Sinjap Villa is built and furnished in traditional Turkish style with high wooden ceilings and balconies. It has its own private infinity pool and sun terrace with stunning valley views. The Villa is set in lovely gardens with private courtyard area. A hammock and Turkish low seating area is provided for your complete relaxation. There is an outdoor dining terrace and Stone built BBQ for you to enjoy Al fresco dining. This villa is perfect as a combination of a peaceful country idyll within easy access of beaches, restaurants and other local amenities. The lively Beach Resort of Akyaka which caters mainly to Turkish Tourists is only a 12 min drive away. A selection of local shops and restaurants 5 min drive, Marmaris 30 mins, Dalyan 30 mins and Fethiye 90 mins drive all with varied activity and sightseeing opportunities. Transfer from airport approx 45 mins.

Second bathroom on first floor and third WC and Laundry on ground floor. Wifi internet access . All bedrooms have wardrobes, chests of drawers, Mirrors and bedside tables. Each Bedroom has its own balcony with valley views. Kitchen; equipment includes built in gas hob and electric oven, fridge/freezer, microwave, electric kettle, dishwasher. Iron and ironing board, hoover, mop bucket and all cleaning materials available. Lounge with 3 piece suite, Air Con, Smart TV, satellite box (English language channels available) and Wood Burning Fire. As this property has an infinity pool it is not suitable for very young children. Please ask advice on enquiry. Pool and Garden are maintained every other day. A car is essential for this property, car hire can be arranged on request.

We are a Turkish/English couple Melih and Justine Kavak who have been married for 20 years and lived in Akyaka for 11 years. We live in Akyaka and will always be on hand if required to help with local information and anything else you may need. We feel we have the right combination of local knowledge and understanding of what holidaymakers may need to make the most of their holidays in the area. Nothing pleases us more than to see our guests happy and relaxed and enjoying their well deserved break.

Well equipped Villa in Forest Area

We can thoroughly recommend Sinjap Villa after spending the last ten days there. The villa is beautifully set out with pleasing decor inside and a good range of outside areas and furniture. The garden has wonderful views across the valley and a great sized pool. The villa is about 15-20 minutes outside of Akyaka and hiring a car would be a good idea. However, we relied on taxi's which also worked out just fine. There are nearer villages with shops and a market. Justine and Mel the owners were lovely people.

Great base for exploring or just relaxing away from it all

We had a wonderful few days at this really comfortable villa. It feels completely off the beaten track, even though it's easy to get to a good main road that leads to shops, beaches and nearby towns. There are lots of coves and unspoilt beaches to discover (a car is essential, although we didn't need to drive too far) and the pool was fantastic for cooling off. A very private villa, with lots of different areas to sit and relax, in a stunning setting. We really hope to come back and explore further.

An immaculately clean and well furnished villa in spectacular rural surroundings

From booking through to departure, Justine and Mel made everything so simple and straightforward answering any questions we had generally by return.

Their villa lived up to every aspect of the description being fully fitted with all the furniture, bedding, towels and equipment you could need including microwave, dishwasher and washing machine. The showers were a treat.

The same goes for the outside.

The covered table area next to the excellent BBQ meant we could eat all our meals outdoors, otherwise lunch in 36C heat would have been impossible.

The garden was a highlight of our holiday. Packed with lovely colourful plants, the gardener came before breakfast everyday to water the garden and to clean the pool, so was usually gone before we were out and about. The very private garden had its unique touches of a hammock and turkish outdoor bed with all the cuhsions etc. you could need. The sunbeds and cushions were very comfortable and the pool was delightful.

Beyond the villa, the surroundings include miles of woodland - which can be accessed directly from the garden - farms and loads of varied wildlife, including the frogs and terrapin which live in the water trough (fountain) under the huge tree which announce your arrival at the villa.

Nothing could be further from city living but with ten minutes drive you can get to Akyaka to buy all your provisions at the well stocked supermarkets. The provided welcome pack was so helpful as we arrived on a delayed very late flight.

We were concerned that, by bearing surrounded by lots of trees, the sun may disappear during the afternoon. Whether by design or not, the sun magically went over the top of the huge tree and down the gap on the otherside so, even in May, we had sunshine from 9.00am until 7.30pm - brilliant!

We have no hesitation in recommending Sinjap villa for your holiday and would like to thank Justine and Mel for a truly wonderful holiday.

Private, Peaceful Rural Retreat

We booked a week in May at Sinjap Villa hoping for a quiet relaxing week away and were not disappointed. The setting is fabulous the views from the villa and over the pool are spectacular. We wanted to wind down and chill out and did just that in peace and privacy. The location is great as you are not far from a main road to reach local attractions of Akyaka, Mugla, Gokova and further afield. At the villa though you are surrounded by forest and birdsong. The villa is well equipped with all the facilities you could wish for and is also very clean. There is so much to do and see in the local area we will be returning again to enjoy the peace and tranquillity of the villa after a day exploring the coast and beaches beyond Akyaka. We can thoroughly recommend this villa and the hosts Melih and Justine were very friendly nothing was to much trouble and were always on hand if needed. Very nice villa with with hillside views

The Vila is beautiful and has all you need

The lactation details given where confusing as there are two fountains by a big tree,

The Vila itself is stunning and finished with style however the chicken and turkey farm that's just lower to the right of the Vila came to a surprise as we found it very noisy all day long both with barking dogs and tractors working the field there, this isn't mentioned in the description and in my view should have been, we was told it was very private and not overlooked but again it's wasn't due to the owners other Vila directly across to the left and it was under looked from the road to the right of the building, the Vila itself it's so pleasant it's a dream come true but as for the constant noise from the chickens turkeys and dogs it became to much plus it wasn't what we was looking for on that visit to Turkey

Had the farm not been there it would have been perfect for us.

