'Eclipse' is amongst the premier holiday cottages along the Sussex coast, the cottage has been beautifully restored to a very high standard and is set in a stunning coastal location in the pretty seaside village of Rottingdean, situated just a few miles from the vibrant city of Brighton. The cottage has truly wonderful views of the sea, the village and the Sussex South Downs including the iconic historic Rottingdean windmill. The cottage sleeps up to 8 people with 2 double and 2 twin rooms bedrooms, the doubles have King size beds and the twins full adult single size beds. Its an ideal holiday home for families. with 2 bedrooms and a bathroom on each floor. Each bedroom has its own digital TV/radio DVD player. The main 'wow factor' of the cottage is the open plan kitchen/dining area and all glass sun lounge which enjoys fantastic views leading out onto a decked terrace. There is a fully enclosed garden , ideal for dog owners and off road parking for up to 4 cars is a real bonus and you can walk into the picturesque village of Rottingdean in 2 minutes with its beach, interesting shops, great gastro pubs, and beautiful duck pond alongside Kippling's gardens.

About The Owner

Myself (Mike) and my wife Yvonne are now both retired and we really enjoy being able to share our home with our guests. Its been a real pleasure letting the cottage as a holiday let and we have met some wonderful people, some who return year after year. Why The Owner chose East Sussex

As soon as saw this house when it came onto the market I knew it would make a fantastic holiday home with its amazing views and location in the picturesque village of Rottingdean. The house has taken over 12 months to restore and is being offered for rent as a holiday let for the first time in 2014. I would be delighted to have you as our guests in what we hope will be a truly premier holiday cottage.

What makes this cottage unique

What made us have to buy the cottage was its stunning views, the house is undoubtedly in one of the best locations in Rottingdean. And Rottingdean itself is a beautiful seaside village, the village itself is in a conservation area and is a wonderful place to explore its interesting shops and its many tea rooms and great pubs and restaurants.

Location

Coast/Beach:

Rottingdean is a beautiful historic seaside town which dates back to the 1500 's when smugglers were common place in the area. It has a nice beach with a life guard in the summer months and has its own promenade walk all the way to Brighton.

It is also is the home of author Rudyard Kippling famous for the Jungle Book and you can visit the Kippling gardens located in the centre of the village. The village is a conservation area and has its own duck pond.

Notes on accommodation: As the house is located in a quiet residential it is not suitable for groups of young adults. The house is south facing so sun shines into the house and garden all day! Outside: Lovely enclosed garden at rear of the cottage and off-street parking at the front for up to 4 cars. Utility Room: Washing machine and tumble dryer available for guests use. Cleaning / Towels / Linen / Maid service: All bed linen and towels are included. Other: A separate living room with iconic Smeg fire and 40 inch TV which leads out to the decked terrace.

Brilliant location

We all agreed that this house was in a brilliant location, very close to the lovely old centre of Rottingdean with its pub/restaurants & coffee shops. We had 3 generations staying from 91 years to 33years & it suited us all. 2 good sized bedrooms on the main floor & shower room which suited mother(91) very well as no stairs to climb & large master & good sized double upstairs with a bathroom. The fabulous view from the kitchen/ diner was great overlooking the sea & beyond to Brighton. Big positive was the balcony with table & chairs which had the same view. The house was clean & bright with contemporary furnishings, comfortable beds, good quality bed linen & powerful showers. All mod cons & very well equipped kitchen. The location was spot on with a very regular bus service into Brighton & bus stop 5 minutes walk from the house & the beach easily accessible at Rottingdean. The driveway can fit 3 cars, but one needs to be moved to let the others out. Not a problem for us, or you could park on the road as no restrictions.

Communication with the owner excellent. We recommend the house, the location & the whole area in general & would have no hesitation in returning

Modern house in great location, superb views

We holidayed here for a week in July to attend a family wedding. The house is immaculate and on entering we did not expect the fantastic views of the ocean and the Rottingdean windmill. The house is in a great location, short walk into Rottindean centre and beach. We would definitely return.

A wonderful stay

We used 'Eclipse' to accommodate a group of professional singers performing locally; they all agreed it was the nicest place they'd ever stayed for work! Lovely views, great facilities and a homely environment.

Mike was a brilliant communicator - keeping us informed throughout the booking process. Would recommend to anyone.

Booking Notes:
The payment process is direct with the owners Mike and Yvonne Brown as we prefer to manage the whole booking process directly with our guests -the preferred payment process is by bank transfer (BACS) although we do also accept payment by cheques and Paypal - please feel free to contact the owners if you wish to discuss on either landline 01737357026 or mobile 07931391291.
A deposit of 20% is required at time of booking with the balance due 8 weeks before arrival. A security deposit will also be charged of £150 which will be refunded within 5 working days of departure subject to a satisfactory post stay inspection.

Changeover Day:
Sat to Sat but will consider other days.

Notes on prices:
Prices range from £995 - £1895 per week. Please note the above rates are per week for up to 6 people for the 7th and 8th person a rate of £20 per guest per night applies. Discounts are provided for bookings over 2 weeks.

  • 100% refund for cancellations more than 60 days before check-in date.
