The Duck House Sleeps 2 (additional sofa bed can sleep 2 more)
The Duck House is a beautiful ground floor barn conversion, recently refurbished to a very high standard. It has a modern feel, but still boasts wonderful old beams throughout the property allowing a sense of space with pitched ceilings in both the sitting room and bedroom. French doors on the west side of the property give the barn wonderful amounts of light throughout the day, and has a private terrace and garden which is completely dog proof. Well behaved dogs are welcome.
The Lavender Patch
The Bed and Breakfast accommodation is located in the wing of the farmhouse. Guests have use of their own entrance, which leads into the hallway of the wing. Double doors lead to their private sitting room, which boasts beautiful soft furnishings and antique furniture. The sitting room has an oak beamed ceiling, with the focal point being a wonderfully large brick fireplace with a log burner. This is where breakfast is served, at a well appointed table for two. There is a flat screen television and a selection of DVD's for guests to watch whilst relaxing in front of the fire. Wifi is available.
French doors lead out onto a terrace area, which guests are able to use during the warmer months. There is also a ground floor WC and an area to store wellies and coats.
A private staircase leads to the enormous bedroom which is located above the sitting room. Some 30ft long by 20ft wide allows guests to experience true space. Apex ceilings with A frame beams allows wonderful amounts of light into the bedroom. A sumptuous super king size bed occupies the far wall with bedside tables and lamps either side. Again the bedroom is decorated lightly with antique ornaments. High quality Egyptian sheets are used with seasonal duvets, and appropriate throws depending on the time of year.
There is a large flatscreen television together with an alarm radio in the bedroom. There is plenty of storage space with an antique pine chest of drawers together with a wardrobe situated just off the bedroom in a separate small room which can hold bags/suitcases. There is also a small fridge in this room which will hold a couple of bottles of wine, and a small amount of food. An ironing board, iron and hair dryer are also provided.
There is a refreshment tray in the bedroom, with a selection of teas, herbal teas, fresh coffee pods and biscuits. Milk is provided in the fridge along with bottled water.
The ensuite boasts a wonderful roll top bath, twin sinks, a WC and a walk in shower. Two heated towel rails, bath robes, large bath sheets, hand towels and flannels are also provided.
There are some wonderful pubs and restaurants in the area. Please do ask when booking and we will be only too assist in making a reservation for you.
Check in time is from 3.30pm onwards. Check out time is by 10.30am please unless previously discussed when booking.
Sadly we don't alow dogs in the main farmhouse, but will happily provide a bed and breakfast hamper in The Duck House where dogs are allowed. Please note that the hamper is an additional cost, and start from £12.00 per person. Please ask for further details when booking.

We have slowly and lovingly restored the family farm back to life - it has taken over ten years, but we have almost finished. We are incredibly proud to have achieved a Five Star Gold Award, and a Breakfast Award for the Bed and Breakfast accommodation which has now been running for over 5 years. We have a wonderful flow of returning guests. Some say its the cooking, others come to admire the views of a working farm, especially during the summer months at harvest time. We are really thrilled with The Duck House conversion, and there is already a list of guests forming who would like to move into it permanently! The Old Tea Room is a superbly appointed wooden cottage conversion which is tucked away from the main farmhouse but sits on the edge of the garden allowing visitors to have that extra bit of privacy. Both properties can be rented out together for larger groups and we can also offer room only in the B&B if that extra bed is needed and the barns are full!

The farm was inherited over fifteen years ago, and we are the fourth generation to live here. Originally it was one of the biggest dairy farms in Derbyshire. Now however, it is run as an arable farm. The farm is easily located and because we are so central, you can get to various parts of the country really easily which also means you can have a touch of the rural qualities without being off the beaten track. Very accessible to the M1 and M6, and yet you can be in the Peak District within 10 minutes drive.
What makes this barn unique
Incredibly private accommodation and not overlooked at all. The property offers open field views and there is a small enclosed verandah with tables and chairs for guests to use.
The lake during the summer months is wonderful, and offers some superb coarse fishing, or if you are feeling a little more keen, open water swimming is allowed. The lake is only a very short walk away from the cottage - literally 100 metres. There is also a lockable shed for bicycles and fishing equipment. The verandah is dog proof and has a gated entrance onto it. The garden is also fenced with a gated entrance onto the cottage driveway.
Bookings can be taken over the phone or via email. Deposits are required for weekend short break/week holidays in The Duck House. For Bed and Breakfast, bookings there is no minimum stay required, but a card number is required to secure the booking please or a deposit made via internet banking.
Changeover days are very flexible, and we strive to fit in with guests who can't necessarily do certain days. Please mention this when booking.
Notes on prices:
The Lavender Patch Bed and Breakfast prices are from £45.00 to £52.50 per person per night - double occupancy. Single occupancy is from £68.00 - £78.00 per night.
The Duck House IS AVAILABLE for ONE NIGHT STAYS, from £105.00 per night. Weekend short breaks from £235.00 for three nights and £250.00 for seven nights. Sheets and towels are included. Breakfast hampers can be provided either continental or full English. Prices range from £15.00 to £25.00 for two people.