Turkey is a beautiful country and we always enjoy the views and weather and the food is finger licking and the bargains are there to be had with some amazing people to help you choose.

Marmaris is a nice place to vist with lots of shops the food is the best in the world for me and fairly priced compared to the UK where we live.

The weather will never let you down in the summer blue sky's 100% everyday ✔️😄✌🏼️

Owner's Response: We take all feedback from our customers very seriously and are disappointed that this guest did not feel that the villa provided the peace and tranquility that all of other guests have experienced staying at our villa as is evident from all of our reviews. The villa is described as being in a rural village location which means that there are small farms and village houses in the area. We again would like to reiterate that the small farm holding which is over 500m from our villas has not changed over the years and has always kept chickens, which has never before been a problem for any of our guests in either villa in fact many have purchased fresh eggs from this farm. With regards to the privacy of the villa it is not overlooked, as is evident from the many photos taken at different angles from the villa, there is forest and trees to three sides of the villa and one photo shows very clearly the lane that runs below the villa. Our other villa is situated over 100m from Sinjap Villa and is set in its own gardens. We realise that many of our guests value their privacy and may have different needs therefore we always answer any queries about the setting of villa honestly as we want our guests to love our villas and enjoy their holiday. Please refer to our other reviews which complement the villa for its private and secluded location for a different opinion. Finally we have been praised on many occasions for the directions to the villa and 95% of our guests find the villa with ease day or night. We always provide our mobile numbers should anyone run into difficulty and are available no matter what time of arrival. Fantastic Villa

We have just come back from a fabulous two weeks in villa Sinjap, it was an amazing place to stay, nice and private and had everything you would ever want in a villa. The pool and gardens are very well maintained and Foxy the dog was an added bonus the kids loved, cost me a fortune in dog treats.

Justine the owner is on had to give advice and answer any questions, it is well worth a trip to The big Blue Restaurant that she runs, great breakfast and she arranged for a cake for my wife's birthday.

There are lots of things to do in the area to keep all age groups occupied, well worth a visit to the thermal baths, and the local markets are great for fresh produce and hot chickens.

If you are looking for a relaxing holiday in a home away from home look no further. We will be back in the future.

We were living in Akyaka, then whilst on a scooter ride one day we came across the lovely valleys behind Gokova and we knew we had discovered the area we wanted to live in. We bought a plot of land in Citlik Village with the prospect of building and designing our own villa. Sinjap Villa has just been completed 2013. When designing, building and decorating the villa we kept a traditional Turkish Villa in mind and feel we have a created a very comfortable luxury Villa which has a character and charm of its own. With lovely gardens and pool combining sunny and shaded private areas.

Special interest holidays:

Kite Boarding is very popular in Gokova Bay which is only a 12 min drive away, lessons for all levels can be arranged. The location of the our Villa also makes it an ideal base for walking and cycling local maps and bike hire can also be arranged. Other activities within a short drive of the Villa include Horse Riding at a superb International Standard Riding Centre (8 mins Drive away in Atakoy Village) and White Water Rafting on the Dalaman River (30 mins away)


Beaches; Nearest beach Akyaka which is a sand beach with shallow waters 12 mins drive. Cinar Beach which is a pebble beach 15 mins drive. Various secluded coves on the road out from Akyaka to Akbuk 15 to 30 min drive for those that value their privacy.


Airports; Dalaman is the nearest airport 45 min drive. Bodrum Airport is also accessible 1 hour 30 min drive. Port in Marmaris 30 min drive has daily ferries to the Island of Rhodes. Car hire is essential and can be arranged on request along with airport transfers.


Beach Resort of Akyaka 12 mins drive, local shops and restaurants 5 mins drive, Marmaris 30 mins, Dalyan 30 mins and Fethiye 90 mins drive all with varied activity and sightseeing opportunities. Cash Points are available in Akyaka and most restaurants and larger shops accept credit and debit cards. Foreign currency can be exchanged at the Post Office in Akyaka or Marmaris at Bureau du Change Offices. Nearest local supermarket 5 mins drive for all basic needs in Kizilyaka Village along with traditional Turkish 'Lokanta' restaurants.

The pretty seadside resort of Akyaka, with its ‘Ula-Mugla’ style of architecture, renowned river restaurants, sandy town beach and the stunning pebble beach at Cinar, is only a 12 minutes drive from the villas. Here you will find boat trips to take you to many of the places of interest.

The location of Sinjap Villa is unique as it combines the peacefulness of a retreat whilst being near a main arterial route which can take you to many local sites and attractions. The main D400 road which can take you to Akyaka, Dalyan, Köyegiz, Muğla, Marmaris, Fethiye and beyond is only 5 mins from the Villas. However when you turn down the country lane to our village you are transported to a different world where the village women still make their own bread, cheese and butter use donkeys to gather olives from the surrounding mountains. The pace of life slows right down and you can do nothing but relax and listening to the sounds of birds in the trees and tortoises rustling in the undergrowth. If interested in walking or cycling there are some fantastic routes to explore

The facilities include Hob/Stove, Oven, Fridge/Freezer, Microwave, Dishwasher, Washing Machine, Iron/Ironing Board, Satellite TV, Internet Access, Barbecue, Private Pool and Pets Accepted. Outside: Sinjap Villa has its own private infinity pool, 6.5m by 4m, depth of 1.5m. In the pool travertine stairs lead into the pool for ease of access and also provide a comfortable seating area within the water. Four Sun loungers and large garden cushions are provided. There is a Stone BBQ, Hammock, low level Turkish Seating area, Dining table which can seat 6 are also provided. The gardens are designed to provide sunny and shady areas at all times during the day so you have the choice to sunbathe or relax and read in the shade.
