We welcome bookings for weekends and short breaks out of high season. ( 3- 4 nights cost £900 in low season and £1,050 in mid, 5 nights cost £1020 in low and £1,190 in mid).

The farmhouse has been renovated to a high standard and sits within an enclosed garden at the end of the farm lane. Rye is 2 miles away and it is a 15 minute walk to Iden with its pub and community owned shop and post office. The recreation ground next to the church has swings and slides. The main bedroom has an adjoining bathroom and between them is an area with a single bed as well as space for a cot. A second bedroom with 3 beds has a small en-suite bathroom. There are 2 double bedrooms on the 2nd floor with an adjoining shower room. The drawing room has 3 sofas and a wood burning stove and the kitchen opens up on to a spacious dining room with views over the marsh. The dining table can be extended to seat up to 12 people. The downstairs utility area has a WC. The self-contained Garden room has a shower room and a double sofa bed. The accommodation comprises therefore 8 single beds and 2 double beds or if the top floor bedroom is made up as a double - 6 single and 3 double. We welcome bookings for weekends and short breaks outside of the high season but minimum rates apply. Ignore any message that says "does not meet minimum stay"

Bosney Farm is an organic mixed farm with sheep and a herd of pedigree Sussex cattle. We also grow crops of wheat , beans and oats.

The farmhouse is in a very rural location with spectacular views over the Romney marsh towards the North Downs in the far distance and is close to Rye and the beaches at Camber and Winchelsea.

A really lovely house in a very peaceful setting

I've stayed at Bosney several times and it has always been so special. The house is very well equipped and has wonderful views. There's masses of space for family or friends to unite and relax and you're not far from Rye or the beach for walks and great pubs.

Spacious welcoming farmhouse

A fabulous East Sussex farmhouse ideal for a family get together located just off a quiet lane with plenty of parking. The comfortable lounge has plenty of seating around the inglenook fireplace with a fitted log burner. The open plan large kitchen is well fitted and kitted out with plenty of crockery and cutlery and cooking utensils with an equally large breakfast/dining room with seating for 12 and a couple of comfortable armchairs. All the bedrooms are a good size.

The house has everything you need and was very clean and good soft furnishings, linen and towels. There was plenty of hot water and the heating kept the house lovely and warm during our November week. The back door enters into the downstairs utility room which is handy for drying down/cleaning pets (or children!) and storing outside footwear and clothing before entering the rest of the house.

Rye is very close with the station within 10 minutes drive (handy for guests needing a convenient train journey from London). The annual Firework night and bonfire parade is very impressive with marchers in the torch procession in costume and a fantastic firework display after. Rye and the surrounding area has plenty of restaurants and pubs. We had a very enjoyable week visiting the local area. Christopher was helpful with the booking process and was at hand if we needed anything during our stay but equally although his office was just down the road he left us to our own devices. Our second stay but hopefully not our last.

The farmhouse is 1 hour from the M25 (Via M20 or A21) and 40 minutes from the Channel Tunnel.

The nearest Railway station is Rye (5 mins). Regular train services from Brighton(1hr) and Ashford International (25mins) with its connections to the high speed service to London St Pancras and Europe.

Car hire and cycle hire available in Rye.

  • Notes on accommodation: Short Breaks are normally possible but the minimum cost is £900. Garden room: This is included in the price and has a double sofa bed, shower and WC. There is a small fridge and cooking facilities if needed.There is a small dining table with 4 chairs. The garden room has electric heaters that can be controlled easily. TV and radio (as yet the Wi-Fi does not reach this room). Dogs: This is a working farm with sheep and cattle around the house in summer. However a well behaved dog is not a problem – if in doubt ask us. Outside: The front garden is sunny in the mornings. To the side is the Garden Room. The rear garden faces west and has the views over the Romney Marsh. There is a pond at the end of the garden which is fenced off. There is a small brick paved patio outside the dining room doors. The house is at the end of the farm lane just beyond the farm buildings. There is one other house on the opposite side of the lane. There is room for parking on the gravel drive alongside the house and more room for cars around the farm buildings if necessary. Utility Room: Second fridge, butler’s sink, washing machine/dryer. A door leads to rear garden. Cleaning / Towels / Linen / Maid service: Bed linen and bath towels are provided. Other: Kitchen leads to adjoining dining room with extending table, 10 dining chairs although table can fit 12. There are 2 armchairs and a television. Double French doors open onto the garden.
