Only minutes from the sea, this delightful villa is only a short walk to a cove with private access to residents of Royal Palms. The accommodation is excellent for larger parties with the master bedroom on the first floor being completely self contained with a large upper terrace with fantastic mountain and sea views. Downstairs are 2 double bedrooms and a shower room, 1 bedroom leads to the poolside terrace. The lounge/dining/kitchen is open plan and is spacious and contemporary with patio doors leading out to the terrace and pool. The villa is well equipped with quality furnishings and fittings. All kitchen equipment is supplied including. kettle, toaster, microwave, coffee filter machine, quality utensils and crockery. The garden has a spacious pool terrace and a private overflow swimming pool with mosaic tiles. A traditional BBQ and gas BBQ is supplied to take advantage of the alfresco dinning that the climate calls for. You can cool down and shower off in the outside shower. The villa is tastefully furnished and decorated with a spacious feel. Some of the best restaurants in North Cyprus are within easy reach, supermarkets and other facilities are close by. Kyrenia is just a 7 minute drive away. A perfect place to enjoy the North coast of Cyprus. Very peaceful area with stunning mountain views.

Coast/Beach:

Royal Palms is a short drive to many beautiful beaches and private coves. The famous Escape Beach is just two minutes by car and you can find great water sports here. You have many places to choose from depending if you want full sun bed service to private coves. Many hotels have private beaches where you can pay a small fee and use all facilities.

Travel:

Ercan Airport is North Cyprus airport - 45 minutes from the villa by taxi or hire car.

Larnaca Airport is on the South however crossing border is simple - 90 minutes from the villa by taxi (recommend taxi is booked from North we can arrange should you require.

We are happy to arrange transfers and car hire, please ask for further details.

Distances:

The village of Alsancak is approximately a 5 minute drive from the villa and has a large supermarket and several good restaurants. There are local shops & restaurants within a 10-15 minute walk from the villa. The picturesque port of Kyrenia with its charming harbour and wide selection of shops and restaurants is 6km drive along the coast road. Local beauty spots such as Bellapais Abbey, St Hilarion Castle and Karaman village are all within 20 minutes drive.

Notes on accommodation: The master bedroom is on the first floor with an en-suite bathroom complete with separate shower enclosure. This is a delightful bedroom, spacious and airy with fitted wardrobes, air con and floor fan. Windows to the front and a french door to a curved balcony and patio doors to the roof terrace. Downstairs are two bedrooms, a double bedroom with patio doors to the pool terrace, fitted wardrobes and air con and a twin room with fitted wardrobes and windows to the front and side. A shower room with walk in shower is downstairs adjacent to the 2 bedrooms. The living area is open plan with a well fitted and spacious kitchen, dining area with table and chairs for 6 and lounge with quality leather suite. Patio doors lead to the pool terrace from the lounge and double bedroom. The villa is tastefully furnished and decorated and offers extremely comfortable quality accommodation in an award winning exclusive development only minutes to the sea. Outside: The villa is set in a private garden which is well cared for. Garden furniture is available at the pool. It has an overflow swimming pool. Traditional and gas bbq. Outside shower. Utility Room: Washing machine is located in the kitchen and is also a dryer however with the warm temperatures washing dries in no time outside on the line provided. Cleaning / Towels / Linen / Maid service: Freshly laundered towels and linen are provided. A selection of beach towels are available. Other: Outside pool terrace offers dinning tabel and 6 chairs. A great sunny spot for breakfast with some shade. Afternoon this terrace provides a great shaded area which is a welcome break in the long hot summer months.

On arrival we had a number of issues. The satellite was not working and we had to wait until a new dish was installed. The internet was not working and after a few days I found the leads had been reversed, after that it worked fine.

The drain to the downstairs shower was blocked and we had to buy a plunger which was successful in clearing the drain.

The upstairs shower was broken and needed a new shower hose and shower head which I left in the bath when we left.

Most of the above we told Jackie about when she came on the next day. However the only thing she managed to sort out was the satellite dish and that was by asking the man over the road to sort out. She said to email her any problems but without the internet that was not possible.

We felt that the welcome pack was over priced for what was included.

The taxis to and from the airport were very good as was the hire car.

Once we had sorted these problems we actually had a good holiday.

High spec, modern, well equipped comfortable, spacious.

After the company mostly sorted out several issues for us at the beginning of our stay, we enjoyed being at the villa. Just a few points to note:

1. There isn't really access to a private cove for residents. The path broke up a long time ago, is unsafe and leads to a very narrow strip of litter strewn sand.

2. Internet access was limited when we were there and had to be renewed after a few days.

3. There is a surcharge on electricity if you go over a certain number of units.

4. There are no ceiling fans, as stated.

5. There were not any hooks in the upstairs bathroom to put towels on etc..

6. Whilst the garden is private, it does not offer privacy when the bushes are cut as it runs parallel to a road so anyone can see into the property. ( the road was quiet when we were there.)

Family Holiday at Royal Palms..great location

Our stay at Royal Palms was fantastic. It is a well-equipped villa that had everything we needed, having beach towels was a great help. Although summer had not begun the children still enjoyed using the pool and having it all to themselves. The location was great as we were able to walk to a local shop and two great beaches which the children really enjoyed. The local bus was easy to catch just 2 minute’s walk from the villa so getting into the main town Kyrenia was easy, cheap and fast. We will be returning in the summer months and hope to stay again. Thanks for making our stay so enjoyable, very friendly and helpful.

Fantastic Villa!

We stayed at this villa in August for 2 weeks. The villa is in a brilliant location, close to all facilities but also tucked away so there is very little noise. The villa is beautiful inside and outside. There was a problem with the air-con not working when we first arrived but this was very quickly sorted for us. A brilliant villa, would really recommend it and hope to visit again one day.
