Large Spacious Farmhouse near Bury St Edmunds - perfect for family gatherings, reunions, civilised hen parties & wedding accommodation

Our beautiful, comfortable, spacious and unusual Grade 2 listed Tudor Farmhouse, is just 10 minutes from the centre of Bury St Edmunds. Whether it is for reunions and gatherings for friends, families, cyclists, walkers, bird watchers, or civilised hen parties then Nowton Lodge Farm is the perfect setting, (also see our own site). We have a large living space for groups to celebrate together and a separate drawing room overlooking the garden if you require downtime. Plenty of wildlife can be seen in the grounds from owls to woodpeckers, even muntjac and stoats if you are quiet. Situated in the heart of the Suffolk countryside in a Protected Landscape Area opposite the 200 acre Nowton Park we are set away from the road in grounds of an acre with plenty of parking and it is just a 4 mile taxi journey to Bury St Edmunds train station for our guests traveling up from London by train.

About Gary Keens

We have owned Nowton Lodge Farm since 2007, and in that time have completely restored it, and have been successfully renting it out as a fantastic and friendly large holiday home since 2012. It is our only holiday home and we manage everything ourselves from the bookings to the laundry and cleaning. Kay & Gary.

Long before cars it was the nightly stopover for the Colchester to Norwich leg of the London to Norwich coach, passengers staying in the Lodge Inn with the Coach House for the coach man, so has been welcoming guests for hundreds of years. It was once owned by Gainsborough Dupont, nephew of Thomas Gainsborough - unfortunately no masterpieces were found in the attic! Nowton Lodge Farm is situated in the village of Nowton, opposite the village pond and opposite Nowton Park in a protected landscape area. Bury St Edmunds is approximately 2 miles away, Newmarket 19 miles, Cambridge 31 miles, Nowich 44 miles and London just 83 miles. The historic cathedral town of Bury St Edmunds offers an excellent range of amenities plus extensive shopping and leisure facilities.

A gorgeous farmhouse located the near picturesque Bury St Edmunds, and the beautiful Nowton Park just minutes away. We spent a week during the summer holidays in Nowton Lodge farmhouse - the large, historic property is surrounded by beautiful grounds and was perfect for our family and children. With local attractions and the town a sort distance away makes this holiday home the perfect place to stay. We will definitely be visiting again next year! The owners were really helpful ahead of our stay and were always happy to respond to any queries we had during our holiday - a very welcoming feeling. Thanks Gary & Kay for a truly memorable stay!

Just to let you know we enjoyed our stay at Nowton Lodge Farm it was a great place for a family gathering and our 95 year old mum really enjoyed her stay.

We really enjoyed staying in the farmhouse and I especially loved seeing the horses everyday - and the two fabulous cockerels who seemed to know the moment we were up and about.

  • Description of sleeping capacity: Sleeps 16 (6 Upstairs Bedrooms plus the ground floor office converted to a single Bedroom) Notes on bedrooms: With 6 large double bedrooms and 1 ground floor single bedroom we comfortably sleep 13; 4 of the bedrooms have double beds and 1 has two single beds and 1 has 3 single beds. We have 2 single beds in storage that can be placed into Bedroom 1 by agreement in advance for a supplementary fee to make in a quad. We only make up 13 beds by default unless you pay the supplementary fee for 14-16 guests.

Beautiful old house, plenty of space, well equipped, great location

We spent the recent bank holiday at Nowton Lodge with 12 adults, 3 children and 3 babies. The house was well equipped and had plenty of room. We were especially lucky with hot weather all weekend which meant we could really make the most of the large and beautiful garden. We also loved the inquisitive horse who kept coming to look over the fence!

Nowton Park is well worth a visit and is easily accessible from the house, with a gateway almost immediately opposite the driveway. Delicious ice creams in the cafe there.

We had a wonderful time here and would thoroughly recommend it.

Disappointing & dangerous

Good Welcome Pack, clean beds & bathrooms, lovely setting but no WiFi or telephone reception for whole 3 days; very inconvenient. The Aga wasn't working/on although it's supposed to be on all the time & although I tried on many occasions to contact Kay & Gary on the numbers in the book, including the landline, no one got back to us. No Aga made it a nightmare to cook a 4 course celebratory meal for 14 as planned as the modern cooker is standard oven size but split into 2 (one's a grill) so very small. It spoilt a long planned & very special occasion. Also what would happen if there was a burst pipe or other domestic emergency? We were happy to speak to the owners at the time to try to resolve the problems but couldn't.

Also we were amazed that there is only one shower in the property - for 16 people! I foolishly assumed that where bathrooms were indicated there would at least be a shower attachment over the bath in addition to the marked shower room which is literally a shower in a room so people in the central bedroom have to either go through a double bedroom to get to the lavatory half way down one staircase or access the ground floor cloakroom down the other stairs. Everyone on the second floor has to either go through the double bedroom - fine if it's your children.- or go right down to the ground floor.

Far worst though is that there are 2 carbon monoxide monitors in the kitchen & boiler room but no fire

alarms, fire doors or instructions of how to get out if there's a fire, & we only found the 2 fire extinguishers tucked away on Sunday evening. If you were in a second floor room you could easily be trapped by fire as the central bedroom is locked so if one staircase is inaccessible you can't go through to the other one.

We didn't use the second floor bedroom with three beds in it because it must contravene every health & safety rule in the book. The spiral staircase is so tight that there is only the smallest of tread for your feet on some of the steps, there is no hand rail for half of the staircase & no stair gate although the top of the stairs to the first floor is almost a vertical drop. I had planned for my son, his pregnant wife & my three year old grandson to have that room but it was obvious that it was totally unsuitable & we ended up taking the mattresses from there & putting them downstairs.

We would have talked to the owners about these issues but having had no response to our (polite) messages I've decided to pursue matters myself.

Very comfortable and ideal for family get together

We spent a long weekend here with my extended family and really enjoyed it. It was cosy but there was room to spread out a bit, and we found the house to be ideal.

Perfect large group getawayÀ

After a really easy journey travelling from Essex. House looked lovely and in beautiful grounds. On arrival inside was equally as nice. Rooms were large and felt like the rooms went on and on. Each room was clean and well equipped. The welcome basket was a lovely touch also. Everything we needed was supplied.The piano and log fires added a great touch.Great stay highly recommend and hope to come back very soon. Thank u to lay for making booking and communications so easy. Will definitely be back.thank u very much

Changeover Day:
Our preferred changeover day is Friday. Apart from some Christmas / New Year bookings depending on when Christmas falls we do not offer Saturday to Saturday as that affects 2 weekends in a row and 60% of our bookings are long weekends.

Notes on prices:
We require a £500 deposit to secure your booking. We charge a refundable £200 security deposit.

Manager's Cancellation Policy

  • 50% refund for cancellations more than 7 days before check-in date.
  • 100% refund for cancellations more than 14 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
