About the property

House Nr. Thiviers, Dordogne, Aquitaine, France - Peaceful Location, Fully Equipped, Short Drive To Shops And Restaurants

Clos Esperance is a traditional Perigourdine house dating from 1701, with attached barn, in a sleepy hamlet near the bustling town of Thiviers. It has just under an acre of gardens and a 12 x 5m heated swimming pool (mid May to the end of September). The large garden provides plenty of space for boules and badminton and there is a built-in barbecue and wooden dining furniture for al fresco meals. The house has been recently renovated and is comfortably furnished and decorated in neutral colours. The living room features sofa seating for six, with TV (English and French channels), DVD player, plus plenty of books and DVDs for adults and children. The kitchen is fully-equipped with oven, hob, microwave, large fridge-freezer, washing machine, the all-important dishwasher and plenty of crockery, cutlery, glasses and pots and pans.

The house sleeps six in three bedrooms, one of which is on the ground floor. The downstairs bedroom has an en-suite shower room and there is a further bath and shower room upstairs, as well as two separate WCs. There is full central heating for spring / autumn stays, and a large log-burning stove. We have retained the traditional features such as the terracotta tiles in the living room and the oak floors in the bedrooms, as well as the original beams, while installing a modern kitchen and new bathrooms. All three bedrooms have a pull-down insect blind at the window. A new addition for 2016 is a table tennis table in the barn.

We remember how complicated it used to be sometimes travelling with our children when they were tiny, so we can provide a travel cot (please bring your own bedding), high chair, baby bath, bed rail, blackout blind, non-slip bath and shower mats and a step to reach the wash-hand basins. We also have plastic plates, bowls, cups and cutlery which can be used for picnics if not needed for younger guests.

We have tried to think of everything you will need for a lovely holiday. All linen and towels, including swimming towels and tea towels for the kitchen, are included in the price, and we provide a welcome pack to start you off. Each bedroom has a hairdryer.

The house is non-smoking and we do not accept pets.

About Wendy and Matthew Wall

We both travelled to France for family holidays when we were growing up, and when we got married and had a family of our own we continued to visit France to enjoy the weather, food, wine , scenery and sights.

It has long been a dream to own a house here and in late 2011 we finally moved on from looking longingly into estate agents’ windows and organised our first house-hunting trip.

The house was officially ours in March 2012 and we started a renovation programme to install a new kitchen, enlarge the downstairs en-suite and move the main bathroom upstairs. We also got permission to build a large swimming pool, which was finished in time for us to enjoy it in the summer of 2012.

Why Wendy and Matthew Wall chose Saint-Paul-la-Roche

We viewed several properties around Thiviers, looking for a beautiful traditional stone house in a peaceful location that wasn't too remote. Nothing was quite right until we drove up to Clos Esperance on a cold, foggy November afternoon. Within the first few minutes we both knew this was ‘the one’. (We did go back, once the fog had lifted, just to check that the view was as good as we had been promised – it was.)

What makes this house unique

We love the peace, the starry nights (plenty of shooting stars to be seen in August), cooking food we've bought from the markets (and supermarkets!) and just lazing by the pool.

There are loads of places to visit and restaurants to eat in, or we can just spend a day reading, eating and drinking in the shade.

We road-tested the house with several groups of friends and family over the summer of 2013, just to make sure we had all the right equipment and that everything worked properly. The feedback was great, so we joined Owners Direct in December and had our first enquiry the next day.

We hope that the house, garden and pool will be host to many lovely holidays for many people over the years.

Outside: The garden is just under one acre, mainly laid to grass with mature trees and shrubs. There is plenty of space in front of the house for a game of boules. The 12 x 5 m pool is available from mid May until the end of September. It can be heated (not generally necessary in July and August, but nice in May, June and September) and has a salt system, which is kinder to eyes and skin than traditional chlorine. The pool, which is 6 feet deep at its deepest, with shallow entry steps and a large shallow end, is alarmed for safety, and is for your private use. The patio alongside the pool is in sun all day long and our six wooden sun-loungers are ideal for sun-bathing. There is a built-in barbecue outside the barn and a wooden table and chairs for al-fresco eating. Utility Room: There isn't a separate utility room, but there is a large cupboard containing a vacuum cleaner, broom, mop & bucket, ironing board, iron, dustpan and brush. There are fixed outdoor washing lines to the side of the barn as well as a portable clothes rack. Cleaning / Towels / Linen / Maid service: We supply two towels per person, plus one swimming towel. Tea towels are also supplied. All bed linen is included and beds are made up for your arrival with sheets, duvets, pillowcases and throws. The property will be cleaned for your arrival.

