Brand new to Owners Direct, we are thrilled to offer a lovely modern cottage with incredibly spacious living accommodation that has super views and is yet wonderfully private. Beautifully converted with apex ceilings and open plan living. Decorated to a very high standard with lovely furnishings and those special home touches to make your stay even more enjoyable.

A dining table that seats 6 comfortably allowing you to host your visitors. Super comfy sofa with a love chair and large coffee table. There is a selection of DVD's, games and books for guests to use.
The kitchen has everything you should need in a working kitchen. It is modern, with cream gloss units. Plenty of storage cupboards for food etc. There is a generous amount of kitchen utensils, crockery, glasses etc. There is a dishwasher, washer/dryer, microwave, electric oven with ceramic hob. Upright fridge freezer and coffee machine. There is also an additional storage room to hang coats/store shoes, wellies etc.
Two bedrooms are located at the back of the property.
Bedroom one has a kingside bed and a super ensuite which has a bath/shower combination, WC, and sink. There is also an electric towel rail. The bedroom has good storage, flat screen TV and hair dryer.
Bedroom Two can either offer a super king size bed or twin beds as the matress can be unzipped/zipped. It has a flatscreen TV, hairdryer and built in wardrobes. A further ensuite wet room with a fabulous shower with dual shower heads, WC and sink. The wet room has underfloor heating.
High quality bed linen is provided (Egyptian cotton) with super king size duvets (Seasonal duvets are used, hypo allergenic). Also provided are sumptuous extra large bath towels, hand towels and flannels.
The whole property has underfloor heating provided through a biomass boiler system. The property has fibre optic broadband.
The verandah is at the front of the property and as it is south facing you wake up with the sun but have the bonus of watching magnificent sun sets in the west. The verandah is a wonderful sun trap and not only holds a very comfortable outdoor sun couch, but also a table with two benches. It's the most wonderful place to eat breakfast, lunch or supper. There is also a BBQ for guests to use.
The garden is completely fenced and dog proof.
The lockable garden shed is located at the back of the property and can store bikes or fishing equipment.
From the cottage, it is a 10 minute walk to the village shop/off licence/post office. A fifteen minute walk will get you to Tesco Express, chemist, fish and chip shop, Domino Pizza and Aldi.

The Lavender Patch offers luxurious private accommodation in the wing of the farmhouse. Guests can enjoy using their own private sitting room with a flat screen TV, DVD player with a selection of DVD's. The log burner is always lit during the colder months, and there is a dining table where breakfast is served, and is also available for guest to bring back food to eat in the evening if they wish. A private staircase leads to an enormous bedroom, with a sumptuous super king size bed and a gorgeous en-suite, which includes a large roll top bath, very generous shower, double sinks and WC. Flat screen TV, Ipad docking station, radio/alarm, tea making facilities, hair dryer. There is a small fridge located in a room within the bedroom with a wardrobe, iron and ironing board. There are two easy chairs for guests to use and enjoy the views of the farmland. A travel cot is available and we can also provide camp beds for small children. Wifi is available free of charge for guests to use.

About the Owner
We have slowly and lovingly restored the family farm back to life - it has taken over ten years, but we have almost finished. We are incredibly proud to have achieved a Five Star Gold Award, and a Breakfast Award for the Bed and Breakfast accommodation which has now been running for over 5 years. We have a wonderful flow of returning guests. Some say its the cooking, others come to admire the views of a working farm, especially during the summer months at harvest time. We are really thrilled with The Duck House conversion, and there is already a list of guests forming who would like to move into it permanently! The Old Tea Room is a superbly appointed wooden chalet conversion which is tucked away from the main farmhouse but sits on the edge of the garden allowing visitors to have that extra bit of privacy. Both properties can be rented out together for larger groups and we can also offer room only in the B&B if that extra bed is needed and the barns are full!

