About Zana hawkings
Ive lived here for five years now and spent the last 20 in the hills behind us, Its wonderful, peaceful, quiet and I luvvvvvvvvvvvvv it!!!!. I'm very happy to share it with anyone, enthuse about it and tell you all the best places to go and all the things my sons used to love doing here when they were little. We have two dogs, Max - a sheep dog and Alfie a very stupid but lovely cocker spaniel, and two cats. The dogs will hound you unfortunately to throw a ball for them, but are very friendly.
Why Zana hawkings chose Ceredigion
Why this property hmmmm - well its right on the beach, literally about 100m to one of the most beautiful beaches and nature reserves in the UK (in my opinion anyway) and some of the best sunsets for miles - we often wander across with a bottle of wine, sit on the breakwater and watch the sun sink into the sea, or go for a swim when the sea turns pink afterwards. Its a fantastic place for children - if you are looking to withdraw and seek retreat from the madding crowd - its not for you, we are all mad and can be quite a crowd, you will be very much part of the family.and some of us are always here wandering around, rigging up kiteboards, dragging kayaks or gutting mackerel if we've been lucky enough to catch some, glass of wine or bottle of beer in hand and usually covered in paint - that's just me though. Everything here is on a 'go slow' basis, very much Manyana,
What makes this house unique
This property is also adjacent to Blue Island Ceramics, www.blueislandceramics.co.uk a paint your own pottery studio and also an Annie Sloan Paint Stockist - we offer a 10% discount to all guests. Fantastic for adults looking for a bit of chill time - wander across the drive with your glass of wine, sit and chill and paint for a couple of hours.

Quiet, easily accessible but away from it all
Well equipped, comfortable, spacious and situated in beautiful surroundings. Long daily walks taken on the beautiful, empty beach. Friendly locals and other holiday makers, but left alone to enjoy your stay. I would recommend both the accommodation and the location for a relaxing holiday.
We stayed at this lovely property for a week in July. The owner, Zana, could not do enough for us. She left a welcome pack which provided us with our first meal, and even looked after our dog when we went to visit Mt Snowdon for a few hours! Very kind. We enjoyed some lovely walks on the beach and also visited the little zoo in Borth. We hope to return one day.
Lovely Clean and Friendly Holiday Let
Perfect stay for any family especially with children. Our host, Zana could not have been more attentive and welcoming. The property is an annex attached to the main house but your privacy is respected at all times and only a stones throw from the beach with lovely mountain views to the rear. We have stayed in many lets in the area over the years and this is definitely one of the most enjoyable and sociable stays. Zana has added so many thoughtful touches like buckets and spades, picnic baskets and endless books,DVD and games if the Welsh weather does its worst. Would recommend spending a few restful hours in the ceramics painting studio - it allowed me as a busy mum to rediscover a bit of creativity - and so did my boys. Must not forget to mention Archie and Max (Zana's friendly dogs) who keep my boys very entertained. Nice walk to Borth (about 40 mins walk, or taxi for about £4) via the beach (or golf course) where you can enjoy a meal and a drink on the beach terrace at the Victoria Inn watching the sun set over the sea. There is also a small supermarket, fish and chips shops and Indian in Borth. Borth also has a train station with easy access to Aberystwyth and the northern coastal routes.
Perfect holiday excellent location
We had a wonderful time despite the unpredictable welsh weather. The holiday home is a real home away from home with everything you could need. Good selection of books, DVD and board/card games for rainy day. As a family of 6 we were very comfortable and could all sit in living room and around dining table comfortably. The children loved looking at the hand painted plates, bowls etc and thoroughly enjoyed painting their own. Our hosts were all very friendly and helpful and the dogs were really gentle and well behaved. Location is perfect a short walk to the beach and minutes by car to the local shops. We can not think of a way that our experience could have been improved. We were a little concerned about the spiral staircase as our children are aged 6 months to 12 we did not have any issues with the staircase. Thank you very much we look forward to coming back next year
home from home
Very friendly owner, loved the welcome we received including the note on the door, also a helpful son, when I needed a plaster! ,
very well equipped accommodation and lovely location and views.
Would and have recommended this to friends and family
Would suit all ages
My husband and I recently spent a weekend here and were delighted with the property. It was exactly as described, extremely comfortable and we received a very warm welcome from Zana. The area itself is familiar to us and we have visited for over 10 years as we love this part of Wales. It was wonderful to finally find a property of this standard in the Ynyslas area. We would highly recommend.

Activity and Interests
Special interest holidays:
1/3 Mile walk to Ynyslas Nature Reserve which boasts many unusual birds spotted each year, also approx 7 miles to Afon Leri and the Dyfi Osprey Project, which is very popular Bird spotters. A great place also for Hikers, we are right on the Coastal foot path with the latest section just been opened last year inland towards Machynlleth. Cycling is popular, 9 miles from Nant Yr Arian with its 3 challenging bike trails.
1 minute walk to Ynyslas Beach, a beautiful 3 mile long beach, where you can find a secluded peaceful bay all to yourself with safe bathing for young families, and some of the best sunsets you can see, sometimes there are porpoises swimming by and you can see the sunken forest which is exposed at low tide. Extremely popular kite boarding location. Surfing school available most days during the holidays for both children and adults. 1 Mile walk to Borth, shops and great seafront pub.
A car is useful if you want to go inland, however, trains come to Borth every 2 hours, and there is a bus at 12 Mins past the hour to Ynyslas that can be picked up on the main road up from the train station and buses into Borth and Aberystwyth at quarter past the hour, these all stop right outside Glan Dylan Cottage and the entrance to the beach.
Ynyslas is 1 mile from Borth, 9 miles from Aberystwyth which is a charming Victorian seaside resort with a traditional pier, a good selection of mainstream franchises but many exceptionally good individual shops, some great cafes and restaurants, a cinema, an arts centre, a steam railway, farmers market some Saturdays.
Aberystwyth has all your usual Banks, Building societies etc, large supermarkets. Borth has some very nice cafes, an Indian restaurant, 3 pubs, two mini supermarkets, post office, unusual gift and art shops, a great Carnival which has events most days from the last week of July, and a Carnival Procession on the first Friday in August, its a great day out.
