About the property

Mill House 3km from Bastide town of Villereal, Lot et Garonne and only 6 km from the Dordogne region

Moulin de Lagrosse is 16th century water mill set alongside a quiet lane with a beautiful setting alongside the River Dropt. The Mill House is one of two gites available for rental, there is also The Granary (Property Ref. 1908402) which can sleep 5-6 people. The bastide town of Villereal is only 5 minutes drive and we are situated only 6km from the Dordogne region or for those more energetic you can cycle with its fascinating history, beautiful church and many small shops in the arcades selling local produce and also to sample the local produce markets (all year round) and night markets in the summer months (Jul-Aug). Moulin de Lagrosse is set in 7 acres of land and the Mill House provides a comfortable accommodation including an open plan lounge/dining room with log burner (logs available in winter months), Large screen TV with satellite TV channels. The kitchen overlooks the river and is fully equipped for all your requirements including a picnic hamper/frozen food box if you want to take yourself away for the day to explore the area. The conservatory overlooks the rear garden and river views with additional seating area where you can watch the many birds, ducks and the occasional deer running in the fields. There is a 10 x 5 metre shared swimming pool with terraces overlooking the river and mill house to relax and unwind and listen to the many birds singing all day. There is reading material and games if required and also a small fridge for your use. There are 3 double bedrooms with storage, 1 x double bedroom with ensuite shower room overlooking the rear garden and river, 1 x double bedroom with storage overlooking the river and 1 x twin room with storage overlooking the front of the Mill House. All bed linen and towels including pool towels are included for your stay. The bathroom provides a bath and are a separate shower and there is a separate toilet. There is off road parking for two cars at the side of the mill house. The towns of Castillonnes, Issigeac, Monflanquin, Monpazier are just a short drive with its markets and night markets (Jul/Aug). The property is a short drive (25 minutes) from Bergerac airport and 1hr 30 minutes from Bordeaux airport with regular flights with Ryanair and Flybe. Car hire is essential to take in all the sights and history of the area which is available at all airports. As the property sits alongside the river it makes an ideal setting for those keen anglers and wildlife enthusiasts. A welcome hamper is provided when you arrive with some basic essentials for you to enjoy your first night staying with us at Moulin De Lagrosse.

Please note both The Mill House and The Granary can be rented as one unit which can sleep 12 people. There is an interconnecting door between the two houses which can be opened to provided one house.

Please also note the owners live on site in a separate bungalow and are available for all your needs.

My husband and I decided to move to France in 2008 leaving the bustling lives we had in the UK and relocating permanently to the lovely area of Lot et Garonne. An area we fell in love with after spending time here on holiday. We always wanted a holiday home but never dreamt of owning a water mill in this lovely part of the region in France. The water mill is very tranquil, in a beautiful location and we know we are very lucky to have found such a beautiful place to live. Our aim is to make your holiday enjoyable and relaxing and we will endeavour to meet any personal needs as required.

Why Sally Ann Bailey chose Lot-et-Garonne

My husband and I bought the water mill in 2008 after semi-retiring to the beautiful area of lot et Garonne. We fell in love with the mill the first time we saw it in 2008 and have spent time lovingly restoring the water mill and trying to retain some of the individual features the water mill has to offer for clients. The location of the mill is beautiful with the River Dropt running beneath the mill with lovely views watching the wildlife every day and feeding the ducks.

What makes this house unique

This is an ideal location for those budding fisherman out there as the property is on the river Dropt, we also have a large lake with many varieties of fish including pike, xanda, carp, roach, perch and bream and catfish or just take time to relax and soak up the atmosphere. The gardens overlooking the river are very peaceful and tranquil to sit and relax and also the swimming pool again sits beside the river and is very peaceful and relaxing listening to the birds and wildlife. We love the peace and tranquillity living here and would not want to live anywhere else.

