Ferry House is located on a very quiet section of riverside road hugging the Exe Estuary in the pretty village of Topsham just outside Exeter. It's an ideal location with easy access to riverside activities, Devon seaside, and the attractive, historic city of Exeter. Wake up in the morning and you will drink in beautiful views across the river to the floating grasslands beyond. Pop across the road to the waterfront garden to enjoy your morning coffee and then stretch your legs to pick up a few items from the village shops before returning for a healthy breakfast. Then call across to the Ferryman (in season) who will be waiting to take you across the river on his little ferryboat. There are some super walks on either side of the river. Or walk up to the centre of the village and take a bus or train into Exeter to enjoy first class shopping, eating and the benefits of a thriving city. Enjoy one of Topsham's fine dining experiences. Then home for drinks at the Passage Inn.

About the Owner

My wife and I spent our wedding day with friends and family at a Spanish restaurant in the village of Topsham before taking the ferry across the Exe Estuary to the wonderful Turf Locks hotel where we spent our wedding night. We have returned regularly over the years and when we spotted Ferry House for sale and took our kids down to see it we fell in love all over again. Ferry House is a wonderful place to be, whether you are cutting the grass in anticipation of visitors, eating the best fish and chips we've ever tasted (available from Darts Farm just up the road form the house), or popping out for a paddle launching from the ferry pontoon across the road, this house makes life feel good. We look forward to welcoming you to our wonderful house.

We can't praise Ferry House highly enough, the house is lovely, light, airy, modern and well equipped, but warm cosy and comfortable too. We just loved sitting looking out of the large bay window in the bedroom, watching the river and the birds. The location is perfect. If you like cycling, walking, birdwatching like we do you couldn't ask for a better spot! We didn't use the car all week which was nice too. Topsham is a super village, which has everything you need, interesting shops and lots of choice for eating out, plus train station too. Perfect!

Ferry House - The Perfect Location

We are a family of 4 - we had a fantastic week at Ferry House in August 2014, and have booked again for another week next summer. We all loved the house, the beds are amazingly comfy, the kitchen is fully equipped with everything you could want and more. Ferry House is well designed and the décor/furnishings are lovely. The welcome 'treats' and card were very welcome after a long journey. Ferry House is located on the rive Exe with fantastic views over the river and open countryside, we loved 'chilling out' on an evening with a glass of wine in the garden. The parking space with the house is a real bonus. Ferry House is ideally located for family holidays - the kids loved the open-air swimming pool, and we went cycling, caving, canoeing, walking, pony trekking. There are some fantastic beaches and the local train service is brilliant, meaning you can leave the car behind. Topsham is a great village, with excellent restaurants and pubs, people were very friendly.

Perfect Location

The property was spotless and extremely well-equipped. It's in the heart of Topsham, so shops, pubs and restaurants are all in walking distance. We liked sitting in the first floor bay window and looking out across the estuary. Ferry House is right on the river. Topsham is a good location for seeing the rest of Devon. Handy for Exeter or the beach at Exmouth and an easy drive to Torbay or Dartmoor. If you don't want to park in Exeter, Topsham station is 5 minutes away with direct trains to Exeter Central. Off-street parking at Ferry House could probably take as many as four cars, as long as they're not too wide. The parking is for experts!

We're already planning our next trip.

Ferry House, Topsham

A first class property in an unrivalled location right on the Exe estuary,

this two-bedroomed house has everything you need. It is so close to pubs, restaurants and delightful walks. Of particular interest is the ease of spotting waders and other birds both from the windows and from the garden which fronts the river.

The owners are well organised and ensure you have a pleasant and trouble-free stay.

Ferry House Topsham

Lovely house and location. Well equipped (just one minor gripe - we could have done with a few more mugs!!) and all clean and tidy as you might expect. Very relaxing to sit upstairs admiring the river view. Nice to have a few basic supplies left to start with. Very handy having parking at the house as otherwise parking at a premium in Topsham; 1 min to the nearest pub, 3 mins to the Co-op for supplies. Super cheese shop and butchers in Topsham and plenty of places to eat, although some are pricey. Loads to do in the area, we didnt manage to fit everything in we wanted to do so will have to come back. Owners very helpful with info and booking straightforward. We would recommend for sure.

Ferry House is in an absolutely fabulous location. It was a holiday home when we purchased it and had received many very satisfied visitors. Having thoroughly tested the house ourselves we are confident that visitors will be very happy with the house, the location, the facilities, and Topsham itself. The attraction of being at the water's edge is obvious - the views from the lounge and main bedroom are wonderful whatever the weather - and this is a perfect location from which to explore lovely Topsham itself, Exeter and Devon. Topsham is a tiny village, but it is very attractive and full of interesting things to do and see, to buy and to eat. We really think you will be delighted with the setting and with the facilities.

Whether you are watching yachts drifting by, ducks waddling aimlessly up the ferry pontoon or Mike the Ferry man going about the daily business of taking walkers back and forth across the river Exe on his little ferry boat, you can't fail to find the views from Ferry House serene. And at the end of a busy day of walking, visiting Exeter, or sea-siding at nearby Exmouth or Dawlish you will likely be drawn to one of Topsham's super restaurants. You are probably going to to end the day with a glass of something pleasant in your hand, served up by the charming Passage House Inn just a few doors away - either sitting in the pub garden or in the garden house at Ferry House. Topsham is a rather special place. And Ferry House is a very special place to spend a week.
