Cottage and Farmhouse in Ullswater, Eden Valley, Lake District, Cumbria, England - Both Cottages Share A Private Courtyard. Walks From Doorstep WIFI Short Breaks All Year

Mid Town Cottage (sleeps 6) was a former Westmorland farmhouse which has been creatively upgraded and furnished to a high standard, retaining many original features. Its living room with beamed ceiling, deep window sills and cast iron stove shouts character. Next door is little sister Dairy Cottage (sleeps 4) which dates back to the 17th Century and has been lovingly converted, with many of the original nooks and crannies of this ancient Westmorland dairy still evident. Newby is a charming village set in the Eden Valley. The Scottish Borders and Hadrian’s Wall are to the North, the Dales National Park to the South and Keswick and Derwentwater to the West. The historic market towns of Appleby (8 miles), Penrith (8 miles), Kendal (21 miles) are within easy reach and lakes Ullswater and Haweswater are only a short drive away through the unspoilt valleys of Swindale and Sleddale. Many of the major attractions the Lake District has to offer are within easy reach.

Notes on accommodation: Dairy Cottage has a eamed living room with quality furnishings throughout, deep window seat, raised hearth and cast iron stove set within an old feature inglenook fireplace. Creatively designed kitchen/diner is enhanced by an exposed stone faced wall. Engaging bathroom and restful bedrooms, one with combed ceilings, add character. Mid Town Cottage has a well equip kitchen with dining area which is both bright and cheerful in style. Exposed stone wall leading to stairs and spacious attractive landing introduce engaging sleeping arrangements. The master bedroom with beautifully restored original fireplace and four poster bed. Twin bedroom, and third bedroom can be made up as a king-size bed or twin. Occasional bed for 7th guest. Both cottages allow breaks all year round and pets stay for free. Outside: Dairy Cottage has a small private garden with Garden furniture and BBQ. Bike/boat Storage Parking for 3 cars. Shared use of large private courtyard area. Please ignore Owners Direct pro-rata rates as this is not how our break prices are calculated as there are fixed costs like laundry, cleaning, heating etc which have to be covered. Ive asked them to remove the pro-rata pricing as it’s misleading but so far got nowhere with them.

Our out of season short break rates are calculated at 65% of weekly rent for up to 3 nights stay. 75%= 4 nights, 85%= 5 nights, 95% = 6 nights. For school holiday weeks our minimum rate is 80% of weekly rental for up to 4 nights stay, 90% for 5 nights stay and 95% for 6 nights stay.

Manager's Cancellation Policy

  • 50% refund for cancellations more than 7 days before check-in date.
  • 100% refund for cancellations more than 14 days before check-in date.