Please note: The Mill House is one of two gites available for renting at Moulin De Lagrosse. (See also The Granary - Ref. 1908402). There is an inter-connecting door available between The Granary and The Mill House which can be opened to accommodate clients requiring access to both gites if renting both The Granary ad The Mill House. The owners advise that children should be supervised at all times and care should be taken by all clients near to the waters edge Please note: during months where logs may be required for the wood burner they can be made available at a cost of 30 Euro per week There is a terraced area leading from the conservatory with outdoor furniture including parasols. There is a barbecue area with lovely views over the river. There is private parking available at the side of the property for two small cars. Bikes are available for use for adults and children if required. The owners live on site so any further cleaning service can be arranged (additional cost) and any other requirements. The Mill House will be fully cleaned prior to your arrival. A large conservatory with further comfortable seating overlooking the river and ngardens. Board games and various other outdoor games available together with reading material.

Exceeded all our expectactions.Beautiful gite,spacious(plenty of room for 5 of us) & very well presented.Lovely garden to relax in, with stream ,in which kids can fish,running through it.New swimming pool loved by kids.Owners very friendly & helpful.Beautiful & interesting area.Lots to do & see.Only disappointment was having to return home after a blissful fortnight.

Super summer holiday

The Mill was everything we expected from the description and more. Sally and Wayne could not have been more helpful or welcoming. The house and garden were so comfortable it became our home for the week. The nearby towns were not overly busy but still offered lots to do- and the food and drink were of course excellent. There is so much to do in the area that we will be going back for another visit soon, and we can't wait.

A peaceful haven

It was everything as described in the literature, the owners were lovely people who made us feel very welcome. The facilities were first class and the whole house was extremely clean. It was ideal for us being on one level as we are rather elderly but plenty of space for our daughter and son-in-law and our teenage grand-daughter. The setting by the river was so peaceful where we had a number of BBQ's. We visited various towns in the locality where there were good cafes and restaurants. We found plenty of places to explore some of which we could sit and look at the scenery while the younger members of our family were more energetic. The owners provided us with everything we needed and more and we would not hesitate to recommend this property for anyone wishing for a thoroughly enjoyable holiday. Many, many thanks.

The small town of Lougratte is 15 mins drive away which has its own lake with a sandy beach, waterslide, playground, snack bar and picnic tables. There is also a small beach on the Dordogne river at Limeuil which is a 40 min drive where there are stunning views over the river and you can also find bars and restaurants and canoe hire is also available.

Travel:

Ryanair, easyjet and flybe all provide direct flights from many UK airports to Bergerac, Toulouse, Bordeaux and Limoges.

We are a 30 min drive from Bergerac airport, approx. 2hrs drive from Toulouse/Bordeaux, approx. 2.30 hours drive from Limoges.

Car hire is essential due to the rural location of the mill and is available at all airports.

Calais ferry port is an approximately a 10 hour drive

Caen ferry port is approximately a 6 hour drive

St Malo is approximately a 6 hour drive

Distances:

Villereal - 5km with large supermarket, washing machine, boulangerie, post office, tourist information, bank, pharmacy, restaurants and bars.

Castillonnes - 13km with a cinema with films in english and a large swimming pool.

Monpazier - 20km - beautiful bastide town, restaurants, shops and bars

Issigeac - 20km - historic bastide town, restaurants, shops, bars and markets.

Bergerac - 30km - old and new town with plenty of shops, restaurants, bars, see the statue of Cyrano Bergerac in the squ

Further Details:

The nearest village of Villereal is 5km which has a large hyper supermarket, boulangerie, post office, tourist information, banks, pharmacy and restaurants and bars. Market days are normally every Saturday morning, during the summer months (Jul/Aug) there is an additional market day on Wednesday mornings. Also during the summer months you can enjoy the weekly night market held every Monday evening tasting local producers and wines.

There are other villages which hold weekly night markets to taste the local wines and produces of the area including Montaut, Monflanquin, Duras, Eymet and loads more.

There are plenty of Chateaus to visit including Chateau Biron (18km), Chateau Monbazillac (nr Bergerac - 30km)

There are many beautiful and pretty villages to explore steeped in history in the Dordogne and lot et Garonne area.

Canoeing is available for the more adventurous along the Dordogne river.

There are plenty of wine tasting caves to taste and explore near to Bergerac.

Booking Notes:

Changeover Day:
Changeover day is a Saturday in High season. In low or mid season some flexibility will be considered and a pro-rate adjustment will be made. Accommodation will be available from 4pm on arrival date and must be vacated by 10am on day of departure.
