Stream Cottage Sleeps 4 (2 Bedrooms)

Stream Cottage is on the lane side and is a small detached property. It has a private patio area with garden furniture and parking for 1-2 cars within the curtilage of the property. There is a fully fitted kitchen with fridge/freezer, dishwasher, washing machine, microwave oven and built in electric oven with gas hob. The living room has a table for 4 with comfortable settee and armchair and LCD TV. There are 2 bedrooms, one on the ground floor with king size bed and one on the upper floor with 2 single beds. The bathroom has a large enclosed shower with WC, wash hand basin and shaver point. The cottage is well equipped and has plenty of storage space

The Hayloft is a semi-detached property with spacious and tastefully appointed accommodation, ideal for family gatherings or group reunions. Stream Cottage is a small detached property suitable for one family occupation. The properties are situated in a valley overlooking fields and woodland, just off the southern edge of beautiful Exmoor. The Hayloft overlooks the pond and there is a fenced patio area to keep small children safe with picnic tables and benches. Stream Cottage also has a patio area with garden furniture. All bedding and towels (one large and one hand towel per person per week) are provided. Also toilet paper, dishwasher tablets, tea towels, washing up liquid and a welcome pack on arrival.

About D BROOKES

We have made our home here in North Devon since 1993 when we started converting the range of barns which we now call Flitton Oak Barns. We had been visiting North Devon for summer holidays with our children since the late 1970s and fell in love with the area. The barn conversions (4 properties in all) took just over 10 years to complete. We live on site and are consequently available to guests should problems arise or information is required.

Why D BROOKES chose South Molton

The first time we saw the barns it was pouring with rain, the barns were almost derelict, but we loved the stone work and the view across the valley. The location is rural but within easy reach of all amenities

What makes this barn unique

Visitors can enjoy the peaceful area surrounded by green fields. Within the Hayloft the rooms are spacious, comfortable and well equipped. Stream Cottage although much smaller is as comfortable and well equipped.

Notes

Booking Notes:
Booking forms sent out after enquiry received. Half of the agreed price required when booking forms returned. Final balance due 6 weeks before the holiday is due to start.
Note: Friday is changeover day for weeks during high season. Out of season can possibly be more flexible
Changeover Day:
Changeover day normally on a Saturday for the Hayloft and a Friday for Stream Cottage, but fairly flexible if both properties rented by same party, and particularly out of high season

Notes on prices:
Prices can be negotiated for smaller numbers or if visitors provide own towels.
3 night break out of high season for the Hayloft costs £440 and for Stream Cottage £150

Notes on accommodation: We can provide 1 travel cot, (bedding for cots not provided) and 1 high-chair. The Hayloft has zip n link beds in two of the bedrooms, thus facilitating 4 single beds or 2 super kings. Not suitable for groups of 11 adults but may be suitable for 8-9 adults presuming some couples in party The upper bedroom of Stream Cottage is in the eaves, so care must be taken not to bump your head! Both properties have oil fired central heating. Outside: Extensive communal grounds with pond and stream. The Hayloft has a fenced patio area. Stream Cottage has a patio area. Barbecues are available together with outdoor tables, benches and chairs.

Tranquil, comfortable in a beautiful setting

Far more spacious than I had expected with the kids bedroom safely out of the way upstairs. Lovely cream tea. Well stocked and the beds were soo comfortable. Really easy to get to as well - not far off the main road, but feels like it is truly in the middle of nowhere. The boys loved the spacious gardens with the large pond and we were able to watch the farmer herding his sheep in the evening sun. Great spot for exploring Exmoor and beautiful journey across the moor to the coast. Would go again!

An ideal base to explore one of England's most beautiful counties

We spent a few nights here visiting family in North Devon so we could introduce our baby boy to his relatives.

The setting is idyllic - the property is nestled in Devon's rolling hills amidst meadows filled with grazing newborn lambs. A stream gently flows at the foot of the spacious and picturesque garden.

Inside, the converted barn is very tastefully decorated in a style perfectly in keeping with the rural setting, whilst providing all the essential conveniences of modern life.

Diane was very welcoming and the perfect, unobtrusive host.

We would highly recommend this property to any couple or family looking to get away from it all and we hope to come back soon for a longer stay.

Attractive, well equipped cottage in beautiful gardens

Stream Cottage is comfortable, spacious, well-equipped and immaculately clean . There are many good things to do nearby such as walking on Exmoor, Exmoor Zoo, the Lynton-Barnstable steam railway, beaches, and Arlington Court National Trust property. The gardens that surround the property are delightful, especially with the little stream that flows through them and the numerous bridges over it, although care must be taken with very young ones. The owner lives next door and is attentive but unobtrusive.