A lovely house full of character with a great pool

We really enjoyed our week at Clos Esperance. The house was very comfortable with a well equipped kitchen. A lovely mix of new and antique furniture made the house feel very homely. The heated pool was great, a perfect temperature. We enjoyed all the facilities, games room and plenty of BBQs and dining outdoors was lovely. The house is in a quiet and private location but only a short drive to the supermarkets shops and restaurants in Thiviers. We would recommend this property to friends wishing to spend a relaxing time and explore the beautiful Dordogne.

Beautiful house in a idyllic setting = fabulous holiday!

We've just returned from a fantastic two weeks at Clos Esperance. The house is absolutely beautiful, set in a secluded spot with fabulous views across the forest. The house is as shown on the photos, immaculately clean and very well managed. Everything has been thought of for a very comfortable stay, even down to a first night welcome hamper. The outside gardens and pool are a real treat too. We were blessed with extremely hot weather and therefore were able to fully utilise the pool and gardens. Our 4.5yr old spent every waking moment in the pool and loved watching the wildlife (of which there is a lot - from butterflies to bats at night!) We know the Dordogne area very well and therefore were more than happy to spend the super hot days by the pool and having breakfast, lunch and dinner outside while enjoying the peace and traquility. There are some lovely chateaus close by which are worth visiting and Brantonne is lovely for a lazy lunch by the river. If you want to go further afield, then a trip to see the beautiful gardens at Eyrignac et ses Jardins are worth the drive. Even further (1hr plus drive) there is Sarlat with the famous valley of the chateaus - busy but worth it if you haven't been to them. Would we recommend it?....absolutely, but not before booking our dates for next year! 😊 Thank you very much for a wonderfully relaxing holiday.

Beautiful house and pool in peaceful setting.

This is a gorgeous old stone farmhouse, decorated and equipped to high modern standards. Hidden TV and better wifi than the UK! The pool is large and was excellent for a days relaxing, or family fun. We had a great week exploring the local area or just staying by the pool. Ticked all the boxes, even the teenagers!

Car: necessary


By road, Curmont is less than 8 hours drive from the northern ferry ports of Calais, Boulogne, Dieppe and St Malo. The most direct route is by motorway to Limoges and then on the RN21 to Thiviers.

By air - Daily flights operate from the UK to Limoges (45 minutes), Bergerac (1 hour 30) and Bordeaux (2 hours). These airports are well serviced from London airports, Southampton, Liverpool, Bristol and East Midlands.

Located close to Brantome, Jumilhac le Grand and Perigueux and just 4km from the fortified market town of Thiviers, Clos Esperance is an ideal base for exploring the whole of the Dordogne or just relaxing by the pool,

The Périgord Vert is famous for its beautiful countryside, pretty villages, stunning châteaux and prehistoric caves - all of which you can discover as you explore the region.

Within easy reach are the historic towns of Brantôme, Périgueux and St. Jean De Côle - which holds the official accolade of being one of the ‘prettiest villages in France’.

The Périgord-Limousin Natural Park provides a hilly, but not mountainous, landscape which is ideal for walking, cycling and horse riding. It is also home to a host of wild animals and rare birds. The 4 rivers which cross the region provide for excellent canoeing and fishing. Nearby inland beaches offer water activities.

The Dordogne is renowned as the gastronomic centre of France and the Périgord Vert, in particular, is rich in local produce including truffles, foie gras, duck & goose, walnuts and, of course, escargots! These can be bought in the weekly local markets or enjoyed in the many superb restaurants nearby.

Excellent road links from Thiviers make Clos Esperance an ideal base for exploring all of the attractions of the Dordogne and Limousin. The medieval town of Sarlat, prehistoric caves at Lascaux, the vineyards in St Emillion and Bordeaux and the poignant ‘Village of the Martyrs’ near Limoges are all within easy day-trip distance.