Everything we could have asked for and more
The duckhouse was absolutely fantastic and better than we could have ever imagined. We stayed for 1 week over Christmas. Sally had tastefully decorated The Duckhouse House in preperation for our arrival, along with mince pies and a jug of milk. The house was spotless when we arrived and there was plenty of room for the two of us and our two dogs. Parking is in the courtyard right next to the duckhouse front door. There are lots of places to walk around the farm and into the village. Dovedale was 25 minutes drive away. Sally and Charlie were fabulous hosts and were on hand with anything we needed. We are definitely going to book again and will be recommending to our family and friends.
5 Star Stay, Great Value, Clean, Relaxing A+++
What an amazing place! As far as I understand there is a small B&B on site and also 2 cottages that could be rented. We stayed in the smallest which was 'The Duck House.' This was a lovely, well decorated one bedroom property with an open plan kitchen/diner and living room. Everything was finished to a high standard and truly felt no that expense had been spared.
Upon arrival we had a lovely welcoming committee of ducks and hens greet us. I'm not sure if they were trained to do so but it was a nice surprise all the same and a reminder that you are on a working farm. The host had left us 6 gorgeous chicken eggs, a pint of milk in the fridge, a packet of luxury biscuits and two very tasty caramel slices. These are all small touches which did not have to be made but really did make the difference to us and made us feel welcomed and looked after.
You have all you will ever need inside the cottage however a stones throw away in either direction you have a number of village pubs and restaurants. There is a supermarket not too far away and it is about a 20 minute drive into Burton if you want to wander around the shops.
Sally who hosted us was really friendly, polite and we felt could not do enough to help us. All of this together made for a truly relaxing stay. We would really recommend to anyone who is after a nice relaxing break.

There are dog friendly cottages then there is the Duck House. The garden is enclosed and secure, open fields for the dogs to run in and the icing on the cake as far as our 4(yes 4 were allowed) were concerned a fantastic lake for swimming. For us humans the cottage had absolutely everything we could ask for and was An easy 15 min stroll to the village shops and two nice pubs. We have booked for next year already.

This was our third visit to the Duck House as it is ideal for a couple with the added advantage of allowing a well behaved dog. The property is modern, bright, exceptionally clean and has everything you need for an enjoyable stay.
Situated at Hall Croft farm with a large lake it makes an excellent holiday location for our four legged friends. We will be back.......we love it.
We had a lovely stay at the Duck house. Very comfortable. Enclosed garden was perfect for the dog. Would definitley stay again. Perfect, i would recommend to anyone wanting a rexaing stay away
Wonderful Whitsun at Duck House Cottage.
Sally and Charlie made us feel very welcome. The property had all we needed and lots of extra's too. The cream tea was lovely and the free range eggs a bonus. The courtyard garden a pleasure to sit in, lots of places to visit nearby.
The fishing for Mick was enjoyable scenery wise but weather still a bit chilly but caught Bream and Tench.
We had a wonderful holiday and would recommend it to friends and family. Sally a great host, thank you.

Activity and Interests
East Midlands Airport is approximately 20 minutes drive from the farm, just off the A50 and Junction 5. The M1 is south of the farm, junction 24, and access from the M6, junction 15 is west and approximately 30 minutes drive. Hatton & Tutbury train station is a 5 minute drive. There is a fairly decent bus service V1 that stops almost at the bottom of the farm drive every hour. It is recommended that guests have use of a car.
The farm drive is approximately a quarter of a mile long, but it is flat, so walking into the village is a pleasant walk, and to get a morning paper would probably take you about 10 minutes. Tutbury is 3.5 miles. Uttoxeter is 6 miles and is well known for its race course. Castle Donington race track is approx 15/20 mins drive just off the A50. We are in easy reach of The National Trust properties - Kedleston Hall (approx 9 miles) Sudbury Hall (approx 4 miles) and Calke Abbey (approx 15 mile
There is an excellent selection of shops in the village, which include a post office/off licence, Tesco Express, Aldi, Chemist, Doctors Surgery, Optician, Beautician, Hair Dressers, and a variety of takeaways. There are some great food pubs not far from the farm. The Talbot in the village doesn't serve food, but has guest beers.

- Notes on accommodation: Entrance to the property is from the main courtyard with very easy access and is suitable for those in a wheelchair or those with disabilities. Excellent lighting at night. The property boasts open plan living accommodation with under floor heating. The main living accommodation has a spacious kitchen with everything you would need. Electric oven, hob, microwave, toaster, fridge/freezer, slim line dishwasher, and washing/dryer machine. Excellent cooking equipment located in the kitchen units, and plenty of storage space for guests to bring their own food. Extendible kitchen table. The sitting room has a leather sofa together with an arm chair and footstool where guests can enjoy views of the garden and farmland through the French doors. Flat screen TV/DVD. Free wifi. The bedroom has a super king-size bed which can be split into twin beds. Excellent storage, hair dryer, TV and radio. Super en-suite shower room with twin headed shower, grab rails, sink and WC. Cot/highchair. Outside: There is a nicely established private garden, which is completely dog proof. The terrace offers two easy loungers during the summer months and a seating area with table and chairs. There is also a BBQ.
