Location, Location, Location and they don't come much better than this! Villa Jasmin is a modern, deceptively spacious, individually designed, fully air conditioned villa with free wi-fi and UK TV which has been built with luxury living in mind – the furnishings and fittings being to the highest standard throughout. It is our second home and we love home comforts! The large open plan lounge / kitchen / dining room provides the perfect setting for a large group to enjoy indoor entertainment and dining. A number of outdoor terraces have been thoughtfully created to capitalise on outdoor living / dining & BBQ meals. Large patio windows / doors provide wonderful views from the ground floor – whether sat in the comfort of the soft leather settees or sat at the large, modern glass dining table. The patio immediately outside the lounge/dining room has a granite fire-pit table and large comfortable chairs to soak up the views at any time of the day or night. The kitchen has all mod-cons and is equipped to the highest standards to accommodate the requirements of the most discerning cook. There is also a double electric George Foreman grill and a Dolce Gusto coffee machine available for use. The furniture, fittings and facilities are above average and certainly not typical of most other rental properties in the area. The villa is ideally located to enjoy the full benefits of this relatively unknown part of Southern France. Whether you are seeking peace and tranquillity around the pool, gastronomy, village, city, beach or mountain hiking or biking activities, it can all be fully satisfied from this lovely property above the wine village of Fitou, situated midway between the beautiful cities of Perpignan and Narbonne. It's elevated position above the historic wine village of Fitou provides unrestricted views of the Etang (salt water lake), the Mediterranean sea and the Pyrenees mountains. During the evenings there is nothing nicer than a glass of your favourite tipple on the patio overlooking the illuminated kidney shaped private swimming pool and the lit up 10th Century chateau directly opposite. Every room has the benefit of reverse air units enabling effective air conditioning in the summer and heat during the cooler months.

About The Owner

We are a well travelled couple who decided that a holiday home in France would be ideal for our family of two lads, their wives and our 6 grandkids - and of course Barney, our huge white standard poodle. We fell in love with Fitou and chose a plot of land that would accommodate an individually designed 4 bedroomed house with private swimming pool and most of all spectacular views. We could not have imagined how wonderful a nice large glass of Fitou wine would taste sat on our patio overlooking the Mediterranean, salt water Lake and the Pyrenees mountains - not to mention the 10th century chateau directly opposite the house which is beautifully illuminated at night - and when the kidney shaped swimming pool is also lit up, just imagine the ambience on a warm summer's evening! We love it.

Whatever the size of a party up to 8 people, the property is ideal with all of it's home comforts and facilities. The kidney shaped swimming pool is ideal for all ages and the various terraces & the private upstairs balcony provide fantastic places from which to eat, drink and be merry.The village has 4 excellent quality restaurants & a bar.

The house is well designed for various sizes of groups - with two bedrooms on a separate corridor downstairs (with bathroom) and two bedrooms upstairs with a bathroom, it has the ability to sort most sized groups. Well appointed and tastefully decorated, we particularly liked the open plan layout with the large kitchen / dining area (superb dining table and crockery) opening out onto the lounge area with comfortable sofas and a large state-of-the-art television with all channels (not normally something we bother about but useful for the dark January nights). Because of the time of year we didn't use the pool but we enjoyed our afternoon glass of wine sitting on the sheltered patio overlooking the lit pool to a stunning view of the flood-lit chateau. We have stayed here before in the summer and have enjoyed the pool and the three outside patio areas with BBQ. The area is well blessed with restaurants and we particularly enjoyed driving through the various villages nearby.

Notes on accommodation: 2 travel cots and basic pushchair available. The property sleeps 8 people in 4 double bedrooms - a double bed and 2 twin beds on each floor. It has a spacious open-plan living, dining and kitchen area, 2 bathrooms and a separate WC. The location is truly spectacular, the villa is deceptively spacious & the photographs do not do justice to the accommodation or the sea, lake and mountain views. It is an ideal base from which to enjoy a walking or cycling holiday and ski resorts can be reached within 90 minutes by car. Outside: The kidney shaped swimming pool has terraces all round and there are ample loungers and garden furniture to fully capitalise on the sunshine from early morning into the early evenings. At night, the pool can be illuminated to provide a splendid ambience to enjoy your night-cap and from where to watch the often spectacular sunsets behind the mountains. There are a number of outdoor dining areas around the property – enjoy breakfast under the paved gazebo area, a buffet lunch on the front terrace with spectacular panoramic views and an evening BBQ under the pergola on the decked side terrace – alternatively, take a stroll into the village and take your pick of several good quality restaurants. The local vignerons will gladly let you sample their offerings as you wind your way through the village. Situated at the foothills of the Corbieres hills it is an ideal base from which to enjoy a walking or cycling holiday. Ski resorts can be found within a 90 minute drive from the house. Utility Room: There is a washing machine, iron and ironing board in the utility / garage area. Cleaning / Towels / Linen: All towels and bed linen provided. Please use own beach towels. Other: Previous guests have marvelled at the fantastic panoramic sea, lake and mountain views from the property not to mention the unique illuminated 10th Century Chateau directly opposite the villa providing a spectacular setting for a glass of Fitou at sundown

