Stream Cottage is on the lane side and is a small detached property. It has a private patio area with garden furniture and parking for 1-2 cars within the curtilage of the property. There is a fully fitted kitchen with fridge/freezer, dishwasher, washing machine, microwave oven and built in electric oven with gas hob. The living room has a table for 4 with comfortable settee and armchair and LCD TV. There are 2 bedrooms, one on the ground floor with king size bed and one on the upper floor with 2 single beds. The bathroom has a large enclosed shower with WC, wash hand basin and shaver point. The cottage is well equipped and has plenty of storage space
The Hayloft is a semi-detached property with spacious and tastefully appointed accommodation, ideal for family gatherings or group reunions. Stream Cottage is a small detached property suitable for one family occupation. The properties are situated in a valley overlooking fields and woodland, just off the southern edge of beautiful Exmoor. The Hayloft overlooks the pond and there is a fenced patio area to keep small children safe with picnic tables and benches. Stream Cottage also has a patio area with garden furniture. All bedding and towels (one large and one hand towel per person per week) are provided. Also toilet paper, dishwasher tablets, tea towels, washing up liquid and a welcome pack on arrival.
We have made our home here in North Devon since 1993 when we started converting the range of barns which we now call Flitton Oak Barns. We had been visiting North Devon for summer holidays with our children since the late 1970s and fell in love with the area. The barn conversions (4 properties in all) took just over 10 years to complete. We live on site and are consequently available to guests should problems arise or information is required.

The first time we saw the barns it was pouring with rain, the barns were almost derelict, but we loved the stone work and the view across the valley. The location is rural but within easy reach of all amenities
Visitors can enjoy the peaceful area surrounded by green fields. Within the Hayloft the rooms are spacious, comfortable and well equipped. Stream Cottage although much smaller is as comfortable and well equipped.
Booking forms sent out after enquiry received. Half of the agreed price required when booking forms returned. Final balance due 6 weeks before the holiday is due to start.
Note: Friday is changeover day for weeks during high season. Out of season can possibly be more flexible
Changeover day normally on a Saturday for the Hayloft and a Friday for Stream Cottage, but fairly flexible if both properties rented by same party, and particularly out of high season

Just returned from our second stay in the 2 bedroom property. It felt as though we had gone back home not just a holiday. A warm welcome from the owners Ian and Diane and with an excellent choice in wine from Ian. This property sleeps 4 easily, there was only 2 of us(and dogs) so we had plenty of room and we never needed to use the upstairs bedroom. The cottage is very clean and well maintained. The owners are on hand in case of any questions. A large kitchen with modern appliances and a dinning area in the living room with ample seating. In 3 acres of land just nice for a short walk around the duck pond! A 10 minute drive to town with shops and supermarket. A very very good place to stay, we will be returning.
Having recently stayed in this clean and comfortable cottage I can honestly say it was well worth the money. Although it was just my husband and I staying there, the property is big enough to sleep 4. The owners were very welcoming and the cream tea was a lovely addition after a long and tiring journey. Location is ideal for exploring North Devon and so very peaceful. Only down side was the weather but that was something we had no power over. Our favourite pub for a good Sunday lunch was the Stags Head Inn in Filleigh just a ten minute drive away. Sainsbury's in South Molton is adequate for normal needs and Barnstaple is not that far away. So all in all a most enjoyable stay. We would recommend this property to others and stay again if we ever want to explore North Devon in the future.
We have recently returned from a wonderful week in Stream cottage, It is a beautiful barn, with all the modern conveniences, spacious and easily sleeps 4 people. It provided a base for us to explore all the local beaches and it is only a couple of miles and you are in Exmoor National Park, with beautiful scenery, I would highly recommend this spotlessly clean,warm and comfortable cottage.
WOW, where to start! The owners, Ian and Diane are the nicest most pleasant couple you could wish to meet. Nothing is too much trouble for them and they are welcoming and laid back (especially when 1 of our Greyhounds ran into their home and ran around till we got him out), and they have a good taste in music (and wine). The property is a luxury converted barn with 2 bedrooms sleeps 4 very easy. The kitchen is large and the amenities are new and modern. The extensive grounds are superb for wandering around with dogs and longer walks are nearby. This place is near farmland but there is no noise except for the sheep in nearby fields and the occasional quack from the ducks on the pond, plenty of rabbits about in the grounds. Scones, jam, cream and wine waiting for us on arrival what more could you want. We would have returned in September but it is booked for the week we require that is how much we enjoyed our stay. Just for that short holiday period you can live the dream. The best place we have stayed in Devon. Ian
We are just at the end of a 5 day stay in Stream Cottage and loved it so much that I had to write a review before it gets forgotten. If you appreciate quiet, rural hideaways, in a beautiful setting with some lovely country walking around it, then this is the place for you! The barns are next to a farm, but it was very quiet apart from the occasional bleatings of the sheep and mooing from the cows.
We were within 2 miles of a village, 4 miles of a town if we needed provisions and had some beautiful drives out across Exmoor to get to Lynton and Lynmouth, Dunster and the Tarr steps. We travelled to Clovelly easily and visited some lovely villages and seaside villages. A perfect holiday! The cottage had everything we needed and we much appreciated the beautiful grounds it is in. We also appreciated the thoughtful gift of wine, scones, local jam and clotted cream that were here on our arrival. The cottage had everything we needed and would house a family of 4 easily. A perfect relaxing break from work, I will definitely be recommending to others.
