refundable damage deposit due at time of booking. Towels and linen provided. Cot and high-chair available on request. If a pet is acceptable there will be £100 and additional refundable damage deposit.

Changeover Day:
Changeover Day is Friday - Arrival 4.00pm Departure 10.00am
There is however some flexibility so please enquire at the time of booking.

Notes on prices:
We offer short breaks at any time of the year. Please make enquiries concerning short breaks and special offers over Christmas and the New Year.
We can arrange many things specific to your requirements prior to your arrival so please ask. There is lost to do and see here and we have many contacts with local activities and facilities.
If you require a HOG ROAST please advise well in advance as this gets booked up quickly throughout the year!