A Perfect Base for our Holiday

It was a lovely place: bright, modern and clean with good sized bedrooms. The pool was great and much needed after a day of sweltering 38 degree temperatures. Thank god the place had good air-con too. It was on the edge of a newly built area but felt nice and quiet, being outside of the main village. And the views were gorgeous - I loved seeing the castle opposite lit up at night from the balcony and terraces. It was a really good idea to have multiple terraces around the sides of the house as it meant that you could always find a shady area if you wanted. All the facilities were in good working order and there was every utensil or accoutrement you could possibly need provided in the kitchen. We also loved the BBQ pit on the front terrace, it was an excellent bonus. The owners were very helpful and provided lots of brilliant local information such as restaurant and shopping advice (inc opening times) and all communications with them were easy and pleasant. The area was great as there was so much to do we were spoilt for choice and so we will definitely have to visit the region again. Location-wise, you would be best served by having your own transport rather than relying on buses, it gave us so much more freedom too, but with the cars we had (there were 7 of us, in 3 groups) there was plenty of parking available and easy access to the main roads to Perpignan, Narbonne and Carcassone. We all agreed it was a fantastic place and that we couldn't have chosen better. The only thing I would say was that the get out time of 10am was quite tight for us, despite packing most of our stuff away the night before; most hotels say 11am, but we just might be lazy! However, I would most strongly recommend this place; we had a wonderful time.

It has certainly been an exceptionally hot and dry summer in the area and I am delighted that the air conditioning, pool and the several terraces served to make it as comfortable as possible for you and your party. We know that many of our guests prefer to self cater and it is satisfying to note your comment about the substantial kitchen and BBQ facilities available to use. The views from the villa are always commented on and are a fantastic feature of the property - glad that you enjoyed the views of the illuminated chateau at night. Your comments on the check-out time are noted and we can make minor concessions if there are no guests due beyond your booking but our cleaner needs at least 6 hours to ensure that the villa is in the same pristine condition for new arrivals. Great villa for two families staying together

We thoroughly enjoyed our stay at Villa Jasmin - really clean, comfortable and well equipped with good inside and outside eating / relaxing areas Villa Jasmin provided great accommodation for our two families staying together. The villa has great views to the sea and the local 'chateau' and is an easy walk to the bakery (for morning croissants) and numerous excellent restaurants - and a great little organic garden allotment from which you can buy fresh fruit and veg. We were here to visit family, but managed trips to the beaches at Leucate and Salses Castle, Peyriac sur Mer and the Thursday evening live music in Perpignan. Children loved it and we'd certainly recommend.

An excellent house in a great location

The detail provided to us about the house and the area prior to our visit were excellent. Directions were perfect. The house was very well equipped, modern and clean ideal for one large or two separate family groups. The pool was obviously looked after extremely well. Additional information provided in the house was very thorough and informative. Broadband speed was extremely fast with at least four devices in constant use.

The house is situated in a great location close to the coast, but just a short drive into the Pyrenees. The list of activities available within a short drive are near endless in a one or two week break. The village of Fitou is charming. The local Boulangerie is a 10 minute downhill walk in the morning. The village has several good/excellent quality restaurants representing good value for money though booking is advisable especially for La Cave d'Agnes and Vidals.

I have no hesitation recommending this house and area.

Great villa!

We had a lovely week at Villa Jasmine. It easily accommodates two families and is very well equipped and comfortable . The views of the chateau are amazing and we very much enjoyed a walk there in the evening for local beers and wine! Fitou itself is very pretty. It's a great base for day trips to Perpignan, Beziers, Narbonne, Carcassonne and Barcelona not too far either. Get up early for your Croissants or you'll miss them! Thanks Andrew.

Fun in Fitou!

What a fabulous week we had! With children aged 18mths, 5yrs, 15yrs & 18yrs we found Villa Jasmin catered for all of us perfectly. Spacious, clean & modern. It was like home from home with all the conveniences to make our stay more comfortable (dishwasher, washing machine etc). Cannot recommend Villa Jasmin enough. The owners responded quickly in their communications. The local village is 10min walk with a boulangerie, tabac store and pizza place along with a handful each of restaurants and wine caves. There's a small Spar 10min walk away but I'd recommend travelling the 20min (by car) to the Carrefour. I've recommended Villa Jasmin (and the local area) to friends and family and would like to visit again in the future.

The stunning sandy beaches of the Mediterranean are just 10 minutes drive from the property and it serves as a perfect base from which to explore the charms of this wonderful and relatively unknown part of Southern France. There are several beach areas in the region and a water park and adventure centre (in season) within 15 minutes drive. Whether your interests are in beaches, hill walking, places of historical interest, you are certain to find your ideal from the base in Fitou.


The villa is located just 10 minutes walk from the centre of the village where you will find a choice of superb restaurants, bar and tabac, boulangerie, château and supermarket. A car is advisable. The closest airport is Perpignan (20 mins). Other airports are: Carcassonne(50 mins), Montpellier(60 mins), Bezier(45 mins), Girona, Spain(60 mins).The closest main line train station is Perpignan - we travelled from St Pancras to Perpignan for £65 each way! A great journey if being met at the station

The village has 4 good quality restaurants, a bar, boulangerie and a small Spar shop for every day items. Leucate Village (10 minutes by car) has a good sized Carrefour supermarket and there is a larger Carrefour hypermarket towards Perpignan. There is also a LIDL on the same development as well as several other stores and restaurants including a McDonalds. The beautiful cities of Narbonne & Perpignan are equidistant from the Villa and are well worth a visit. Both are excellent locations for lunchtime sojourns with a massive choice of budget and quality restaurants. Leucate Village and Leucate Plage are also blessed with several good quality eating and drinking establishments - La Poulpe on the beach is a great venue for the summer months and other beach restaurants are open in the main season.

Saturday changeovers although this may be flexible depending on time of year. Feel free to contact us with your request.

Notes on prices:
Long term, heavily discounted lets are available in low season. Please contact us for concessionary prices depending on length of rental. All three week or longer bookings will qualify for a discount at any time of the year.