Immaculate and such a treat!
My husband and I sadly only stayed for one night at The Lavender Patch but wished we'd had longer. The accommodation is beautiful with such attention given to detail. It was immaculately clean and had many touches that made it feel so special to be there. Everything was of high quality, from the towels, dressing gowns, beautiful decor and furnishings, even the natural lighting felt like had been designed to be 'just right' for the rooms. Everything was over and above what you may expect when staying away. Sally was so lovely and friendly and gave us a warm welcome on arrival, with a cup of tea and a flapjack, and served us a wonderful breakfast the following morning before we set off. The breakfast was outstanding - totally delicious and we were able to choose from a wide range of options. To stay at The Lavender Patch is a real treat for anyone and would be a fantastic option for any special occasion.
Fabulous B & B
Needed to stay in the area for the night. Sally the owner made us so welcome, lots of nice touches like tea and cake on arrival, a marvellous selection of tea and coffee in the room with some very nice biscuits. The quality of the accommodation was superb from the huge comfy bed to the luxurious bathroom. There was a huge choice for breakfast and it was delicious. It was very handy having a lovely guest lounge all to ourselves for the evening and a garden to sit out in. We would definately stay again it was the nicest B & B we have ever stayed in. Thank you Sally we hope to return.
The most wonderful bed & breakfast. Perfect hosts
The third time we have stayed and we cannot wait to go back again. Everything is perfect . The huge bedroom and lovely bathroom plus the dining/lounge area. All beautifully appointed. Sally is the perfect hostess and simply makes you feel at home. The breakfasts are wonderful and it is a great base from which to explore the peak district and surrounds.
We had an excellent stay at the Lavender patch. The room is perfect, so comfortable, very spacious and perfectly clean. In addition there is the downstairs large room for you only, again spacious and comfortable where we were also served the superb breakfast. It is a farmhouse, but you are not aware of any animals at all and you benefit from the marvellous eggs for breakfast. I cannot recommend this location enough. It is probably the best B&B we have ever stayed at.
The Lavender Patch is a wonderfully relaxing and welcoming B&B with spacious, clean and sumptuous rooms, and an excellent host. Breakfast was pretty good too - fresh, beautifully presented, well-cooked and very tasty. I'd definitely recommend for a romantic, quiet get-away.
We booked The Duck House for a weekend break with the children and we were so pleased we did. As you pull onto the long drive the Farm House stands beautifully with the Duck House just behind. The Duck House was superbly decorated with beautiful original beams, very clean with everything you need. The patio doors from both the living room and bedroom opened onto a spacious garden with easy access onto the fields for lovely walks. Sally and Charlie couldn't have been more helpful and we were greeted with lovely warm scones on arrival. We enjoyed fishing at the private lake which is also lovely to walk around. There are pubs within walking distance and a Tesco, Aldi and chip shop approx 1 mile away. We found a lovely pub in Rolleston On Dove called 'Jinnie Inn' and 'The Dragon' (next to a canal) in Willington both approx 3 miles away. Both had 'dog friendly' dining areas. Would highly recommend this property, loved everything about it. The Duck House was just lovely. Although this is a dog friendly property, the cleanliness was first class. Will definitely be back! “The farm was inherited over fifteen years ago, and we are the fourth generation to live here. Originally it was one of the biggest dairy farms in Derbyshire. Now however, it is run as an arable farm. The farm is easily located and because we are so central, you can get to various parts of the country really easily which also means you can have a touch of the rural qualities without being off the beaten track. Very accessible to the M1 and M6, and yet you can be in the Peak District within 10 minutes drive.”
Activity and Interests
East Midlands Airport is approximately 20 minutes drive from the farm, just off the A50 and Junction 5. The M1 is south of the farm, junction 24, and access from the M6, junction 15 is west and approximately 30 minutes drive. Hatton & Tutbury train station is a 5 minute drive. There is a fairly decent bus service V1 that stops almost at the bottom of the farm drive every hour. It is recommended that guests have use of a car.
The farm drive is approximately a quarter of a mile long, but it is flat, so walking into the village is a pleasant walk, and to get a morning paper would probably take you about 10 minutes. Tutbury is 3.5 miles. Uttoxeter is 6 miles and is well known for its race course. Castle Donington race track is approx 15/20 mins drive just off the A50. We are in easy reach of The National Trust properties - Kedleston Hall (approx 9 miles) Sudbury Hall (approx 4 miles) and Calke Abbey (approx 15 mile
There is an excellent selection of shops in the village, which include a post office/off licence, Tesco Express, Aldi, Chemist, Doctors Surgery, Optician, Beautician, Hair Dressers, and a variety of takeaways. There are some great food pubs not far from the farm. The Talbot in the village doesn't serve food, but has guest beers.

Bookings can be taken over the phone or via email. Deposits are required for weekend short break/week holidays in The Duck House. For Bed and Breakfast, bookings there is no minimum stay required, but a card number is required to secure the booking please or a deposit made via internet banking.
Changeover days are very flexible, and we strive to fit in with guests who can't necessarily do certain days. Please mention this when booking.
Notes on prices:
The Lavender Patch Bed and Breakfast prices are from £45.00 to £52.50 per person per night - double occupancy. Single occupancy is from £68.00 - £78.00 per night.
The Duck House IS AVAILABLE for ONE NIGHT STAYS, from £105.00 per night. Weekend short breaks from £235.00 for three nights and £250.00 for seven nights. Sheets and towels are included. Breakfast hampers can be provided either continental or full English. Prices range from £15.00 to £25.00 for two people.

“Incredibly private accommodation and not overlooked at all. The property offers open field views and there is a small enclosed verandah with tables and chairs for guests to use. The lake during the summer months is wonderful, and offers some superb coarse fishing, or if you are feeling a little more keen, open water swimming is allowed. The lake is only a very short walk away from the cottage - literally 100 metres. There is also a lockable shed for bicycles and fishing equipment. The verandah is dog proof and has a gated entrance onto it. The garden is also fenced with a gated entrance onto the cottage driveway.”

- The bathroom boasts the most wonderful double ended roll top bath. Double sinks, WC and a huge walk in shower with an electric shower unit. Heated towel rails are located next to the shower and the bath. Extra large bath towels are provided along with a hand towel and flannels. Dressing gowns are also provided.

- Wonderfully large bedroom - approximately 20ft x 30ft long. Exposed beams with vaulted ceilings set off this magnificent bedroom. Huge amounts of space with windows on both sides of the bedroom and two dorma windows in the roof allowing a wonderful amount of light in. (The dorma windows have blinds for guests to close in the evening). Sumptuous sleigh bed style super king size bed and bedside tables either side with glass lamps. An ottoman sits at the base of the bed and there is also a pine set of draws/dresser for further storage with a mirror above. The hairdryer is stored in the top draw. Two easy chairs sit either side of a coffee table which houses a flat screen TV and a large tea tray. There is a small room off the bedroom which holds a large wardrobe and also a small fridge which sits on a table allowing easy access. There is a split level landing before reaching the bathroom.

- This is the perfect place for guests who relish privacy. The accommodation is accessed by a door, which only guests use, which leads into a private hall. The sitting room is located just to the left of the back door, and the bedroom is located directly above it, which is accessed by a private staircase. This is the only guest accommodation in the farmhouse. The farm boasts the most wonderful lake (approx 5.5 acres in size) which guests are allowed to use for open water swimming during the summer months. It also holds a good selection of coarse fish.
